We really enjoyed our stay at New Smyrna Waves. Our room and patio had an excellent ocean view. The staff was friendly and helpful. 2 bedrooms, 2 baths and a full kitchen, right on the beach-can't beat that. The only issue we had was with the wifi-it was slow and unreliable. Too bad, otherwise it would get a 5-star rating!

We stayed at the Ocean Sands Beach Club for spring break (April 22-26) and we are so glad we did. After visiting family elsewhere in Florida we used our "exploria points" to stay here. We did not have to do a timeshare presentation (thank goodness). The 2 bedroom condo was perfect for my family of four. There was a master bedroom with separate bath (queen bed). A second bedroom with 2 twins. Not a huge condo but perfectly comfortable. There's not a ton of storage "furniture" if you like to like unpack and move in, but the room is comfortable. It looked recently refurbished although some wear and tear visible in bathrooms-- but again clean and comfortable. There were other reviews about the pool being tiny. Yes. It's not an Olympic size pool or anything but again perfect for a family with little ones. Steps from the beach and if your have one of the ocean front rooms (we did) you will have a perfect little patio for a morning coffee hello sunrise on the beach view. New Smyrna is a quiet beach town. As you enter the town there's a big shopping complex with a publix etc. Then the rest of Atlantic ave which goes the strip of the island is just condos and small hotels. Not built up at all. There's a 7 11 walking distance. And it's by the last pull on (or off) from beach driving at 27th. Flager st is the old mainstreet with shops bars restaurants, but you have to drive and park there. If you are looking for a quiet beach get away and don't need super delux anything- this is a great little memory maker place. Thoroughly enjoyed our stay.

We were in unit 212. The unit was nice. Not a 5 star but had everything we needed. Close to beach. Only issue was the shower. It needed a major cleaning. Had some mold forming in a few spots. Some road noise could be heard in bedroom at night. I would return.

The resort is two buildings with condo like units. I am not sure i would call it a resort at all as there is nothing but the rooms. The front desk rolls up at 5 and you are in your own. The units are relatively clean but basic and very very dated. Repairs and updates are needed. It is close to the beach (short walk) but has no view of the beach/ocean or direct access to the beach. Disappointing that multiple bedroom units have no king bed and twin beds. Couples are out of luck if they want to sleep together. If you are just looking for a place to sleep and shower it will do if you are looking for a place to relax with activities keep looking.
