We stayed in Leng Guesthouse in September 2009, and it was pretty good value for what you get. The location was the only bad point - town was approx 15-20 minutes walk away, which is managable but not quite convenient enough. The beach, however, was just a 5 minute walk away and was a pretty quiet spot, which was nice....
