Despite encountering some challenges during my stay, it's important to note that interactions with Carol were often strained, with communication feeling less open to feedback. Phil however, was very friendly and helpful. Pre arrival communication was slow and always self initiated. Phil was very friendly. The cleanliness of the fridge was disappointing, and its placement made it inconvenient to use alongside the kettle. ( One has to be unplugged to use the other). Additionally, the poorly lit hallway posed difficulties in locating the key slot, and the limited availability of power outlets, coupled with faulty plugs sockets, added to the inconvenience. The air conditioning proved to be noisy, and there were occasional disturbances from other guests. Despite these issues, I found the morning call to prayer quite pleasant. While the hotel's proximity to the carnival and town was convenient, it did require a 15-20 minute walk. Mosquitoes were a recurring issue in the hallways, necessitating regular spraying. However, the room did feature two balconies, although the views were not particularly impressive. Basic amenities like TV and air conditioning were provided, though their effectiveness varied. On a positive note, the room's cleanliness was consistently maintained, with linen changed every two days. Breakfast offerings were modest, mainly consisting of fruit and limited options, but Phil’s care and pride in providing the food and limited options during carnival made it a good choice if you were up.

Hard working owners. Exceptionally clean & comfortable rooms.

Karol and Phil are exceptionally good business owners. They leave late in the evenings and come in first thing in the morning. They’re practically always there working hard and deserve the recognition I give them! (Throughout the night another man works there and he is great also) They were also calm and happy to be there 7 days a week from 7am till 10pm.

Phil is quick to cook you up something and make conversation with you. As is the other guy who works in the bar/cafe area at the back.

Karol took time to have conversations with our 92 year old Dominican grandad (who we now know can speak Dominican potois like never left the island!!) Massive thank you to karol for this!!

As much as they are friendly and take time for laid back conversations they also are efficient and hard working. Karol ensured the rooms were cleaned to an excellent standard. The cleaners were great and didn’t leave a stone unturned. I’ve stayed in the Caribbean a few times and this is the first time I’ve not had any bugs or cockroaches in my room! (So happy with this) Karol has a business woman air about her which I fully respected.

The area is a bit bothersome. If I went out alone as some of the guys try to talk to you & in a friendly country you do say good morning to people as you pass so some see this as an opportunity to try to chat you up. However they were all polite and did take no for an answer immediately. To stay in Roseau is convenient to travel out each day.

They let us have late check out free of charge as grandad needed to stay in the shade and comfort of the room until 1pm. Thank you for this!

We will stay here again as the owners and staff & the hotel itself are great! Thank you for your time and your professionalism.

This guest house is only maybe a 10 to 15 minute walk from town depending how you walk .
The rooms are clean and the air condition in my room was exceptional.
There was breakfast which included toast fresh fruit hot drinks and juices. If you wanted eggs, bacon etc you had to pay extra..
In the,lounge area was a fridge freezer, a kettle with tea and coffee making facilities.

Very disappointed with this guesthouse.
First the welcome (just the keys, no questions or advice for the stay) then the very basic breakfast (fruit of course, coffee, tea and slice of sandwich bread, industrial jam not good, no milk for the children. For more you have to pay..)
Restaurant closed during our stay even though we had chosen this establishment so as not to have to go out in the evening.
The geographical location is very average and above all very noisy (music all night, dogs barking, etc.)
The rooms were very clean, well equipped and well appointed. Bathroom too, it’s a real shame…

Guesthouse very good, decent services. Decent breakfast. Evening meal very well. Guesthouse managers very kind, professional.
The only problem the environment of the guesthouse is very noisy EVERY night noise nuisance pat of dogs barking, roosters singing from 4:15 in the morning.
Otherwise the guesthouse is perfect.
Good location.
Guesthouse officials were trying to see WITH neighbors to eradicate roosters, dogs etc...
Even so, we will come back in the past.

Stayed three nights. Inexpensive property well located within walking distance of the city center. Little street noise, although you can hear other guests and the staff (the latter before 07:00) due to lack of soundproofing.
Small, clean room. Basic decor. Well lit desk area. Fairly hard bed with no mattress pad; flat pillows.
Shower with good water pressure, although the temperature was difficult to adjust (the water goes from hot to cold when the handle moves by just a few mm). The sink drained very slowly. They fixed it upon my request, but a day later it was back to slow draining.
Wifi worked well.
Breakfast was very basic: fresh fruit and bread. No breakfast boxes for early departure.
Communication prior to arrival was difficult: I was trying to confirm late arrival time and airport pick up (which they arranged for an extra charge), but I got no response to messaging and emails for well over 24 hours. I even called the number listed on the reservation twice (international calls at my expense, since they don't have WA), but there was no answer.
Overall it was ok for a short stay.

Stayed here for 4 nights while visiting Dominica. At first glace the neighborhood looks a little sketchy, but it was perfectly fine. This place is located about a 5 minute walk into town. The bus stops were also only 5 minutes away. My room was small, basic, and clean enough. The WiFi worked good. The owners were also very nice. If you need a budget guest house close to everything in Roseau, then St James is worth looking at.

I am so glad I picked St. James as my “home away from home” in Dominica . As a woman traveling alone, I felt really cared for, welcomed and supported by Phil and Carol (and Cheney) . They helped me plan my adventures around the island and checked in with me often, which meant a lot . My room was affordable and comfortable, and the food was delicious . The Christmas vibes were so festive too ! Thank you St. James !

On April 20-25, 2012,my husband and I stayed at the guest house .Big rooms, It was clean , the Host full of smiles ,very nice . The breakfast was very nice how it was set up every morning. Free breakfast durning stay . The Host would make special orders if u request lunch ect . Every time u saw the host nothing but,smiles Hes expanding Guest house with kitchen in rooms not ready yet .This was my first time in Dominica . I would stay at St James Guest House again. I was right at home . The area was safe. The shopping center near by. At night u can sit on the porch, and relax.
