I booked a five-night stay for early March 2017, as I'm traveling to the Memphis area for business. I usually stay at the Courtyard Park Avenue, so this is the first time I've booked at this particular hotel. To be honest, the negative reviews are making me question my decision to book this hotel, and I'm nervous it's going to be a terrible stay.
Should I change my reservation to the Courtyard? Or is the Four Points Sheraton worth a try? Also - are the renovations complete?
What's the breakfast situation like? Is it in the lobby, and is it complimentary?

Whether the breakfast is complimentary depends on what kind of reservation you have. There is a quite nice restaurant literally across the courtyard from the hotel. Besides one of Memphis best restaurants (Erling's, among the top 100 in the US) is located within 1-2 miles from the hotel. The hotel is not 5 star, but neither is the price, so in my opinion, it is well worth staying there.
When I and my family stayed, there were no renovations going on at the time. The staff was very friendly and helpful. However breakfast was not complimentary. You either had to use your rewards points or pay for breakfast. There is, however, a mini refrigerator in each room but you have to go to the dining area to use a microwave. The hotel was well kept but as a Rewards member myself it would not be my 1st Choice because I am used to comp breakfast and more amenities.
Nevertheless, it was not a horrible stay.
