We stayed here for a weekender in Leeds, looks fine from the outside but once you get inside it all changes. There is a damp, musty smell that hits you as soon as you enter. Once we got into our room the damp smell got much worse. As well as being able to hear 3 rooms down conversation clearly! Definitely...

Family stayed in 2 rooms, one at the top floor of the Establishment and one on the ground floor. First impressions - a very damp and dismal place to be. Terrible odour and dampness in the air. Not recommended if a Family member has a respiritory Problem. Breakfast was not good. Had to go down the local Co-op for something...

The place is old and damp musty smell as you enter, the carpets are dirty and smell musty too, the room we were in smells of damp and the heating wasnt on which sort of explains why the rooms are damp and cold. the shared bathroom looks a bit worn & old ,, in a nutshell place needs some work...

Absolutely disgusting and would agree it needs to be shut down!!! Bedroom was wet and damp, got into bed and even the bed felt wet. Didnt have breakfast thought better of it. Awful, dated hotel with beds that gives great back ache. we nearly left in the middle of the night after not being able to sleep. just don't do it. not worth any money. the hotel is no where near leeds city centre so a taxi/ bus or a very long walk is required.

I felt more like I was in a horror film. We arrived to find the bed linen pegged on a line over the car park with a family living there smoking underneath. It looked disgusting. The hotel was deserted when we went to receive our room keys. There were plants and soil everywhere and to be honest the reception looked...

Cannot beleive we even contemplated staying here. Vile b&b the receptionist doesn't have a clue what she is doing and is extremely rude and nasty. Rooms were disgustingly dirty and not looked after. DO NOT BOTHER !!!!!!!!!

I was expecting Mr Rigsby to come in and ask if we had seen Vienna .A place with massive potential and in need of a makeover.It reminded me of Minder.Till death do us part etc. Very good size car park mind. Seedy feel. House Carpet in the bathroom. Old nursing home with a smell of boiled cabbage pervasive throughout.

The only good thing about this 'Villa' was the location as it is within walking distance of the cricket ground and two really good restaurants.
