Just average hotel. It is quite old but location is strategic. a 5-10 minutes walk to beach and Alcazar. Furniture and furnishing quite tired and worn out since it's old. Bed still comfortable. Just a normal 3 star hotel. Floor might not be clean. Breakfast only so-so.

no joining fee, if you are a group of 6, they would give you a senior suite with a big balcony. near to big c, walkable distance, taxi service available, good reception, good service, good food., near beach road. walking street is about 15 minutes , need to catch a tuktuk.
