Rooms are spacious and give a clean feeling. Try to go for 1st floor. Mr Livingstone is a helping owner. Breakfast was homely and good in taste. Remember it's not a hotel and if there's something you need please tell it to him and he ensures it's done. He has also arranged a cab for me for sightseeing and got a discounted rate. He has given me an early check-in without any extra charge but for late check-out he charged. Overall a nice stay.

Stayed here on a group tour. The owners were lovely and welcoming and cooked for us - basic but good.
Had a very large room with its own balcony. Not a great view from here but the garden setting of the annex we were in was nice. Would have been good to have some comfy chairs in the garden so our group could socialise and enjoy the environment more.

We stayed here 3 days in January, and it was probably the best place we have stayed in India. The room is almost like a 5 star hotel, the location is a 5 minute walk to town but in the middle of the plantations and coconut trees, you will only here the sound of births and the prayers from mosques and hindu temple. The family made every effort to make our stay perfect. They even cooked for us the most delicious keralan food (at a more than reasonable price).
All together, unbeatable place to stay in Wayanad district.

Contrary to my first review which we gave a five star, This time it was Terrible. Its more about the owners than their Property. When we called up Mr.Livingstone to find an availability for 4 families, he said he owns another Individual Villa which is a fully rental Holiday Home with all Facilities. And when i Insisted for Photos of that property, all he said was TRUST US,TRUST US and promised that everything will be taken care of.Since we were travelling with four small kids less than four yrs(youngest being 8 months), asked him about the food, for which he said everything will be taken good care,"TRUST US". Since we had already stayed in their property and were very happy with their service,We convinced the other three families even without seeing the photos of that property. And only after we paid an Advance amount,he sent us the photos. So far,So good. We have no much Complaints about the McBreeze Villa( Except for no towels and Housekeeping),where we stayed(He doesnt own it BTW,)
But once we reached Wayanad,he first refused us for the food, saying that since he was running full(And also argued that he already had intimated us),we'll have to arrange our own,and Kitchen can be used for basic needs(But it was one poorly equipped kitchen with just two vessels). And once we reached that property,he dint care to even call us and find out if we were settled good and if we need any help. All he did was turn up at 9 Pm to collect a day's rent (Phew...)and despite asking us if he can arrange food for kids, He said NO..And the next evening again turned up just to collect the Rent (even before we checked out)and insisted us to Pay Rs.1000 extra for the Kitchen( Which he never mentioned anywhere) and simply refused to leave the place without us paying that amount. All that Hospitality and Feel good factor we felt in our last trip was Lost down the drain. I personally have referred four couples who stayed there after our review, Now we would definitely not recommend this Place. Hosts are good only when they have few Guests and guess most of the Excellent reviews in this Forum are from guests who stayed on such days ( We were one..)

And finally,he charged Rs.6500 for a day Plus Rs.1000 for the Kitchen..But the rates we found were Rs 5500 for the stay with Kitchen Facilities. Now I wonder for what service did he charge us Rs.3000 extra?? Just feel we were Exploited and a breech of TRUST..Next time you call him and he says TRUST US Maam..Pls do think Twice..

P.S.Mr.Livingston: This review is not with an intention to affect your Business, But just to let you know that if you cannot keep up your words,Pls dont commit us with false promises, Its not a joke when things dont turn up the way with such young children travelling. And all for making Rs.3000..We thought you were driven with a passion for being Hosts, But looks MONEY is more PREDOMINANT than being good Hosts.

Mcbreeze Villa is definitely a good option to Stay in Wayanad, An Individual Villa with a small and well maintained Garden.

We had pathetic time there. We went there to have some fun with our kid but stay became nightmare for us. They have four rooms. They gave two rooms to us and remaining two rooms to sixteen bachelors. How can they let sixteen guys to stay in two rooms? Worst thing is that They didn't even inform us. it was like house arrest for us because sixteen guys kept on drinking and shouting throughout the night. I would say family please stay away from this home stay

We found this place with recommendation of Kalpetta's Tourist Office. It was excatly what we were looking for, a nice place in nature, outside from city noise - but enough close anyway (just few minutes of walking to main road, post office and restaurant).
Room was excellent, actually two rooms, bedroom & kind of living room with TV. We stayed here 3 nights, and got free coffee every morning and on last morning also free breakfast (putty, chickpea sauce, omelette - which we didn't eat anyway, because we are vegetarians).
Night time we had wonderful sound from surrounding plantations... a fine insect concert, which gave us full exotic vibe to be with.
Only irritating point was, that in our time there, they were building a honeymoon room to the top of the building; so we heard some noises from hammer and stuff.

Family is nice and the garden beautiful. Many interesting plants growing there; coffee, pepper, jackfruit, chiku... etc. Family's scary big dogs are fortunately kept inside a cage.

My partner and I spent 3 nights at this wonderful home away from home. Raymond and his parents are the warmest hosts in our recent memories. The rooms are very clean and well appointed (we stayed one night at the lower unit and 2 nights on the top floor). The top floor unit has Windows all around overlooking the smokey forests. It felt like we were on a treehouse. Raymond took the time to show us the garden, explained to us about each tree. We tried the luscious butter fruit for the first time in our lives. Wonderful and plentiful homemade breakfast was served each morning by the garden. This is definitely a little gem in Kalpetta, a world away from the nondescript town. Our kudos to Raymond and his family! We had a wonderful time touring the gorgeous mountains of Wayanad on a motorbike. We surely hope to return one day!
