This is the fourth time we've stayed at this resort. We go every year with family to a different theme park but always stay here. We got the 3 bedroom/3 bath, which has 2 master suites and a smaller room with two twin beds. Large screened porch with plastic table and chairs. There is plenty of parking but they are pretty full all the time so you may have to walk but not that far at all.

Between checking in and getting to our room it never takes more than ten minutes. Everyone at the front desk is very helpful.
It is a condo-type place so we did not have maid service.

There are plenty of restaurants within a two mile radius.
We did walk about a mile (to and from) the Dunkin Donuts!!

I would surely stay again next year!

Just got back from a week long stay at the Grand Beach (Oct 19-26) and I would definately stay there again. We got the 3 bedroom unit and it's set up with 2 master bedrooms both with king sized beds and a large bathroom. The 3rd bedroom had 2 twin bed and it's own full bath. The beds were very comfortable and all 3 rooms had tv's. The screened lania is huge and we had a great view of the lake and pool (as I requested). The kitchen in perfect for heating stuff up or making breakfast in the morning. We were at the parks almost every day so we didn't even enjoy the pool or any activities but it seemed like they had a lot going on everyday.
I only have 2 small complaints about this place - first off there are VERY few handicap parking spots. My friend came up for a few days and had to park very far away since the 1 handicap spot in the garage is always taken. Probably not a big deal for most but thought i would mention it. We also had some little "friends" in our unit one night. Found 2 VERY large palmetto bugs - I live in Florida so I know there is not much you can do about this but I have never seen bugs that big inside a house.
We called the front desk and they said they would send pest control in the morning - I slept with the lights on that night. Not sure if they ever actually sent anyone the next day because we weren't there. But ...we never saw another bug.
The resort is really close to everything - disney, outlets, tons of food options and close to I-4 so you can shoot up to Seaworld or Universal pretty quickly.
We got this place on an RCI exchange and I'm not sure how much it would cost to stay here if you just paid for it but I would pay up to $250/night for this place if you have a group - much cheaper than a hotel and nice to come home after a long day and chill out on the lanai or watch tv in the living room.
On another note - i was SHOCKED how packed Disney was for this time of year! We have season passes and go all the time so we are used to the lines, but usually October is nice a quiet - not this year! So be prepared to wait in some long lines. Universal wasn't as bad as Disney with the crown level but it might be because Disney has the food and wine festival going on at Epcot. We went to that on Tuesday and the crowds were not bad, went back on Saturday and left after an hour because the lines were crazy. The line for the ladies room was 30 people deep so I would suggest checking Epcot out on a week day... Have fun!

We come to this place every year. We feel like we are at home, every time we arrive. There have been vast improvements since our last stay. The beds have been replaced by quality pillow top mattresses, and the bedding has been replaced with nice lovely linens, and the towels have been replaced by nice thick towels. As always, the landscaping is lovely and the place is sparkling clean. You will always find people working on things and doing lawn maintenance. VERY well maintained property. Security is outstanding. You feel very safe at this establishment. Can't say that enough. The rooms are always clean when we arrive, and this time was no exception. This time our unit was pretty well stocked amenity wise, although we didn't have a cookie sheet or baking pans, and upon calling the front desk, two of each were delivered to our room still in the wrappers! Very impressed. They even called afterward to make sure that we did receive the items! Our ice from the ice maker in the room tasted funny, almost like cleaning solution, and we called down to ask if there was perhaps an ice machine in the hallways we never knew about. They asked what was wrong with the ice maker in the fridge in our room, and we told them about the taste, and they immediately sent us up a huge bag of ice from the ice machine downstairs! Impressed again! The customer service at this place is incredible, and under the new resort manager, Mr. Betros, it is very noticeable. The maintenance staff is awesome as is the security staff, all friendly and wanting to help you with whatever you need. This place is improving immensely. The living room furniture in our unit (733) was worn pretty bad, and they are planning on replacing them in all the units within the year. They are planning on a 25 story building to accompany the units they have now, with a roof top pool! The current units are ideal for families and large groups of folks meeting up to spend time in Orlando. They are HUGE, clean and wonderful! The only minus sign from me is the exhorbitant cost to have wireless internet in your room. There is free wireless in the lobby, but most folks, like me, prefer to do their business online in the privacy of their own rooms. It is 40.00 a week to have wireless in your room, and it is not that reliable. It is sporadic and comes and goes, and really should be free. Most hotel chains offer this as a basic to a room and Grand Beach is so much nicer than a regular hotel room, that to provide internet with no cost should be a given. Still, this is a wonderful place to stay, and has something for everyone. Me, I love the pools...my family and I spent most of our evenings there, enjoying the company of folks from all over the globe. The pools are clean and bright, which matches the rest of the resort. If you want a place that is clean, safe and HUGE, and also close to everything in Orlando, this place is for you. I cannot stress enough how relaxing and peaceful this place is to visit. Everyone seems happy when they are there. There is a reason for that. This is one of the best kept secrets in Orlando, Florida. Give it a try.

Just returned from a wonderful stay at Grand Beach 1. Shared a 3 bedroom condo with my mom which worked out great with each of us in our own master suite. Upon check-in, we requested a nonsmoking, lakeview unit. The friendly and helpful staff told us they would call when one was ready. We were given a beautiful, clean, and comfortable unit on the 3rd floor in building 5. The grounds and facilities were much better than I envisioned and the location to the freeways and parks was excellent. Rented a pedalboat one afternoon for some fun on the lake. Kayaks, canoes and fishing poles also available for a nominal fee. Never saw anyone play on the tennis court or on the sand volleyball court. There is a little of something for everyone. The only improvement would be to upgrade the exercise room. It was a bit small for the size of the complex. Declined the 90 minute presentation. I will definitely return next time we're in Orlando.

This is a wonderful resort. Very family friendly but also equally nice for couples. We had the 3 bedroom 3 bath with 7 people and it was very comfortable. The staff is truly attentive and responsive. We had an issue with the drains in the two master suite showers and called for maintenance and literally within 5 minutes they were there and both were working within 10 minutes. The grounds are immaculately maintained and no litter to be seen anywhere. The maintenance staff also goes out of their way to be helpful, i.e. carried out our trash on two occasions when they saw us headed to the trash bins. Also the bedrooms were very nice, esp. the master suites. The beds were very comfortable (that is coming from someone with back problems who rarely gets a good night sleep when traveling). Just can't say enough we had a great time.
