About
The compelling story of the times, the family, and the fine antiques of the Civil War era. The Lotz House, which has been on the National Historic Register since 1976, is located in the heart of downtown historic Franklin, Tennessee, at “the epicenter” of the Battle of Franklin, which was a pivotal battle of the Civil War on November 30, 1864. The House was the most heavily damaged structure on the Franklin battlefield. Walk in to witness the damage from the cannon balls that crash through the house and numerous bloodstains on all the floors. Plus on this tour, your will learn about the family, the Master Wood Worker who built the home by himself, how the family survived and how the bloody battle affected them for the balance of their lives! Reservation are not required for Guided tours of the historic home. In addition, walking battlefield tours and an archeological tours are also available, but please call for reservations. Please join us as we step back into Civil War history.

    Don't miss this place.
    We almost missed out on the Lotz house tour. After visiting Franklin for a couple days, we had some time to fit one more tour before heading back to New York. We made a good choice! Chuck, our guide, brought the house and family to life for us. His love of the house and his knowledge of the Lotz family was immense! He was able to answer every question we asked of him. By the time we left, we felt we knew the family and what they had gone through during the battle of Franklin, and how they spent the rest of their lives. If you're in the area , don't miss this one!

    A must visit in Franklin!
    Lotz House was our first stop in Franklin, which we chose to visit as a part of our mother-and-son TN discovery trip. We were greeted by Mr Thomas Y. Cartwright, a noted historian of American Civil War, who welcomed us with an open heart, told us a little about the house, and passed it over to Kristen, our guide, who did an incredible job giving us the details of the Battle of Franklin and of the Lotz family who lived though its horrors. What a story! If you ever visit Franklin, this is a must see! Across the street is the Carter House - another must see, and some distance away is Carnton. If you plan on visiting all three (I'm glad we did!), I suggest this order: Lotz, Carter, Carnton. Thank you, Lotz House staff!

    Lotz House Tour
    Great tour with Chuck who had great knowledge of the history of the Lotz family as well the the battle of Franklin. Chuck told the story with great charisma particularly when he spoke about the Lotz family and the life of Matilda Lotz. If you ever visit Franklin I would recommend you visit the Lotz House.

    Amazing History lesson
    We are from the UK so we don't get taught much about the civil war. this was a facisinating place to visit, thanks to Chuck who brought the history to life. the house is so well preserved and they have some incredible artifacts to look at.

    Amazing experience
    What an incredible tour. Our guide, Thomas, was literally a “walking, talking encyclopedia” as he detailed the history of the Lotz House. Each room we walked into was brought to life with personal stories of the family as they endured the battle being fought in their backyard. Excellent experience and worth every minute.

    Women in History Tour - Excellent, Passionate tour guide Kelly Kaufman
    This was an evening tour. Guided by Kelly, she has selected women in history that have amazing back stories. Kelly is so enthusiastic about her research, that she keeps the tour interesting and interactive. Every woman, young girl should know how impactful these women were in history. Check the dates when this tour is offered. The tour was roughly 2 hours.

    Can't miss for history buffs!
    What a lovely tribute to the history of Franklin and the Civil War. Our guide, Chuck, was charming, witty and so incredibly knowledgeable. My husband soaked it up like a sponge! Thank you for a great kick off to our trip through Tennessee history!

    Worth Seeing!
    Very interesting tour! Our guide, Thomas, was exceptional. He knew facts, dates, stories... and was never at a loss for words. I thought I knew a lot about the Civil War, but I learned a lot more. I also gleaned knowledge about many of the items in the house; a reflection of the times. It was beautiful for the era and the story behind the family one to remember. It was worth seeing and the price was a great deal.

    A trip through Civil War history
    A skilled German woodworker lived in this house in the middle of the Civil War battle here. The story of his history and skill, of how he and his family survived the battle and he then restored the house only to later offend the emerging Ku Klux Klan who then threatened to kill him. His family then travelled to California. The house itself is a testament to his skill, how he ran his business and how his family lived there. Great tour and wonderful house.

    The Lotz House, a great visit!
    We Made a visit to the Lotz House, Franklin Tn and were enthralled with the history of this house. Chuck Bryan was our host and he presented a great historic tour of the house as well as a completes history of the Civil War battle in Franklin. Chuck was very patient and answered all of our questions as well as the questions of the other people on the tour. Chuck Bryn is a great historian and representative of the Lotz House. I highly recommend d touring the Lotz House with Chuck!

This past November, I visited Franklin for the 158th Anniversary of the Civil War Battle of Franklin. I made reservations through the Lotz House Museum for the Women’s History tour Tuesday night at the house and the Walking tour Wednesday morning of the battlefield.
For the Women’s History tour, Kelly was the tour guide and gave an EXCELLENT talk on both the women of the Lotz House as well as other local women and civilians along with their experiences. It was very informative on an often overlooked segment of the Civil War. She is very knowledgeable and a great resource.
For the Walking tour, renowned historian Thomas Cartwright led us through the streets of Franklin recreating the solemn events of the battle by quoting diaries and stories of both generals and privates. It was very moving and he really brought it to life.
Later that day, I got an unexpected surprise as they had a memorial illumination ceremony with Kelly, Thomas, as well as Chuck, Seth and Jonathan (Lotz House staff) giving their personal stories on what that day and battle means to them. I can’t speak highly enough on the staff at Lotz House!

The Lotz House (now a museum) was damaged and nearly destroyed during the horrendous Battle of Franklin. This museum holds many artifacts from the battlefield, many taken from the yard around the house. The history is fascinating and our tour guide, Seth, had more than a casual knowledge of the history of the home, the Battle of Franklin, and events of the Civil War. No matter how obscure our questions, he knew the answer. This is a must-see, along with the Carter House and Carnton Plantation.

Very nice people at this tour yesterday. They were nice enough to let my boyfriend and me join an existing tour that has just started and said that we could take care of paying for the tour at the end. I tried to pay 2 times before the end, but they said they would take care of it at the end. That’s what we call true southern hospitality. Since I live just 20 minutes away, I will be glad to recommend this tour to visitors and other locals who are curious about the Battle of Franklin and historical homes in the area. Our tour guide was nice and friendly and tried to make everyone feel included. I believe his name was Seth.
Very reasonable price for the tour at $12 per person.

I live in Franklin and have read up on the battle, but I still learned a bunch of new stuff from our tour guide Chuck, a kind soul of a man, clearly informed on local history. It was great to connect the house, the Lotz family and an oral history of the battle into what in the end was a very powerful story about the profound loss and tragedy of war. But probably the best part of the tour were the original paintings the daughter, Matilda, who was 6 at the time of the battle and went on to be an internationally renown painter known for portraits.

Ignore the ghost hunting TV shows regarding the Lotz house. You need to go see it.

The tour guides are very entertaining with their story telling. The items in the museum are nicely displayed and labeled, but the “labels” are just printed on card stock and in many cases the card stock has warped over time so they are flopped over and difficult to read. Regardless, it was an enjoyable tour. Much of the house’s furnishings are absolutely stunning!

Seth was our tour guide on what ended up being a private tour (as another group had recently started their tour). Seth was an absolute gem! Incredibly knowledgeable and able to answer the numerous questions we threw at him. Worth every penny of admittance! The house has some original pieces, but it is beautifully furnished to reflect the times and what it might have held/looked like. Prior to beginning our tour, we were able to look at artifacts from the Civil War in museum-like display cases. We were looking for something to fill our time on our journey from Nashville to Huntsville, and the Lotz House did not disappoint. We spent about one hour there and it was plenty of time to take in everything.

Note: photos are not allowed inside the house. My only suggestion would be that the gift shop start selling postcards featuring artifacts from and inside the house. Because we couldn’t take pictures, I’d love to have a little something for my scrapbook!

My wife and I went to all three Civil War sites in one day - Lotz House, Carter House, and Carnton Plantation. TA ranks Lotz the #1 attraction in Franklin...I would rank it #3 out of those three sites. It was fascinating for sure and Seth was an amazing tour guide, but the other two sites are simply more important and interesting historically. Doing all three was great bc each added an important piece of the puzzle.

The tour of the Lotz family home was very educational and enjoyable. The guide we had, SETH, made the tour and the experience. He offered very good, knowledgeable and detailed explanations and stories of the Lotz family and there life's as a middle class American immigrants. Seth was able to answer most of the additional questions asked by those on the tour but was also will to say he did know know the answer to some obscure questions presented. Do miss this one.

We were so excited for this visit but left severely disappointed. The group tour sizes were way too large as not everyone could even fit in the rooms to hear the guide speak. The guide was dismissive and rude to the children in the group and loved to talk about herself, how much the ghosts care for her, how she was part of the ghosts’ family in another life, how a psychic told her things, etc. The tour was repetitive and very minimal information was given or known about the house and the items inside. Tour was estimated to last 90 minutes but went well over 2 hours. Definitely not worth the time. She could have gotten all the information she shared across in 30 minutes.

We did the Lotz House Museum’s guided tour with Seth, who was fantastically knowledgeable about everything related to this house, well spoken and easy to listen to. He truly knows his history when it comes to the horrific Civil War battle that raged inside and outside this house during November 30, 1864. He shared stories and historical facts about this battle and the people involved in it during this famous battle.

He is super friendly, engaging and has a talent for making everyone feel welcome and comfortable enough where they want to ask lots of questions. Really good interaction with everyone on the tour.

This would be an especially good stop for a Civil War buff, but even if you are not, taking this tour was definitely worth your time. A plus, they honor Vets by offering military discounts on guided tour tickets for you and your spouse, just be sure to ask for it.
