Booked via a website which incorrectly stated it was near Roundhay in Leeds. It is convenient for Uni and for Elland Road stadium and town centre whilst being in a quiet street. We had booked a triple room , as reluctantly we thought we'd have to share with our teenage son. However, when we arrived the proprietor had wondered if the room would be too small and offered us two doubles, which we were gald to accept, at the same price. Beautiful Victorian gothic mansion that has been nicely refurbished. Excellent accommodation, fine breakfasts, comfortable bed, friendly, helpful staff. Pleasant decor, warm & clean environment. There is just a slight sense of the smart boarding-house: not clear who the proprietor is, and whether s/he is personally engaged with guests. But hard to fault.

Stayed here while visiting friends in Leeds, room was lovely, bed was far too comfortable as I didn't want to get out of it, staff wonderful. Only niggle is there's not much by way of vegan breakfast, but my partner enjoyed his meaty breakfast!

Beautiful building, friendly staff, great breakfast, clean, peaceful location, comfortable bed, good quality bedding. The room doors are sprung quite tight, so they tend to shut with a loud slam, which disturbed me slightly. Other than that, great choice, and I would definitely go back.
