Cannot have been more impressed with this venue. We were fortunate to spend 2 nights and attend a family wedding at Mutton Falls.
Difficult to know where to begin!
Hosts Lyn and John could not have been more welcoming and helpful in setting up the wedding in these uncertain Covid times. I believe the venue is a former dairy which has been tastefully done up into a reception centre and B&B.
Have read several other reviews and in our experience they are all very true and believable with their positive comments.
From the B&B side, the rooms, beds etc all great not to mention the hot breakfast John served up each morning. The breakfast room is tastefully done and the lounge room great for a chat and night cap in front of the fire.
The location was not a problem, most B&B users would appreciate the open spaces and scenery while for the wedding guests a bus from Bathurst brought them all out and returned them after the festivities ended.
There was ample cooling facilities for the drink while the wedding catering was provided by the Oxford Hotel staff from nearby Bathurst.
As numbers waxed and waned and there was a general air of uncertainty in the months leading up to it, John and Lyn continued to be accomodating and helpful at all times.
In there was scope to rate it 6 out of 5 I certainly would have done so.

So much has already been said by so many happy, grateful guests, and how I agree. Such a wonderfully comfortable bed, and I did ask Lyn if she would notice me driving away with it strapped to roof rack! Love the access to coffee/ tea/juice accompanied by homemade fruit cake at any time. The beautifully set table with breakfast menus and scrummy food. It takes a very special person to keep the wheels turning smoothly in any establishment and Lyn does it with aplomb, effortlessly making everyone feel comfortable and free of care for a brief time . Don’t know how she does it.
Im already planning a December return with dog in tow. Not certain who enjoyed it more, Maudie or me, and we can’t wait to catch up with Deirdre, B.J. and Nigella.

Recently stayed at Mutton Falls. Right from arrival the hosts, John & Lyn were welcoming and made us feel like we were at home. Amazing location and beautiful guest rooms and bathrooms. Awesome heritage and story behind the residence and was great that John & Lyn were able to pass on the background.
We stayed the one night, but as the brochure says by the time we left the next morning we left as friends.
Breakfast was great with beautiful fresh poached eggs from their hens (real yellow yolks) and home grown tomotoes.
Waking up to the sound of sheep in the nearby paddock and the running river was something you don't experience in the suburbs.
This was our first time staying in a B&B
and we will definitely be going back again and highly recommend that people book a stay.

Really loved this place. Hosts were wonderful, setting beautiful, rooms clean and comfortable. We will be returning. Great for ozzys and O S visitors. Really relaxing. We wanted to get away in comfort and we did. So many states in the sky. Made new friends. Gil and Matt

We visited for the Bathurst 12hour race. We were utterly blown away by the hospitality and the warmth shown to us. The location is stunning also. What could you ask for? The drive to Bathurst and surrounding areas is quite short but the grounds are surrounded by rolling countryside.

This is the most wonderful place to stay. It is beautifully restored and hosts John & Lyn can relate the amazing history. Weather was wet and cold but the warm ambiance, hospitality and open fire was just perfect. This venue is a must for anyone looking for a country getaway.

Regrettably we only stayed one night at this wonderful B&B. The room was delightful, the hospitality excellent and the breakfast was more than enough to sustain us for the day. Will definitely be back.

Amazing B&B. We stayed here for 2 nights. The beds are comfortable and the breakfast is amazing!! Love the open fireplace, makes it so cozy to spend the evening playing games or watching tv. Lyn was absolutely adored by my 5 year old and let her help setting up the fireplace and they even did some line painting together 😍 This place is even dog friendly!! Are 2 Beagles loved roaming around and checking out the environment🐶

have stayed at Mutton Falls twice now. interesting history of the homestead.
beautiful room with ensuite. very clean and beautiful furnishings.
tasty breakfast menu, order taken by Lyn and cooked by John our very hospitable and friendly hosts.
the gardens are also beautiful.

My husband and I plus our 2 Border Collies stayed at this most wonderful gem of a place 2 nights ago, and how lucky we are to have found it! This was a very last minute booking, as I needed a pet-friendly stay for only one night near Bathurst, something I found was quite difficult to get. I have driven past Mutton Falls many, many times over the years as I previously lived near Bathurst, and in fact had some past connections to the general property, but I had no idea how special it was. The hospitality we were shown from our hosts John and Lyn was exceptional and will not be forgotten. We were in the area for less than happy reasons and the comfort and kindness they gave was so lovely, including for our two dogs. The extra touches were there...a cheese platter appeared as soon as we opened a bottle of wine to sit by the amazing originsl fireplace, just before we ducked down to the local Pub for a meal John( who is a GREAT cook) appeared with a bowl full of home made corn fritters and relish. We really enjoyed their company around the fire and my husband with John watching the footy.The main building and the accomodation was beautiful, with all the little extras there. The bed was so comfy and the new ensuites lovely. Might have been a bit chilly as previously there was a shared bathroom arrangement but we were warm and toasty in our room even though it was -2° outside overnight. The dogs had a great time with plenty of space to run in and slept on mats in our room. John cooked us a fabulous breakfast the next morning which pretty much kept us going all day! We loved our stay and did not want to leave! I could not recommend the wonderful Mutton Falls B&B or the hosts more highly. Can't wait to go back...
