Probably the best 'city' hotel we stayed in during our trip to Myanmar. Be sure to book well in advance and confirm (by phone) a couple of days before you arrive. We stayed on the 2nd floor - clean room and reasonable bathroom. The staff are very knowledgeable about travel options and helpful in making arrangements. More

We were here over Christmas 2011. We had room 201 which is at the front of the building. It's a good sized room with a small balcony overlooking the street. Royal Guesthouse really is excellent value.The service was friendly, the reception staff was so lovely and really do care about their guests and I felt so happy and welcome every time I entered the grounds.I stayed five nights in two different rooms very clean and quiet ,13$ for a night.The rooms were decorated in Art Deco style.Breakfast was OK.For a... reliable option for backpackers in yangon. very clean but very small good value rooms, v good hot showers, breakfast room too small for number of guests,and breakfast portions small, but that's a minor niggle. this is a great value well run place who will help with ticketing and information More

The hot water is limited if many people use it And breakfast is not enough for me...(It is not buffet like other guest house) But service is good staff are very helpful. Location is also good just beside Manadaly Wall More

It is a basic, budget guest house. Paid $13 for a single room. The location is good and opposite the guest house you can hire a bike. The room I had was very small. Not all staff were equally friendly. More

A fine guest house if you are traveling budget in Burma (which is honestly the best way to go). the hotel is stacked on top of each other, with one seemly endless set of stairs with little cramped half-hallways jutting off from it. The rooms were a surprise. The LP says everything is tiny, but the room I had wasn't. It's in a good location, close to everything, including the amazing chapati stand. Breakfast was ok, but very small! Nit enough if you are hungry! More
