From the moment I stepped out of my Uber at O:live Boutique Hotel, I knew the splurge had been worth it. The quiet, shaded courtyard led to a gorgeous + refreshingly cool lobby, and the service was top-notch from the point of check-in, all the way till the late-night front desk attendant waited with me outside in the rain at 2am to make sure I got into my cab safely.
The room was gorgeous, the AC was killer, my shower was exquisite (rainfall water pressure = so so good), and I was able to drop off my luggage in the morning so I could explore San Juan before 4pm check-in.
After a two-week journey, I knew I needed a quality home-base for my last night in Puerto Rico, so I could prepare for my early flight in comfort - now I need to go back and stay at this location longer so I can take full advantage of this amazing property and all its amenities. Extra points for the fantastic communication via text by the front desk team, and the fact that folks went above and beyond to get my room ready for me early when they caught me accidentally dozing off in their coffee/waiting area. I felt very cared for as a solo woman traveler - thank you Olive team!

Hotel is lovely. Rooms are beautiful and rooftop swimming pool / lounge area is serene. Mediterranean Oasis has a bath/shower on the veranda. The bath looks great though takes a long time to fill up (you must use the shower to fill it up). Temperature control there is not great but was ok for our time as it was already hot outside. Breakfast included in our room price was good value (at the O:Live 55 hotel rooftop). Jacuzzi and rooftop pool there are incredible. Would recommend our hotel to cut the bass from the music at 7am as it filters into rooms. Overall would recommend a stay at the hotel!

Spoiler alter, the grand cru is not worth the expense; stay at the other hotel and get better views and the same basic experience. The hotel is a nice idea: quiet, good location, adult only, and boutique. The best part is the people that work there, they are generous and helpful. The challenge is the luxury hype doesn't match the experience. The grand cru suite that we reserved was two rooms (queen bed with TV and sitting room). There are very few places to put things aside from a standing closet. The night tables next to the bed are small and there are no drawers or shelves underneath. The bed was tall and comfortable. The bathroom was located in a frosted glassed corner of the sitting room area and not private (not a huge problem), and due to the small footprint, there is no counter space in the bathroom and the shower is a tight fit--and the door opens internal to the bathroom while the shower door opens externally (making the space even tighter). The outdoor sitting area has potential but the overhead opening was covered with plywood and the area was relatively dark with no view. The outdoor tub (while nice) did not have hot water--it was warm at best. In addition, there were mosquitos or some other "biting" insect outside. This made full enjoyment difficult. Most of the decor in the room and outside are unnecessary and could be replaced with more functional spaces for relaxation. One thing that we also noticed is that we had robes but no slippers. There is a small hospitality area on the first floor with fruits, water/juices, baked items, coffee/tea, and other snacks. It was a nice thing to have, but it didn't seem like it was changed frequently and the food sat all day and across days it seemed. The meats and baked items were glass covered but I didn't seem them refreshed. We got the breakfast rate (a bit higher) and the sister hotel rooftop restaurant at OLV55 was the location. The food and service was B+ (nice people and good food), but those with the breakfast rate are limited to specific items on the menu and anything extra is a charge (e.g., I got eggs and wanted to add cheese... "+$4"). Don't nickel and dime guests when they're already paying a lot. The view is great from the rooftop restaurant, but by 9am the sun is covering most of the area and there's no shad. Seems like an easy thing to add umbrellas given the expense. Also, the internet was slowwwwwww; forget about streaming or meetings. In general, the idea is nice but the space needs to attend to the small things to make it truly luxury and boutique in practice.

4 main issues with this hotel: 1. They (along with our experience in the past with sister hotel OLV) never seem to have the room ready at checkin time. At Olive, we waited half an hour while at OLV we waited over an hour for the room to be prepped after the advertised checkin time. 2. The room we purposely booked at Olive advertised a large outdoor hot tub attached to the room. Unfortunately the tub doesn’t actually function as a hot tub— filling it would take over 3 hours and the water would be cold by then so it’s a glorified outdoor shower. The hotel is skirting with false advertising here since people are surely paying extra for a hot tub that is unable to be used as such. 3. There were hot water issues with our room where the shower water would be cold to tepid at best. Nothing more unsatisfying than taking a cold shower in a room already frigid from an aggressive AC. In conclusion, not a satisfying stay. Would probably look elsewhere for the price point. 4. We had booked via Hotels.com and upon arrival, they wanted to verify our credit card so we handed it over and they ended up charging us AGAIN... yes charged us twice for one night. We reached out to customer service three times and received no response but thankfully we ended up receiving our money back via disputing the charge with our credit card. UNBELIEVABLE, really bad customer service and experience.

We booked a lot for this hotel including the massage, bath rose petal experience, breakfast, the night kayak and some extras It was off to a good start but a lot of the actual activities were in the sister hotel and after a long day I didn’t want to continuously walk back and forth, or it would have been nice to at least know it wasn’t at that location. We got breakfast, I got the pancakes but they weren’t cooked all the way through so it was just raw batter so I paid for a breakfast I couldn’t eat and now feel sick from it . When we went to the sister hotel they sent us back claiming our breakfast was in the lobby at the olive boutique (it wasn’t they were talking about the complimentary waters, apples, bread etc )so we had to go back yet again We also got the bath experience but by the time we got to check into our room (on time) they left the food for the bath out so it was a little rotting from the heat with some fruit flies. The night kayak was a little bit away but when we booked it through the hotel it didn’t tell us to be 30 min early so we missed that as well. Also if you were to buy through the actual kayak website it would have been cheaper by almost 50 bucks. The massage was great and the people doing it were amazing All and all for a one night stay we spent over 1300 dollars but didn’t get a good experience out of it. The staff are beyond helpful and it wasn’t their fault. Also the elevator was down (again no one’s fault ) but they did offer to take our luggage upstairs We wanted to have a romantic experience because this was our honeymoon and I feel like if we put this 1300 towards experiences it would have been better

Honeymoon trip was OK. The hotel did not have the amenities available like the restaurant, roof top, or pool advertised. The first day our wifi, phone, and toilet were not working requiring multiple trips to the front desk. We only stayed two night, however I would not be likely to recommend due to availability of the amenities for use which was not disclosed either. It appeared there were renovations or construction happening which was VERY loud overnight. Our stay in old San Juan wa quieter which is saying something. Honeymoon trip was OK. The hotel did not have the amenities available like the restaurant, roof top, or pool advertised. Our outdoor tub was leaking and took about an hour to only get it filled up to barely 25%. AM I will say our check in process with Polly was amazing - she was so sweet and provided an umbrella for use as well as texted a list of things to do and see. However overall we should have just spent the extra money to say elsewhere and left disappointed for the end of our honeymoon. Truly feel robbed of an experience that should have been much better based on advertising and a boutique hotel.

COMPLETE SCAM OF A HOTEL…The noise outside of our room being on the street was the absolute worst. I read reviews from other people that said, whatever you do, don’t get room 201 and I was praying that we wouldn’t get that room and sure enough we did. There was visible mold on the ceiling, the tub was dirty, and also unable to actually take a bath and utilize it, we were supposed to receive complimentary waters there was no waters there for us. Little mini fridge didn’t work, we bought two sodas and put them in the little fridge and by the time we left at 2am they were hot. Check in time was 4pm the room not being ready and then kept telling us that they were just changing the sheets, but the comforter had visible signs of make up on it. We took a cruise to this location so we were exhausted and ready to shower and hang with friends but we missed out on dinner reservations with friends, because our room wasn’t ready at the time it was supposed to be so that we could get showered. Myself along with my Travel Agent called multiple times to get some help while we were still there at the hotel. No one was available to help us. People kept telling us that the manager will call you back. It got to the point where my Travel Agent was emailing and didn’t even get a response back all the way up until 1 AM. We work very hard and spent a lot of money to have a nice vacation for it to turn out as awful as it did to the point where we had to spend an additional $600 to get flights to get out of there and just went back home. This is far from being a high class boutique hotel. Absolute worst hotel I’ve ever stayed in!!!!!
Additionally they charged my card $55 for an unknown reason. When I called to inquire why I was being charged more money after this horrible vacation had been paid in full months in advance they couldn’t give me an answer and said the manager would call me back.
Well it’s been 3 days and no manger has called me back. I’ve called multiple times and each time it’s a different excuse of the manager is unavailable or the manager is off for the day.
Online photos look nothing like the actually hotel. So much rust broken things all around the hotel. For the price we spent on the upgraded room we could’ve stayed at a much better place. Save your money and stay elsewhere.

The hotel was much more expensive than we felt it was worth. Service felt incredibly disorganized. Having to track down someone multiple times a day to help. The rooms were cleaned very well each day. Full price for a half finished hotel is something that should be advertised

I was bummed about my stay here. When I arrived I was given a “suite” with no windows to the outside. The only “window” looked into an internal stairwell and was covered by a curtain. I got them to move my room to one with a balcony that also had no view but was an open air balcony (aka I could only see the sky) which was better but they still made me pay $250 extra for it. It can’t be legal to have rooms without windows to the outside. Did I mention the room was $650 a night?! The workers were doing their best, but overall, this place promised luxury without delivering on it. I wouldn’t stay here again for the cost — and especially without windows it’s a no for me.

Hi there, I left a review for Olive Boutique. Unfortunately my experience was not good at all for the price I paid. Like you, I read the mixed reviews and took a leap of faith to give them a try. It was such a huge mistake. Save yourself the money and rent an Airbnb. When I travel to Puerto Rico next time, I will certainly do that. I’m not on Trip Advisor much hence my record of leaving only one review. Hope this helps your decision. Who knows, you might have a great experience there. I did not.
