Barbara gives a very warm welcome and the facilities are excellent. We thoroughly enjoy our stays with Barbara and the Balcony Room certainly has the "wow" factor! Sitting on the balcony with a night cap we have been lucky enough to see a barn owl fly over! We had the balcony room for our weekend stay so can only comment on this. From start to finish we were made to feel right at home, the room was huge with a modern touch. The shower facilities were great and the bed was so so comfortable. Shame we are now in the darker winter months cos the balcony itself...

I've had a new bird seed feeder screwed to the corner of the balcony's balustrade and it's proved to be extremely popular. Now guests can lie in that comfortable bed and watch the action as a reflection in the mirrored wall.

Due to family circumstances, I stayed at Kirkstead Old Mill Cottage on 2 consecutive weekends. Barbara was a perfect host. She is concerned that your stay will be as enjoyable as possible and nothing is too much trouble. There is the added bonus of a superb breakfast and being able to watch her the many wild birds on the feeders...

This is a small paradise in the middle of the Lincolnshire countryside. The welcome Barbara gives is the warmest you will find. You can choose ANYTHING for breakfast. Rooms are tidy, bathroom spacious. We absolutely loved it!!!!

Great breakfast, lots of choice. Relaxing location so peaceful. Very welcoming hostess. Barbara loves her wildlife and garden. Located a few miles from Woodhall Spa and well off the road so very quiet

We're repeat guests and ALWAYS love staying with Barbara in deepest Lincolnshire. Breakfasts here are SUPERB with so much choice!!! The Balcony room is wonderful with views for miles around and everything you could possibly need on a break away from home. When you return you will be able to watch the birds having their breakfast whilst you're still in bed, because I have added a feeding station to the balcony, which is reflected in the wall of mirrors.
