Our room was clean, quiet and a good size for the price. We found the Management very obliging and friendly and the breakfast good value. The Bowling Club meals across the road were excellent and reasonable priced especially the pork .The mattress was rather too firm for us because it was new.

We stayed here for one night on our way to Ararat. Never again. The outside looks ok, and the cheap rate sucks you in. The rooms smelt bad: a combination of mould, dog and dust. Very VERY tiny rooms, old dirty carpet and I doubt the decore has been changed since the 70's. We didn't dare use the coffee facilities.... More

For $95 we were happy. The room was clean and comfortable, good shower, kettle, toaster, microwave, fridge, box with mugs, plates, teatowel & usual supplies, & aircon. Very nice proprietor and very easy pleasant walk 2 blocks back toward city to a place with pizza to drool over.

The rooms are very old but the bed was very comfortable and the shower was great. Once i found the ketttle it was a complete holiday . the staff were great helped with sorting out where to eat, and very friendly. Car park was a problem as people went outside to smoke and talk, 1 am not great for families.

Very basic room. Upon entering you get a very strong odour of stale pee. Very off putting. Very old appliances and decor. The bathroom is small, and cold and doesn't have a fan so everything becomes moist after your shower. Wireless internet is good, however password only lasts 24 hours which means i had to keep going over to reception... More

Got into Ballarat fairly late & the only place open was The Avenue - unfortunately. No wonder it was open - they are obviously desperate.
