The Round House is now operating as a self-catering holiday cottage (and no longer as a bed and breakfast). The house is set in beautiful gardens and yet just two minutes' walk from the centre of the historic market town of Framlingham. Dating from the mid 18th century and originally built as a windmill, The Round House has been sympathetically converted to provide three en-suite bedrooms, with dedicated guest sitting and dining rooms, and fully equipped kitchen.

The owner was very welcoming and attentive. The room was well appointed with everything we needed, and breakfast was good. Easy walk to town centre and attractions and very close to excellent traditional pub with good food and local beer. Only problem we had was finding the property despite being sent directions. It is up a drive and hidden by other properties that have been built in front of it so cannot be seen from the road. I think a sign may have been missing when we visited. Having stayed in over a hundred of B&Bs over the last few years, we felt it was a little overpriced at £100 per room per night.

We attended a wedding nearby and stayed for 2 nights at the Round House. We loved the entire experience from start to finish. Both Mark and Richard were warmly hospitable, always ready to chat and talk about the area, without being in any sense intrusive. We felt immediately at home, the rooms are all very comfortable. We loved the dining room with the large Gothic window overlooking the garden. A short walk to the town and we liked the Saturday market. A visit to Framlingham Castle rounded out a super weekend. Our thanks to Richard and Mark for their hospitality and for creating such an enjoyable experience.

I can't rate this B&B enough! Very attentive and welcoming hosts, delicious breakfasts and the rooms are comfy and tastefully decorated with all the amenities you'd need. A beautiful building and grounds. Would definitely like to return one day. Thanks for having us!

We were greeted by one of the proprietors, who offered to carry our bags, and shown to our room, the garden room, part of the base of a long since redundant Suffolk smock mill. The room was delightful with views onto the garden through Gothic arch windows. Both the bedroom and en suite were spotlessly clean and well maintained. The decor sharp and contemporary. Lovely bed linen and comfortable bed with a supportive mattress. We had use of a shared sitting room and bar, but unfortunately didn't have time this visit to use either. Breakfast was first class and you'd find it difficult to get better anywhere. Home made fruit compote, jam and marmalade and beautifully cooked "Full Suffolk". If you want to stay in a quality B&B where you'll receive a warm welcome and your comfort is given top priority, then this is the place for you. We couldn't fault it or Richard and Mark who made us feel completely at home. We hope to be back!

My partner and I stayed at the Round House on 19th July. Richard went out of his way to be helpful and even accommodated our friends for breakfast the following morning! He is an excellent cook, with everything locally sourced. Both the house and the garden are beautifully cared for and from the moment we arrived we felt completely at home. We stayed in the Garden Room which was spacious and had every facility you could possibly want. Richard is a fantastic host and I can't recommend this hidden gem highly enough. Thanks for a lovely stay.
