Hotel is set back from the main road in a quiet, wooded area Shopping and dining are just a short drive down the road. We stayed for three nights in a 2nd floor room overlooking the courtyard. Hallways could be cleaner, but our room was clean and included a mini fridge, microwave and coffee maker. Decor and furnishings could use some updating. Rooms are serviced by request only. This seems to be the new standard, not a COVID-related policy. While this was not mentioned at check-in, a note regarding this new servicing policy was placed in the room. On our day of checkout, shortly after 9:00 AM, housekeeping was going up and down the hall knocking on doors to encourage guests scheduled for check out to depart. We found this very inappropriate, especially since the hotel's stated check out time according to the website is noon.

Spent one night here on a business trip. This is a great traditional courtyard.

Sometimes what makes the hotel experience good, is simply the attitude of the folks that work there.

In this case, I left another hotel at 5 o’clock in the morning because the fire alarm had gone off twice for no reason. I made a reservation online then called the hotel to see if I could get an early check-in, early being 6 AM.

The overnight desk person quickly found me a room and assured me that I could check in.

During Covid, they also have free coffee in the lobby. There’s nothing better than getting up early in the morning to do some work and having a fresh cup of coffee, especially when it’s complimentary .

When I come back to King of Prussia, this will be my go-to hotel.

I must say, the staff at this property was very warm and welcoming. I was very surprised this was a Courtyard by Marriott hotel though. The pictures online are much more flattering than the actual property! Upon arriving, the building is a odd shade of purple which makes one confused if this is a Courtyard hotel. The hallways, elevators and stairwells need a deep heavy cleaning. The rooms don’t align with the Marriott standards as they are very outdated and furnished with a mixture of old and cheap decor. The room was “neat” but certainly not “clean” as there were liquid stains all over the walls and furniture. The room resembles something more along the lines of a motel standard not a nationwide hotel brand of standards.

Average run of the mill hotel. Dropped 2 stars because the way the bathroom is set up made no sense at all. Shower and toilet in the bathroom with the sink outside the door across from the closet…just didn’t make any sense. Also, the walls are paper thin and if you get a family with a bunch of rambunctious kids and you want to get to bed early, don’t plan on it unless you can sleep with kids yelling, screaming, and opening closing and playing with the lock on the opposing side of the adjoining doors. The saving grace for this hotel was the shower head and water pressure in the shower was refreshing, and the bed was very comfortable. Also knocked a star off because our moving van was vandalized along the side by either a key or a knife. I guess they were upset there was nothing in there…? Either way, we didn’t have the time or patience to bring it up to their staff to even figure out if they have cameras, but be weary of shady people either around the area or staying alongside you as your hotel neighbors.

Helpful & friendly staff. But hotel is badly in need of an upgrade (it’s very old, tattered, and shriveled) and needs to be a lot cleaner (the ventilation system should be replaced, the ‘inner’ shower curtains are gross, plenty of stains on carpeting & furniture, and lots more unpleasant features). Mattresses & pillows offer zero support. Would never stay here again.

It's tough to write a review on a property where everything is shut down or turned around because of COVID. My son and I needed a place to sleep, and this was perfect. The hotel itself is somewhat quiet, which is surprising given that it's in King of Prussia. The lobby was updated and the front desk person was friendly. Our room was clean but in need of an update. We had a good, quiet night's sleep, which is very important to me.

The only negative is COVID-related. We could only enter the hotel from the front, but all of the parking is on the sides and the back. Given that this hotel has a large footprint and a true courtyard in the middle, it could present a problem if you get a room in the back.

Its a basic hotel and no real complaint except the fact breakfast and the cafe was not open. Staff was polite and was behind plastic shield. They all wear masks so I feel better about that. Aside from no breakfast, the curtains does not closed.

Squeaky clean, super great staff, helpful and accommodating.Easy access to all roads, close to great restaurants, and great shopping. Check out downtown Wayne, Train service into Town. Great Cold craft beer in the cooler on arrival. ;+)

Excellent customer service. All staff very personable. Room was clean. Bed comfortable. Bistro prices a bit high for portion but was good. Weekday reservation. Very isolated room which seemed like no one around. Long hall ways. Very dark parking lot. They need more lighting. Safety issue for solo traveler. Additional solo traveler I spoke with expressed similar concern of the uneasiness . Curtains do not close for room darkening. Balcony door was unlocked and other guest said theirs was completely open upon returning to room.

Very comfortable room, quiet location away from the KOP mall hustle & bustle. Friendly staff, nice breakfast, plenty of free parking. Perfect for visiting our daughter in nearby Wayne. I’m sure we will return soon.
