We stayed here during the Hogmanay period and loved every moment. The landlords were very friendly and couldn't do more to help. The room was big and had everything we needed. The breakfast was also fantastic. Thoroughly recommend. A 35min walk to town or a 15min bus ride. More

Great location, close to the great bars and restaurants of Leith Walk and the Shore. Friendly and accommodating staff, comfy room and a massive full Scottish breakfast - what more could you want? More

Very lovely landlords (young couple I suppose), very friendly, always smiling and trying to be of help more than you would expect. Quiet street, next to the park, 20 minutes walk to the city centre. But you can buy a day ticket for £3 for quite a few buses and the bus stop is right in front of the house.... More

Ignore the negative reviews. If you want luxury and a short walk into the city centre, then pay for it. The hotel is served by two bus routes and they run every 10-15 minutes. Arrived mid-afternoon on a cold, rainy day in November. Greeted by Danny Tang, shown the room - a double ensuite with a spare single bed. Quite a basic room with average furnishing. Nice room, with a view on the park. Clean and new bathroom. The staff was very friendly and helpful. Very good breakfast. The bus stop is in front of the B&B and it takes 10 minutes to get to the city centre. More
