This was around our 9th trip to St. John and our 2nd time being just to 2 adults. Could not have asked for a better and more relaxing stay. Cottage was the perfect size, air conditioner worked flawless (that is a deal breaker for me), good water pressure. The one thing this has beat out of all the other homes we have rented is no loading up the jeep, packing a lunch, praying for parking and restrooms, and then being stuck at your beach location all day. As soon as you open the door its 26 steps to the ocean and then if you want a restroom, lunch, drinks, etc... its 26 steps back. Owner was very accommodating and professional. 100% will return and recommend.

"Paradise Found" is what I have entitled the photo book I am making of our trip. What a beautiful beach and property overall! We were a party of five, two in the villa facing the beach and three in the garden villa. Each day started with coffee on the beach and an early swim, followed by general relaxing on the porch and more swimming, followed by dinner in one of the many wonderful restaurants close by. A few times we headed out for a spot of sightseeing, but the temptation is to just stay there and enjoy the water and the view. Both villas are in excellent condition and are furnished in a style we found very appealing. Instead of all modern shiny stuff, there are lots of interesting antiques and other touches, including a lot of original artwork. The kitchen is one of the best equipped I have ever seen and we loved the overall blue and white color scheme. All the beds were very comfortable. Four porches and decks provide lots of outdoor space, but we spent most of our time on the porch at the beach villa. Teri was there to welcome us and show us around, and she had provided fruit, bread, wine, and cheese as a welcome gift. We saw her every day and had lots of conversations about the history of the property and her experiences there. She has done an amazing job of keeping up everything, especially after the latest hurricane. She also gave us great advice about places to eat and even helped us get into one restaurant which claimed to have no reservations. This was probably our most relaxing vacation ever and we would love to go back. (One additional note: Go snorkeling at the reef right out front. It is just as good as, if not better than, the more well known TrunkBay.)

My wife and I are wrapping up our third consecutive January stay at the Gibney Beach Villa’s.
Like a previous reviewer, I hesitate to rave too much about this accommodation and location . It’s such a special place that my wife and I like to keep it “ quiet “. Ssshhhh..😀 But that would be unfair to the hosts of this remarkable villa and beach , Teri , Tommy and Isabella .
It is beach and Caribbean heaven . The villa is very clean , the perfect size for a couple , and steps from arguably the nicest beach on this magnificent island , St John. .
Not sure what more to say that hasn’t been said before by previous reviewers , other than my wife and I are 65 years old and hope to enjoy 35 more idyllic vacations at Gibney Beach .
Teri Gibney , the owner , is extremely friendly , interesting , warm , and very protective of her guests and her property , for very good reason . It’s not easy being the caretaker of Paradise!

Just returned from our fourth stay at Gibney Beach villas. We spent several days in the beach villa. Teri, the owner, was off island but we got to meet her son Tommy and get to know him. He is very kind, very chill, and very helpful. Seems like a very good soul!
Also got to see our friend Israel, their right hand man. Both Tommy and Israel were very helpful, friendly, and ready to lend a hand at any moment. They are also very informative about the property, the island, and also very willing to educate about the gorgeous tropical landscaping.
Teri the owner was off island but we have known her for many years And we value her love and friendship!. We wrote a lengthy review after our first stay years ago. She is always been nothing but very kind and helpful before and during our trip in terms of making sure we were comfortable, had everything we needed, and also helping with recommendations while on island. She is very protective of her guests and her beautiful villas, understandably.
Teri we are so sorry we missed you this time!
The villa itself is right on the beach. While Gibney beach is public, very few visit because there’s basically no parking. There is a community center a little bit down the beach but even when a function is going on there, it never bothers us.
The beach itself is beautiful, wonderful sand, easy entry, and gorgeous water. There is good snorkeling on the east side of the beach and the villa offers plenty of fun water toys for its private guests use.
We have returned many times over the past several years because of the friendship and care of the owner and the incredibly unique experience of staying right on the beach in a private villa!
It doesn’t get any better!

Everything about this place is 5 stars. The view, the villa, the staff. Could not have been a better vacation to this stunning Island.
Fully air conditioned, full kitchen, comfortable bed, amazing covered outdoor porch area for the rainy spells. Just amazing. This is a million dollar view only few will get to experience but it is so worth it.

This lady claims she has a private beach. It is not true. Tried to have a relaxing vaca with my family but she would yell at people that tried to sit on the beach near her property. She is a very difficult person to deal with & made my entire family uncomfortable the entire time we stayed at her overpriced hotel. I will rent a home next time. Think before staying at this place.

We like others are a bit hesitant to write a review as we selfishly want this very special place to be available to us as our “retreat to paradise”. However, after reading several of the more recent reviews, we feel the need to set the record straight.
First and most importantly, Gibney Beach Villas are too amazing to put in words; Teri is an amazing host (as is her son Tommy); she brings a wealth of knowledge and island history and is just a wonderful person.
Secondly, there have been several negative reviews posted in December 2021 which were interesting as we were the guests occupying the Villa’s when these reviewers claimed they were the guests staying in the “hotel”. Anyone who as stayed here knows that this is not a hotel! It is our opinion, that these tourists were upset that they could not enjoy the amenities that come with renting one of Teri’s Villas and it disappoints me that they would stoop to leaving a review that is not factual- unfortunately, seen all to often in the world today.
You can read all of the positive reviews and make your own decision, but we will be returning and feel like we discovered this amazing slice of paradise.

We are so thankful to have stayed at this perfect spot! When we arrived we were greeted with champagne, fresh fruits, chocolates, coffee and more!
The house is beautiful, clean,very well appointed and is ON the beach! Teri, the owner, is helpful and very accommodating. She is also so knowledgeable, interesting and a lot of fun. She provides you chairs and beach towels, and the most incredible view. You can walk out of your door and snorkel, kayak, paddle board or just relax. This trip was truly a dream come true. The experience is well worth every penny!

This was our second time at Gibney. It was just as wonderful as the first time. We stayed in the Garden Villa which was very roomy, clean & had tons of outdoor space, with a lush backyard. Teri & Timmy are great hosts. They’re not in your way, but got us anything we needed right away. Great reccs for restaurants, even for casual meals like pizza. We can’t wait to go back.

I was one of the families that the owner yelled at multiple times for being on the beach in front of the property. When I inquired about the St John beaches being public she snipped back at me that I was from the Westin and their beach doesn’t allow her. The interactions were incredibly uncomfortable and unsettling.
