Wow is the first word that comes to mind. My second thought is that I would hate to be the cleaning person! That being said, The Breakers is a must see when in town. It is a true testament to a long lost era!

Yes, you can get single tickets from just walking up at each individual home. Then there are options -- if you ended up wanting to go to another house or two. And yes, tickets include the fabulous audio tours. We went "off season" which is when to go! So, don't know if there are limits and timed entries during busier periods. Call and ask.
