It was home away from home, and Denise the hostess and manager of the hotel is absolutely incredible.  She treated us like family right off the bat and was accommodating to anything and everything we needed.  Stunning sunset view from the balcony of our room, beautiful rooftop pool, bar, kitchen, and grilled.  everything is within walking distance from the hotel putting you under 5 minutes to restaurants, bars, cafes, etc.  If you are especially nice, you may have the pleasure of tasting on elf Denise’s legendary cocktails, and if not don’t forget to at least ask for a drink when you arrive.  They’re on the house after your long journey getting there.  Very clean and tidy as well as full of plants along with the gym, and sauna as a cherry on top.  Enjoy!

Villa Olivia is the best kept secret in PV. Denise, the host is always helpful and knowledgeable of the area. She really makes you feel like you’re home away from home. The place is immaculate and inviting. This will always be our go to place when we’re in PV. Did I mention that she has an excellent staff that is warm and friendly? One has to see the place to believe it.

I stayed at Villa Olivia in a suite on the 6th floor. The balcony had a view of Banderas Bay. My visit was a delight. I loved watching the sun set and gazing at the water, the birds and the boats on the water. Every day I walked down a nearby stone staircase to the beach. By day and night I walked to restaurants close to the hotel. It is a unique building with loads of charm. It is very quiet, and the view from the rooftop courtyard that includes a swimming pool is spectacular. The staff is incredibly nice and accommodating. I will return as soon as I can. It was a great bargain as well.

I loved everything about this spot. It's not a hyatt and there are some quirks with elevators and the beds are firm. That said, the service is warm and from the heart. The views are stunning. Elena and the cleaning team keep it spotless. The location is wonderful and close to everything. What I do recommend is getting to the amazing rooftop for swimming. We watched the drag show from the neighboring rooftop bar from a distance, LOL! Had a wonderful stay and grateful for the experience which I hope to have again...and again. Thank you Mariett and Simon.

This is a very nice boutique-type hotel near the beaches in Zona Romantica.

PROs and CONs

PROs (in no particular order)
Staff is wonderful and accommodating.
The room (at least ours) was well laid out, tastefully decorated, fully appointed studio-type apartment easily suitable for short (I'd say 1-week or less) stay. The kitchen area has full-sized refrigerator, four burner stove and oven, microwave, coffeemaker, toaster, etc.
Oceanview from the balcony which has two nice chairs and a table which allow you to (maybe) hear the waves (more on that later).
A carafe of coffee is delivered to the room every morning.
The pirette has back & sciatica issues and we are always very leery of independent hotels and have even had uncomfortable beds at higher-end resorts. She quickly declared this bed “fabulous.”
The facility is secure – Not that the neighborhood is sketchy, but the building is gated and door codes are changed regularly.
Towels for beach as well as the pool are available.
Very nice exercise area with a variety of machines and a sauna.
The rooftop pool (more on that later) includes a fully built out kitchen with BBQ grill, full-sized refrigerator, bar-type seating with ocean view from the lounge chairs.
Walking distance to the beach and a variety of restaurants and shopping options. A small market (great home made guac and pico de giro), a farmacia and an oxxo are all within 5 minutes.

CONs (again, in no particular order)
No hairdryer – One would think, considering all of the other amenities which were provided , this would have been a “no-brainer.”
The hot water is good for about 45-60 seconds. And during those 60 seconds, it is HOT! But then it turns COLD – and stays that way. I found the best option was to shut the shower after 10-15 seconds, wait 45-60 seconds and then repeat. Time of day did not seem to matter.
You are one uphill block from “The Blue Chairs.” For the uninitiated, the Blue Chairs is a club-resort catering to a younger crowd. This means they will have dance music at a high-decibel throughout the night. We found that if you call the Blue Chairs after midnight on a weeknight and ask nicely, they may turn it down – But it definitely won't happen on Friday or Saturday.
The pool is long and narrow with a square section one one end which has jets. None of the pool is heated. It is situated on the very back (uphill side) of the building and the only place to sit while in it is with your back to the ocean looking at the villas across the busy road.

I wish I could give it 3.75 stars, because this is definitely not t three star facility. By the same token, it's not a five star – I understand why it had to be placed where it is and sized as it is; but the sides/ledges of the pool were not well planned; so it is pretty much useless.

I don't need a long shower, and I don't need “hot” water, but I don't expect hot water turning to ice water and never even returning to warm. So, it's hard to justify four stars considering the price we paid (cash, reserved directly with them), we should be able to at least have consistent hot water and a hair dryer (even Motel 6 has hair dryers!).

1) Dryers are available at Villa Olivia. Past experience has shown us that most guests do not require one during their stays. Those who have needed one simply inquired and were duly supplied. Please do not hesitate to ask for a hair dryer. 2) Not surprisingly, and be aware, there are parties and spikes in noise level during the Christmas / New Year's period -- and also during Semana Santa / Easter: the two busiest times of the year. Otherwise, places such as Blue Chairs are not allowed to play loud music on a constant basis. Our neighbours can attest to that. Thank you, all reviewers, for helping us better serve you, our guests. We stayed at Villa Olivia for two weeks in January and enjoyed every moment. There are 15 rooms and ours on the 7th floor was spacious, bright and airy with a balcony overlooking Banderas Bay. The Villa is well situated close the Zona Romantica and the old town but on a quiet (and steep) street. Lots of restaurants within walking distance. This is a well run family property and everything is spotless and well maintained. Many of the guests are repeat customers. Denise is a very good host with lots of tips on restaurants and things to do. Excellent price/quality ratio. Highly recommended for those who like an attractive quiet environment.

My wife and I stayed at Villa Olivia in January. This villa is located at the south end of old town, and slightly up a hill about a block and a half off the ocean. The waves slapping the beach could be clearly heard in the room as if the beach was directly in front of the inn. We had a room on the 3rd floor which will soon have no view of the beautiful bay because condos are rising up in front of the villa. The new condos will be limited in their height so higher floors at Villa Olivia will still have a great view of the bay, and it will be a few years yet before the 3rd floor view does disappear.

The villa is beautiful and has gone through many renovations over the years. There are now 9 floors with the penthouse on the 9th. The owners live in the penthouse. At one time the top was the 4th floor with an open pool. That pool is now an indoor pool! Still the villa is quite lovely and well situated. A block away is a mini-market where you can get fresh salsa, guacamole, eggs, beer, et cetera -perfect. There is also a pharmacy and restaurants very nearby. We really enjoyed our home cooked breakfasts and dinners on the patio enjoying the gorgeous bay.

The staff were all friendly and helpful. If you desired, you could request breakfast and/or coffee for the morning. There were also in-suite facilities for your own coffee and meals. The villa has elevators and an open sitting and kitchen area which is very nice. There is also an exercise room and dry sauna near the pool on the 4th floor. Overall, the price was very reasonable.

The villa is located a short walk to the new, bigger and impressive malecon -a tourist attraction in itself. The malecon is of wonderful construction and is wide and long. At night there is a nice mix of eclectic entertainers, food, and drink. Vendors set up in the evening and sell there goods, and foods -deserts such as crepes, coconut pie, and chocolate cake are simply wonderful. The new malecon, with all its attractions is the icing on the cake for PV. Great stuff and a wonderful place to stay!

My partner and I stayed for over two weeks during the Christmas and New Years holiday and never wanted to leave. We had incredible views from our room overlooking the entire Banderas Bay as well as Los Muertos Beach, where we spent each day basking in the sun. Every morning we laughed and shared stories with other guests while enjoying a delicious breakfast prepared by Denise, the witty and funny manager. (How can we forget Monty Python's The Ministry of Silly Walks) Denise and her family who own the Villa always made us feel at home, like one of the family. Villa Olivia is comfortable, clean, secure, private and close to all the amenities of Old Town. We still hear the echoes of waves crashing on the beach below. We have already paid our deposit for next year and can't wait to come back home.

I can't believe all the other reviews of this place after our visit. It was first suggested via internet that we stay in room 8 and after seeing the photo's I said that I wouldn't book that room. So, being told room 9 was lighter, brighter and bigger I agreed. A week before arriving I was told them don't actually guarantee rooms (so why suggest room 9 specifically?) so we had to be in room 8. I thought maybe the photos were deceiving so decided to give it a try. By they way, we booked our stay 3 months early but someone else wanted a kitchenette which room 9 has so that is why we got bumped.

We also had to arrive a day early because our travel plans changed and had to be in room 5 which had a hall bathroom, and after the first night they would move us to room 8. Room 8 was small and dark and we did not want to be there. Turns out, room 9 was available the first 3 nights of our stay and we could have been there the entire time. When we asked to go into that room until the next person renting it came, we were told we couldn't because we had already "dirtied" one room and they didn't want to clean it. We had been in it all of 30 minutes at that point and had only used one hand towel.

We don't expect luxury for this price and stay only at bed and breakfasts when we go to Mexico so I think our expectations are pretty reasonable but I can't understand the sheets and bedding in this place being so old. The sheets were so worn out you could see through them and the pillows were lumpy and had to be 10-15 years old. They did have nice towels so why not get some new bedding? It certainly doesn't make for a romantic trip when the beds gross you out.

There was one other couple that was there while we were and they left early, after just one night. I overheard her complaining that the rooms did not meet their expectations and the sheets were thin and pilling so I know we are not alone in this.

The windows in the bathrooms are also open to the back of the property with no curtains or window panes and there were guys working in back so there was no bathroom privacy. Maybe just put up a little curtain?

We stayed three painful nights in this place and left early. The craziest part being we could have been in the room we wanted for most of the stay and been perfectly happy, instead it sat empty.

On the good side, the views are really nice, the main part of the house is pretty, the location is good. So there are some good points.

Also, in all my e-mails for booking they mention the rooms having private balconies and not a single room has a private balcony. They are either shared with another room or other guests walk through your sitting area to get to their room. A private balcony to me means other guests can't access it.

Unfortunately, it was during a week when the villa's manager, Denise, was out of town -- the rare time she takes a vacation. We feel bad for this guest's experience. That was almost 7 years ago. Since then, major improvements have been made: rooms, floors, elevators, spa, and a rooftop pool were added. And major upgrades were done to all room amenities. TripAdvisor again helped us to find the perfect accommodation. We had traveled to Mexico before, but never to Puerto Vallarta. I knew very little about PV except that it seemed to be a quite popular destination. I studied all the reviews, picked the Olivia, and was delighted with our choice.
Our room, with balcony, looked out over the ocean.The room was quiet, private and very comfortable with a table, chairs, sink, refrigerator, queen-sized bed, sofa and nice bathroom. Service was excellent - morning tea and coffee brought to our room, cleaning done regularly and well, repairs to our shower attended to within minutes of our reporting the minor problem. The hotel was well secured and very safe. The rooftop pool and deck, complete with cooking area, boast a beautiful, panoramic view of the bay.
The location in the Zona Romantica was ideal! We were able to walk to dinner, entertainment venues and the Malecon. We spent our days exploring, discovering a great variety of good restaurants, plus a lot music, shows and art.
Denise was a fantastic host! She is a wonderful resource for information and guidance.
We thoroughly enjoyed our stay and hope to some day return.

Hi. I apologize for the delay -- I thought TripAdvisor forwarded these queries to our email address. The villa itself has 2 elevators. If you want to avoid the stairs that lead from our street to the beach, you can walk down one block, turn left and down a short block to get there.
