Spotless, friendly, helpful, great breakfast. The guest lounge was great. To be able to sit an natter over a cuppa with friends instead of having to go straight to our own rooms, meant a nice end to the day. Chinese and Indian that was recommend by Iain was first rate. Overall great place to stay run by two great people.

The accommodation (the Garden Room) was first class. The hosts Anna & Iain were exceptional. The breakfasts were top class and varied as required. We would advise changing choices of menu to appreciate the different flavours.

There is no wonder this place is top of the guest house lists of places to stay in Lincoln. Beautiful rooms and sitting areas with nothing missed.
