Why?

Because
#1 - Breakfast is included (but it's not a fabulous spread)
#2 - Free coffee in the lobby area
#3 - Room has a balcony
#4 - There's a multi-type phone / tablet charger preinstalled in the room (so I didn't have to take out mine)

Just because of these little differences, this hotel deserves to be better rated than the others

Location is near Ueno-Hirokoji Subway Station (which is linked to Ueno-Okachimachi Train Station which is linked to Naka-Okachimachi Subway Station)

Nearest exit is A3, about 3 mins walk from the exit. Just walk along the main road (westwards direction) until you see a "flower shop" and hotel entrance is there as well.

Seems to be recently refurbished, interesting architecture (very different from other hotels). Probably has some history behind it.

Front desk staff can speak some english and general assistance throughout the day shouldn't pose any problem.

We selected this hotel primarily for it's proximity to Ueno Park + Ueno Train Station (for Skyliner train to return to Narita Airport).

Hotel seems to be located "within" a pretty happening (maybe even red-light) district ... because the people standing on the streets nearby at night all appear to be working =D

Still, it's quite a safe location, especially when you reply in english ... weirdly, their invitation usually ends there

many nice restaurants nearby and shops / streets within walking distance for tourists

It's a good place to use as a base for visiting Skytree / Asakusa / Akihabara (basically the Central and Eastwards location of Tokyo city area).

Room size (as expected) ... small ... (but at least they have a balcony)

Bathroom size (also as expected) .... small, but the toiletries smell quite nice

Room cleaning done daily, all standard room fittings are in place (EXCEPT a safe, which we didn't need anyway)

Let's start Cons followed by Pros.

Cons:
1. The room is really tiny. I booked a double room (not the smallest among its rooms) which is supposed to accommodate 1-2 persons, but the room is really tiny even with me as the only person who stays there. I am not claustrophobic, but the limited space left in the room (between the bed and the wall, and between the bed and the balcony door) makes me feel more difficult to move around as compared as I am in a cruise ship stateroom.
2. Although the room I stayed is on a non-smoking floor, the public area in the hotel is NOT non-smoking: this includes the front desk and the first floor restaurant where it serves the breakfast. I understand smoking ban in Japan is generally not as strict as that in the US or other countries and smoking indoor is more tolerated in Japan, it is still very frustrated for me to have my breakfast while being surrounded by stinky cigarette smells.
3. I read a lot of reviews saying that this hotel is located in the red light district. INDEED it is. But generally speaking, Japanese are very polite. They usually don't bother you unless you initiate the contact. I did feel a bit uneasy walking down the street after dark (especially after 10 pm), but I did not feel that I am in danger, neither did I encounter any harassment.

Pros:
1. Superb location! The hotel is located within walking distance from the Ueno Station, which takes you to almost everywhere in Tokyo and beyond by its extensive transportation network, including JR, Subways, and even Narita Express. Ueno Park is also just blocks away, and there are tons of restaurants and shops nearby.
2. Despite the fact that the hotel room is tinier than a cruise line stateroom, the room is equipped with abundant amenities. On the tiny desk in the room, there are adapters, converters, and chargers for electronic gadget. There is also the smallest wall-mounted refrigerator that I have ever seen, which holds four bottles of water only. The bathroom is also small, but there are big bottles of shampoos, shower gels, toner, face cleaners, lotions...etc. There are also slippers and two bathrobes in the tiny open closet.

We stayed in the Fuji room at the Centurion Hotel in Ueno, which is one of the larger rooms the hotel provides. It can accommodate more than 7 people, and provides a clean and unique stay above the hustle and bustle of the city. This room also comes with a hot tub that is located outside of the room, which can provide a relaxing reprieve after a long day of sightseeing.

We stayed in this hotel on 28-30 June in a family room supposedly big enough for 3 adults - us and our 19 yo son. We arrived at about 8pm and got into our room to find a shoe box. Less than a coffee table area between a sofa bed and a queen bed for us to put suitcases in and walk around. When I went down down to reception and complained to the Manager who was on the desk he made no attempt at all to try and find a solution. He appeared completely uninterested and said that the photos of the large room I saw online were from booking.com and not them. There was also no storage (wardrobe) in the room and the bath did not drain properly when taking a shower the water lingered at your feet.

The Manager rang booking.com whose only suggestion to help was that I could cancel the booking and get a full refund and find another room. By this stage it was close to 9pm and this was really such an unhelpful solution.

The hotel was surrounded by prostitutes and pimps as the sun went down everyone was on the streets including immediately outside the hotel which made the area feel very unsafe. We would never stay at this hotel again.

For the price we paid, almost $400/night for the Premier Family Room, we were very much disappointed in the lack of service and interest shown by the staff. It is in the heart of red light district with prostitutes and pimps surrounding the hotel. This is one area you do not want to wander into the alleys. We could hear nightly brawls from the back alleys, so did not enjoy the one feature we paid for - outdoor bath. Best you shut your balcony door and put the AC on, to drown out the noise.

The layout of the suit is very awkward - separate restroom (with toilet) from the bathroom where the only sink is. The room supposedly accommodates 7 people, it was a bit roomy for the 3 of us, but cannot imagine having more than 4-5. The strangest thing was the shower curtain did not span the entire width of the tub, but only wide enough to cover 50%??? You'd have to make sure to face the shower head towards the shower wall so the water does not shoot out. There were no hooks or shelves to place change of clothing...so you would have to come out of the bathroom to change.

Breakfast buffet is mediocre to say the best, and there is disclaimer that they will not be re-filling items so best you eat early.

Due to misunderstanding of baggage transfer with the "quick to jump to conclusion" front desk clerk, we needed to arrange for transfer to the Haneda airport. After calling one taxi company, front desk clerk gave me list of taxi companies for me to make my own arrangements!

There are no elevators from the street entry to the main lobby, just one escalator. They will change the direction (upward or downward) to accommodate so YOU can carry your own luggage up/down. Upon checkout, we had to maneuver down 4 suitcases on our own, while the 3 clerks just stood around and one busy selling souvenirs to guests.

In the land that prides in hospitality, we were thoroughly disappointed in this hotel's lack of it. Would not recommend this hotel to anyone.

First and foremost, potential visitors should note that this hotel is located in the red light district. Upon entering the hotel's reception we were greeted by a pair of birds and gold fishes. Very odd but could be charming to some? (We made our booking through agoda and did not see any reviews that mentioned it was in the red light district.)

Secondly, surf the TV channels with caution if you have children as there is a porn channel lurking somewhere (my eyes...).

The rooms while clean, could be cleaner. Found strands of hair in the sink and stuck to the sides of the bathroom wall. Also, there seemed to be blood spots? on the carpet of the corridor.

Beds were comfy and amenities provided were sufficient. The staff were polite and efficient.

Will not return to this hotel because of its location.

Good for:
- value for money
- walking distance to the Narita Express station
- very close to shopping and lots of restaurants around
- walking distance to Akihabara
- free use of coffee machine at lobby 24/7
- nice bars around the area
- has a bookshop / DVD shop nearby that close at 5am in the morning (except new year's holidays)
- there is a kebab stall within 2 min walk that opens during late hours (I had a kebab at 3am in the morning once)
- lots of happening even late at night
- literally within 2min walk to Ameya-Yokochō (an open-air market in the Taito Ward of Tokyo)
- there are ramen, bowl rice and sushi restaurants opens late (they still open at 2am in the morning) nearby. Sushi restaurant and a small corner restaurant opens 24 hours.

Not so good for:
- rooms are small, not for family unless you stay at higher floors with bigger room
- Staff are helpful but lack knowledge around the area
- a lot of hookers standing and wandering around not nice for family to walk outside hotel with kids (but to be fair, they are very friendly, respectful and do not act like one if they see kids, but if you walk alone that's a different story)
- Some Japanese guys get drunk and singing in groups on the street in the middle of the night. (but then again it's safe and they don't go near foreigners)

Location is not too far from the subway and JR yamanote line. The staff is friendly and English speaking. However, rooms are really smalls with no space to unpack, move and bathroom with limited space. Rooms are noisy and Wi-Fi is slow and keeps disconnecting.

LOST IN TRANSLATION

Japan really needs to have more years (lifetime) of English education and integration. 99% of everything written and spoken are in Japanese.

Personally, I think it's rude. My country learns English as 2nd language. English speakers learn other languages. The Japanese should learn at least English. At the very least, Japanese who work in the tourism industry (hotels, etc.) should be good English speakers.

Hotel Granvia Osaka should work on their English. A lot of the problems I encountered could have been solved using a language with which two people can meet halfway.

FLOOR TOO CRAMPED

The room floors are too cramped. The bed is fine. But when you get out of bed, the problem begins.

Rooms are good for one person. If there are 2+ people or if you have more than one luggage, you will be forced to sleep with your luggage.

There is only pull-out chair for luggage. Other than that, you put other luggages on the floor. But when you do that, you can't walk around anymore. So you'll end up putting luggages on the bed permanently.

LIFE SUPPORT SYSTEM

You don't really control your aircon. It may get warm when the hotel decides it's too cold.

BATHROOM DOOR

Did I mention the bathroom door when opened block off the exit?

Hello, no this was a city hotel so there were no hot springs in any of the rooms or the entire hotel. You may be best searching in Google for just hotels with hot springs if that is your interest.
