We are a small B & B with two bedrooms, both fully en-suite with full use of the garden. Brenda and Paul enjoy the time spent with their guests and get great satisfaction when they have been pleased with their stay. We were recently awarded 4 stars by the Visit Britain quality scheme.
We were fortunate in booking the very last week of the season at Iden Coach House. After a problematic attempt at booking via an unknown online agency, a direct call to the owner gave me an instant booking and a very reasonable discount. The location is very good, just a mile or two outside Rye with a local convenience store and pub a short walk and several very good restaurants within a short drive. Our room was the Cottage Room that was satisfactory, but for it being up a narrow flight of stairs, with the shower room/toilet downstairs - meaning middle-of-the-night visits were just a bit tricky for us oldies. It's a very nicely appointed room in the roof, but one must watch one's head when going to the chest of drawers. I think relocating by 90degrees would resolve it..Next time, we'll book the ground floor room. Paul and Brenda are caring, attentive hosts and give superb breakfasts in a beautiful dining area full of character. We had a very relaxing stay in The Iden Coach house. Paul and Brenda are very friendly and made us feel very welcome. The rooms are comfortable and the breakfast was good. Another plus is the garden, a wonderful place to relax at the end of the day. Set in the quiet village of Iden it is in the perfect position to explore Rye and the surrounding coastline and villages. Thoroughly recommended.

Stayed for 2 nights over Easter. Lovely quite couples place, lovely people, hearty breakfast,. You’ll like the Garden if you’re a miniature railway buff. Never seen such an amazing track. Good base to explore Rye and surrounds. Will definitely stay again.

We stayed for 6 nights in theGarden room,a lovely room with a large very comfortable bed,ensuite shower room and everything you could possibly need and fluffy towels,constantly available.It overlooked a large pretty garden and field with sheep and horses.Not forgetting Paul’s miniature railway.Brenda and Paul were most friendly,helpful and welcoming,Paul showed Tony round his workshop as he is a fellow model engineer.Brenda cooked a delicious breakfast with fruit juice,fruit,tea and coffee and fresh bread to toast.Each morning they joined us to chat,offer suggestions for visits and places to eat which was appreciated by us and the other two guests. They only have two rooms so book early to enjoy this delightful b&b!

What more can I say, that has not already been said ? I agree with every / all the previous reviews. This 'B & B' is lovely. One of the best, if not the best that my wife and I stayed in. ( and we have stayed in very many throughout the UK ) My wife was particularly impressed with the 'personal touches' supplied by Brenda both in the Bathroom & Bedroom for women who may have forgotten to pack certain items. Well done. We occupied the Garden room which was perfect, with French doors out to the beautiful garden. Breakfast was also excellent. the Bell Pub is about 4 minutes walk from the Coach House and I found the 'locals' most friendly and welcoming, as they were infact on our last visit to Iden 8 years ago. We would love to return and will definitely recommend others to stay with Brenda & Paul. Thank you JTM France.…

The coach house is a wonderful place to stay and in a very rural location. Great for dog owners. I would have rated 5 star but the only slight off putting thing for us was the owners over inquisitive nature. We would have preferred to have had our breakfast without being joined at the table.

This one hurt! We are a small B & B with two rooms and 'one' breakfast table. We try to make our guests relaxed by asking after their nights sleep, where they ate the previous evening and the standard and enquire of their plans for the coming day. We make ourselves available for local interest and places to park etc. Thought we were being helpful - Never, ever thought this was 'prying' - So sorry Paul and Brenda

We had a gift experience at Chapel Down Vineyard nearby over the border in Kent. The location of this B&B, close to Rye yet in a peaceful rural location. Couldn't fault any aspect of the visit. Attentive but not intrusive hosts, good choice of food for breakfast, helpful local information and a wonderful setting.

we were given the gorgeous garden bedroom - double doors leading out into stunning gardens with old style summer house and water fountains. A most relaxing refreshing 2 day break ,wish we could have stayed longer.

We spent 2 nights in the pleasant company of Paul and Brenda, the wonderful owners of Iden Coach House, We stayed in the garden room which overlooks the most beautiful landscaped garden complete with a model railway. It was almost like being at home with everything in the room you could wish for. The breakfast was superb with cereal, locally baked bread for toast and a filling cooked breakfast. I cannot recommend this place highly enough if you wish to stay near Rye.

Brenda and Paul made us so welcome over our 4 night stay. Our room was so comfortable with everything thought of for a great break. Ideally located for exploring East Sussex. Beautiful gardens, with added bonus of Paul's amazing railway. Biddy the dear little schnauzer was a delight, so quiet and gentle. The best breakfasts we've had at a B and B! It is a wonderful place to stay and we would certainly go again and recommend to our friends and family. Thank you so much.
