Very comforable room, very warm welcome. Beautiful garden, shame the weather was so bad or we'd have sat out on the veranda! Breakfast was delicious. Would definitely come again and recommend friends stay too.

We arrived a week early (totally my fault) but fortunately still managed to accommodate us without fuss and with great diplomacy. My husband surprised me with a 2-day stay at Osborne House. The B&B is warm and lovely. Luckily our plan to spend the night in Aberdeen failed. Pure luck made us choose this place. We found a warm welcome, friendly room and very tasty breakfast here. We still envy Heather and Neil for SUCH a kitchen.

Neil and Heather are very warm and friendly hosts, there home is very comfortable, it is furnished to a very high standard and is a credit to them. Osborne House is a pretty, Victorian house set in a quiet spot close the centre of Ballater. There are two large double/twin bedrooms, both are en suite. There is a single room on the ground floor with its own private facilities.
