Dairy Barns was awarded best bed and breakfast in the East of England and is based on a working farm. We are only five minutes from both the beauty of the Norfolk Broads and Sandy Beaches of the coast. Accommodation is in a self-contained barn conversion. Each room is on ground floor level and offers excellent en-suite facilities and extremely comfortable super king or twin beds. Our suites are something extra special each very spacious with fabulous bedrooms and bathrooms,lounge area and private garden. Off-road undercover parking available. 3 cosy country cottages are also available on the farm.

On the 12th and 13th april 2021 we stayed at the dairy barns hickling and thoroughly enjoyed our stay . The accommodation is amazing comfortable and clean . We stayed in the apartment with two floors it was a converted cows shed and very nicely furnished out with very large shower in a large bathroom, our bedroom was on the bottom floor with living area upstairs very closely done with throws extra chairs another tv and coffee table .
The owners are very friendly could not do enough for you and the cook was a delight . Food was top notch we had cooked breakfast and toast with a variety of jams and marmalade’s .
Also in our room I forgot to mention we had a kettle and large array of coffee , tea sugars, and hot chocolates along with biscuits and a flask filled with milk . Also the owners supplied a microwave and we had a fridge in our room .
In the court yard there was horses which I had the pleasure of getting some brilliant photos off as one horse kept smiling at me showing his teeth.
The dairy barns was set right in the middle of the countyside nd across the rd lived the local cabbie so very handy . We would highly recommend this place and will be going back .

A two night stay in the self-contained apartment called Owl's Retreat, the room was impressive. A large entrance hallway and living room area, smart TV, small dining table and chairs, along with a fridge, mircowave, tea/coffee/hot chocolate and biscuits, along with a coffee machine and fresh milk.
The apartment had a large bathroom with standalone bath and a separate shower, with a spare bed on the ground floor. The first floor contained the super king size bed, with sky light windows with remote control blinds.
The apartment was clean, comfortable and had everything you could possibly need for a stay. The owner met us on arrival and provided advice on where to visit and organised the local taxi driver to collect us when required.
The breakfast selection and quality was spot on, setting us up for the day.
This is an impressive B & B and one I'd recommend highly, it is certainly somewhere I would return to when next staying in Norfolk.

Stayed for one night so we could visit the seals. As it was just one night, we booked a room for 2 adults and two children instead of one of the cottages. I thought it would be a bit of a squeeze but actually it was fine. The rooms are a great size and our bed was huge! The ensuite was spacious and the shower was hot and powerful. When we arrived we were welcomed, shown to our room and then offered tea and cake which was delicious. There is a lovely lounge area for guests to enjoy and lots of gorgeous outside space too. The breakfast was AMAZING! The waffles were the best waffles I’ve ever had. Hannah and her team were really friendly and helpful. Would not hesitate to book again. Thank you for a lovely stay.

From the moment we arrived to when we left every detail of our stay was perfect. Our accommodation was The Cowshed, a lofty duplex which would comfortably sleep four, one huge king size with crisp bed linen and two singles. Huge shower room with gorgeous smelliest, super quality towels and robes , a table and chairs adorned with fresh flowers and cake, a sideboard with a myriad of teas, coffees and an espresso machine! A small refrigerator, fresh milk and a bottle opener. Our own little decked garden which backs on to the stables.
Upstairs was a good sized and homely sitting room and one of the two TVs, the other being downstairs l.
Breakfast couldn’t have been better and the warm welcome from Hanna , her mum and the lovely cleaning staff was special. Plenty of advice for walkers, outdoor adventures and local pubs/ tea rooms. Waxham Great barn for crab sandwiches, the Pleasureboat for a drink by Hinckley broad ,Poppylands for a cream tea and the Star for Sunday lunch.
A long weekend to treasure

Sits in the the middle of nowhere, nice and quiet.
Great selection of rooms, we upgraded to a premium room called Barn Retreat, with separate downstairs lounge and upstairs bedroom.
Huge new bathroom with huge roll top style bath, only criticism here is could do with a power shower
Very comfortable bed, super king size bed.
As we had a premium room our breakfast choices could be served on our room, excellent choice and served hot and on time just drop the order in to the box on the wall nearby the night before.
Will go again at some point as plenty to do in the area especially when the seals are out on the beach.
Great hosts.

From the amount of detail sent to you before your visit you realised you were visiting a special place and as soon as you met Hannah with her warm welcome on arrival this confirmed it.
We were shown to Barn Owl’s Retreat, a luxurious two level spacious apartment with the bed on the mezzanine floor and the lounge area and bathroom on the lower level with both free standing bath and large shower for our three night stay. All the linen and soft furnishing were at the highest level and made a very comfortable stay.
Tho you had to pre order breakfast this was offset by the fact you could chose your own time and either have it in your room or the spacious breakfast room.
All the staff were very friendly and would provide you with a speedy service and also guidance on how to spend your day and where the best places for an evening meal.
An excellent find and will recommend to anyone.

We spent a great couple of nights here. Hannah and her Team were lovely and the service was fantastic. Very personal. We even had a Bottle of Prosecco and chocolates in our room. The location is near the beach and we were lucky enough to seal the Seals relaxing on the beach

We recently spent a week staying at Dairy Barns we were in the Nofolk Lavender room, it was a large bright colour co-ordinated room overlooking the pretty courtyard. Large comfortable bed with quality bedding & pillows. We appreciated the cake & fresh milk on arrival & other little extras like tissue cube, face flannels & air freshner in the bathroom. All was cleaned throughly every day. Breakfast was served in a lovely character barn, I loved the eclectic mix of China. All top quality produce cooked to order, full English if wanted but also sweet or savoury waffles, my favourite was lemon drizzle ( I only had 2 as full portion of 4 was very filling) with honey & added fruit. Hannah & her team, Jill ( Hannah's Mum) Jo, Jeanette & Laura who looked after us were all fantastic, cheerful, friendly & helpful. Jill is a mine of local information & Jo cooks perfect poached eggs! Won't hesitate to stay here again when visiting Norfolk.

We were looking for somewhere to stay after a half term visit to Bewilderwood and the website recommended the Dairy Barns which is only 20 mins away. We booked the ‘extra special’ Barns Owls Retreat for our family of four and it was such a lovely place we wished we were there for more than one night!
Hannah was extremely welcoming on arrival and the room really was extra special - a beautiful barn conversion with a stylish gallery bedroom (huge skylights above) and plenty of space downstairs for two kids beds. It had a nice modern bathroom with a deep freestanding bath, a warm and cosy living area despite the high ceilings, and nice touches like fresh milk and delicious home made cake.
The kids were delighted to see the row of stables outside the front door too!
Breakfast was a real treat, as you would expect from a farm stay. The generous Full English was a big hit with my husband and the home made waffles with fresh fruit & bacon were to die for! The setting was stunning too in the converted dairy barn with beautifully laid tables, fresh flowers and lovely Emma Bridgewater crockery.
The staff were super friendly and very helpful with recommendations about the local area. My husband had a lovely morning run to the beach and the amazing seal colony at Horsey (with pups on the beach!) is only a 10 min drive.
We honestly couldn’t fault this place and will definitely be back if we come back to the area.

My partner and I have just got back from a 2 night stay at the Dairy Barns. WOW! What a lovely place! Service was great from the get go, from meeting Hannah, going to our room, and the service was great at breakfast all the ladies were so friendly, lovely, welcoming and helpful! Rooms nice and clean, massive bed (we stayed in the sunrise room) great powerful shower! Breakfast was lovely with a good variety of continental including fresh fruits and some lovely jams & fruit juices and wonderful cooked breakfast too! Had 2 nice meals in restaurants/pubs near by, where all the information for them was provided in our room on arrival which was very handy! 10 minutes away from a nice big Tesco, close to Horsey gap to go and sea the seals, and a pit stop at Poppy lands just a stones throw away from Horsey gap. Variety of restaurants and takeaways within a 5-15 min distance, only half an hour drive away from Norwich city centre and Great Yarmouth. All in all great stay, me and my partner would definitely recommend and visit again. We have had a fabulous time. Thank you! :)

I'm not sure as only used the TV, I don't normally take DVD's on holiday with me!

I agree with the other comments, The Greyhound takes some beating.
We were in a standard room and it certainly had a hair dryer. Can't help onitins
Didn't see any when we stayed but pretty sure I read that they welcome dogs in some rooms
