Value guesthouse, but eeverything was fine! Clean big rooms, friendly staff at reception who let us check in early and out late. lovely restaurant/cafe downstairs.
We experienced couple of problems like the shower smelling of sewage (this disappeared after letting it run for ten minutes). we also had lizards in the room.
however the benefits far outweighed negatives. would definitely stay there again.

We stayed here twice during our 6 month trip - once at the beginning and once on returning to Chiang Mai at the end due to what we thought was a good deal online. We paid roughly the equivalent of £7 GBP on a standard double room - the rooms were basic to say the least, but perfectly adequate for one or two nights - or so we thought.

On our second visit, after checking in, I began to feel quite unwell and asked reception if we would be able to upgrade to a more expensive room for the night, in order to have a TV since I'd have to spend a night in bed. We were told by the unhelpful lady at the front desk that, because we'd already booked online for the standard room, we'd have to pay the full price of a new room if we wanted to change, and not just the difference between the prices of the two rooms. She said we were welcome to come down in the morning and pay to upgrade to a more expensive room if we wanted, but we'd lose the money we'd already spent on the original room. This disappointed us, having had only positive things to say about the place until this point.

We decided to move to another hotel right next to Tha Pae Gate the next day, which was only 150 baht more than the room at the RGH and had a lot of the luxuries lacking previously.

If you are only looking for somewhere to stay for one night en route to somewhere else, then this place should be fine - but for excellent customer service, more comfortable rooms in a better location, you only need to pay a little more elsewhere.

I have stayed at the Royal Guesthouse several times, both with my family at Christmas and with my partner for a longer stay in Chiang Mai. It's authentic, the staff is very friendly (not sure whom some other reviewers met) big rooms, swimming pool, central and very cheap! Try to find a place for 200 bath near the night bazaar with a breakfast place near the swimming pool... Ok it's not a 5 star hotel if that's what you are looking for but it's charming, calm and perfect for holiday in Chiang Mai. They also do laundry and have free wifi in the reception AND all rooms. There is no elevator so good leg training if you live on the 6th floor.

I stayed here for 2 nights, basically for a friend's recommendation, the place was average,a bit smelly. It only had a Pool, and that was awesome.
The problems with the staff, started next morning with a girl called "AOM" she was at the reception desk, she was so Disrespectful to me, she lost control of the situation, and even yelled at me. this happened because they did not understand that i requested a room with fan in the first floor, NO AC, they give us a room like that, and it had AC but did not work, so we did not say and do anything. But in the morning she told us that we had to change room and pay extra, because of the AC, as i mentioned before, it was NOT working and I did not requested. The next day when you ask for something she just ignored me, she did not even say good morning or anything, completly unpolite.

Room tip: The higher you stay the cheaper you get.

toilets full of small flies . got to buy bayon spray to kill the insects . at least 40 - 50 smalls insects . the stairway up to the top rooms so errie feeling . i booked 3 rooms end up staying only 2 rooms and left 1 empty . cause some don't dare to stay and rather squeeze into the rooms instead .
