Must have been one of the biggest B&B rooms I ever stayed in (double bed + bunk bed), newly refurbished, nicely decorated, with bathroom, TV, fridge and all the necessary amendities. The breakfast was lovely. Perfect location since close to bus stop. Fantastic Indian restaurant in the same street. If you choose to walk, both Haymarket and Princes Street are... more

I passed a very nice time at Kingsview. Rooms are small but very clean. Great value for money. Close to the city centre. The host is very helpful and makes its best to make your stay comfortable. more

Kingsview Guesthouse was a great place to stay. Convienient for the major attractions, being only a ten minute walk to the Grassmarket area and a further five up to the Royal Mile, but also on a bus route that takes you to the Museum of Scotland and there is a stop only 100metres from the Royal Mile. (the bus stop... more

We originally booked our stay at Kingsview Guest House due to the fact they allow dogs to stay, and Edinburgh was a good stopping point on our travels further north in Scotland. On arrival, Ruary made certain we had acceptable parking, and eagerly helped us with our bags and arrangements for dinner. We arrived late, and he suggested a few... more

Stayed at Kingsview whilst visiting my daughter at university. Stayed in a few guest houses in the city and this is the best by far! Proprietors were extremely welcoming and accommodating - daughter was able to join us for a superb breakfast. I would recommend this guest house with no hesitation; I'll definately be returning with my family. more

I booked our stay at the Kingsview after reading the excellent reviews on this site, and we weren't disappointed. Our welcome was warm and friendly, and our room was spotless. It was a bit cramped though, but as we didn't spend much time in it that wasn't a problem. It was one of their family rooms, but I'd say it... more

We returned to the Kingsview this month for our second visit. Although we had been pleased with the standard of accomodation on our previous trip we were impressed with the improvements which have been made to the bedrooms all of which have been redecorated. The breakfast menu gave us ample choice of tasty, freshly cooked food and Ruary and Aileen... more

My partner & I booked a 3 night stay at The Kingsview Guest House for a well deserved trip away from the kids. On arrival we were greeted by a lovely couple Ruary and Aileen. After a efficient and helpful check in we were shown to our en-suite room. ( Ruary insisted on carrying our luggage upstairs) The room was... more
