We go up to Napanee from Pennsylvania twice a year to visit with my ederly Aunt and Uncle. So as not to over burdon them we always stay at The Fox Motor Inn on Dundas Street.
This family run Inn has ALWAYS had clean rooms as far as we know, we have never had a problem anyway and the benefit of the small microwave, small coffee maker, t.v. small basic dining table and chairs plus a fridge is more than some Hotels provide. They even have a pool during the summer months.
They provide smoking and non-smoking rooms and every time we go up, they have replaced or upgraded something, so we have always felt that it's not a case of take the money and run.
The owner's have always been chatty and helpful and I can highly recommend the Restaurant across the road for your breakfast or Evening meal, as there is very very basic provision in the Inn's tiny reception. Continental Breakfast as such is toast and coffee (I think).
It is now March 2009 and we paid $75:90 (Canadian) per night, Inclusive of Tax. Please remember, this is a Motel/Inn and not The Ritz.

Room was very clean, and updated. A/C worked great, and was relatively quiet. Fridge was mid-size and not mini. The bathroom was a good size, and had a nice glassed in shower.
The grounds are spotless, and the outdoor heated pool was crystal clear. Check-in was problem free, and the desk clerk was cheerful and friendly.
We will definitely return.

For us, Fox Motor Inn is just the best 'half way stopover accomodation' between Montreal and Toronto. Noticing that we travel with a lot of luggage, the owner Jim offered us a larger room at no additional cost. We travel a lot (airline crew) and we rarely find a hotel/motel where we are welcomed so friendly, rooms are so clean and we can enjoy a lot of amenities for a very competitive low rate. Our room got A/C, Microwave, Fridge, flat screen TV, coffee maker for a rate well below CAD 100.- (including tax). There's also a convenient country restaurant just across the street. And yes, there is a swimming pool and a children's playground on the premises.

I was very very surprised by how lovely this motel is. Inside the rooms is lovely (bold colors, lots of lighting, very comfy linens, well laid out, large bathroom, nice towels, nice carpeting). Family that own/run it are very hands on, and lovely to interact with. Grounds are well kept, and the pool looked very clean. Easy to recommend it and will stay here again. No restaurant, but there is one across the street. It is on the outskirts of the town on a main road, but my room was very quiet.

My family and I decided to break the trip from Georgian Bay to Ottawa in Napanne and get a good-night sleep. Fortunately we happened upon the Fox Motor Court. This was after inquiring at the Royal Napanee Motel immediately north of the highway and finding them too pricey for a single night. Instead we turned south and went into Napanee and found the Fox Motor Court. This is an old-school motel offering good value ($89/night before taxes). The décor is dated to a few decades ago but the room was clean and offered two good queen sized beds, multi-channel cable TV, good internet access, coffee maker, and microwave. A very small fridge was in the room and interestingly placed out of harm’s way approximately 5 feet off the ground. The air-conditioning worked well although a trifle noisy. A complementary cereal, toast, coffee and tea breakfast is not spectacular but a nice touch. The family running the motel was helpful and cheerful, although the elderly relative running the breakfast has limited English. We did not stay long enough to test the small on-site pool, but it appeared to be well maintained.

This motel might not be to everyone’s taste, particularly if you are accustomed to the shiny tin and plastic of large budget chain motels, but if you are comfortable with retro chic (without being self-conscious of better retro), you might like the Fox Motor. In any case, you will get a good and inexpensive night’s sleep here (I recommend the back area of the motel away from the main road traffic.)

On a personal note, I wish there was a good, informal network of such value-for-money Mom and Pop motels around N. America as they would make family road trips more interesting, pleasant and affordable.
