We just returned yesterday from our 19th trip to the FACC, and as always we just had a wonderful time. Since I have written many reviews of this hotel over the years, let me first call your attention to those reviews, as far as more general aspects of the hotel and for pictures, and so I don’t just keep saying the same things over and over, I’m going to devote this review to things which are new, changed, or eliminated from the all-inclusivity of this hotel.
First, the hotel renovations which were done over the past few years are all completed now, there is no construction going on any more, and in my opinion the hotel is just gorgeous! I think that almost $30 million dollars was spent on these renovations and it really shows. Our room and everything in it (#667 Sun Tower) looked brand new. We had a nice balcony and patio chairs which were also new.
As is the case around most, if not all the Carribbean, Sargassum (seaweed) is everywhere in the (ocean) water. They tried every day to sweep the beach, and I appreciated the efforts, but it is a losing battle right now. We went in the Caribbean one day, but it really wasn’t a pleasant experience. But there is plenty going on every day at the pool, and the water there was just perfect.
A lot of people on these reviews single out single or multiple individuals who have provided them service above and beyond what might be expected. While I COMPLETELY respect that point of view, I actually think it diminishes the efforts of those service personnel who are NOT specially named. I can say again, as I have said before on these reviews, that I have never met a single person on the staff of the hotel who didn’t look like they loved their jobs, who weren’t competent at their job, and who didn’t treat my family and I as if we were the reason they do the work that they do. As a small example, we had just gotten to the hotel.. we went down to the pool bar, and went up to get something to drink. Not only did the bartender remember our NAMES, but he also remembered what both my wife and I usually ask for to drink. I really don’t see how they can possibly recall that kind of information with as many people as they must see every year.
The booking center for different activities has been moved from the lower level motor lobby where it used to be, up to a desk on the main lobby level.
Covid restrictions are no longer in place but are now left to individual choice. Some people wear masks, some don’t. STAFF all wear masks…all the time. A pre-departure Covid test is no longer required for US citizens. I can’t speak to other countries or policies.
We ate at the Kalmia and the San Telmo restaurant. I really enjoyed the food at both places. It was clearly prepared with care, and certainly diverse enough for my families tastes. My wife ate most every day at the Chevicheria down by the pool. According to her they make the best fish and shrimp tacos she has ever eaten. We also ate at the hamburger/hot dog stand poolside, and at the little pizza place, also poolside. We thought all of them had great food.
People had a tendency to finish their drinks at the pool and just set the cup on the side of the pool and leave it there. Clearly that just left a mess that someone had to clean up. We tried to start a little “trend”: we would go around and pick up the cups, and tell people that if you returned the cups to the bar, the bartender would give you a “free” drink.. ;) By the end of our stay, quite a few others we’re picking up empty cups, so we hope that helped a bit….and it was kind of fun to joke around about it.
That’s about it for this time. We are going back in February for Valentine’s Day, and our 20th time to the FACC. We’ve never been during the winter so that will be something new. And in talking to locals, they say it’s just as warm then, and there is no sargassum that time of year. We’ll see ;)

The food is great, you can swim on the beach but a lot of seaweed at first but blue blue clear water. The service was beyond excellent. Everybody is genuinely friendly and does a fantastic job. Everything is super clean and there's a bus right in front of the resort on the street and for 12 pesos with your pain in pesos or one American dollar you can get a one-way bus ride to the different shopping centers downtown. there is no free sunblock on the pool like some other resorts. All the free food is beyond excellent. The music by the pool is fun. We had no problems finding a lounge chair by the pool even as late as 9:30 AM. Gratuities are included in the price but I think tipping for a great service is great. They ask you to wear your mask everywhere except in the pool but no one enforces it but everyone keeps a safe distance. you can book any type of excursion at the hotel and the prices are good. In the morning you can get your coffee from the little coffee service inside the gift shop. Although there are children allowed it is not loud and the rooms are super clean actually the entire resort is super clean. Highly highly highly highly highly recommended and book your shuttle to and from the hotel you'll pay half the price than you would if you get a taxi.

If i could give 4 1-2 stars this resort deserves it. Currently onsite and have a few more days left but wanted to do this review as i cant sleep yet anyway. Staff provides good service, especially the staff at Thai Kunn restaurant, San Telmo and Cevicheria also at concierge’s Fernanda and Luis are amazing and will do their best to provide and meet your requests. Now the reason for 4 1/2 stars is the food, its good but not great - me this probably falls on preference as i am used to having access to great food when we go on vacation. I am talking about the specialty restaurants, but for an all inclusive it is very good we enjoyed it and service was amazing, just that I could have been better. Anyway let me cover the other aspects that make this resort 4 1/2 stars, as mentioned the staff are great and will take care of you. Rooms are spacious and more importantly beds is comfortable and ac blows cold, just make sure balcony doors we really really closed ours were closed and locked but I guess it did not engaged the sensor so room did not cool as ac will not turn on once sensor was engaged worked perfectly. Pool a bit chilly for my liking but you get used to it not a lot of ppl in the pool kids didn’t mind it, be aware that pool closes at 8pm at this time. Beach is perfect no seaweed and nice sand no rocks in the water as some resorts do (thank you everyone that posted this on this site one of the deciding factors for us) as we enjoy being in the ocean water. Think thats it, other than trying the Italian and Mexican restaurants which we will hit up tmrw and the next day, if anything significant will right a review on those. In conclusion, we will be back here again when we come back to cancun.

This resort was absolutely incredible! From the moment my friend and I stepped foot on the property we were treated very nicely and were accommodated. The service there is amazing and the workers deserve so much credit for how hardworking and kind they are! They go above and beyond to treat the guests like royalty and make sure that you are having an enjoyable experience. We definitely took advantage of what the all inclusive deal had to offer. The food and drinks at all of the restaurants were amazing! The buffet has a variety of fresh options to chose from and even offers a smoothie bar, omelette making bar, quesadilla bar, and many other options through buffet style. There are actually 2 breakfast buffets you can chose from (one indoors and one by the pool) so you will not have to wait for a table at the one inside since it gets busy around 10am. The resort is extremely clean, has AC everywhere, and you will feel extremely safe walking around at all times. The gift shop has the essentials if you forget to bring things on vacation and has great souvenirs that are reasonably priced compared to other markets in Mexico. The entertainment staff is always up to something to make the guests have a fun and enjoyable time such as dance classes, workouts on the beach and in the pool, margarita tasting, paella tasting, pool games, etc. Once you check in, you will be given a sheet with a calendar of events for the week, all of the restaurant details like dress code, hours, and reservation needs, and other important contact and resort information. My favorite parts of the resort were the beach and pool, the sweet shop by the gift shop that offered homemade crepes, churros, and ice cream options, the swim up pool bar, and the nightly entertainment at the main bar in the lobby. You will not regret booking your vacation here! It is perfect for couples looking for a getaway, families with young kids, and even groups of friends on spring break if you do not want to deal with the rowdy crowds of college students. Overall, I have nothing negative to say about the resort because it was truly an incredible time and I would recommend this resort to everyone wanting to visit Cancun.

We traveled as family and friends to celebrate an anniversary and several birthdays, not to mention a bit of reprieve from a typical Michigan winter. After a long day of travel, we finally arrived to our hotel only to be disappointed to learn that although we had reservations, the hotel was 'sold out'. Jesus, the manager on duty, quickly intervened to help remedy the situation. He offered to show us "another room" that might work well for the group. After the chance to see the alternative room, our group was offered the opportunity to stay together in the Presidential Suite! I am not sure how any other room at this resort, or any resort for that matter, could ever compare. The grounds of the resort are beautiful as well. Staff were noted to be working around the grounds and pool areas frequently to ensure their beauty. Staff were wonderful, welcoming, and helpful throughout our entire stay. We had great food in both the buffet style restaurants as well those requiring reservations. One restaurant in particular, El Mexicano, was particularly memorable. Our hostess, Yadira, was very friendly and greeted us with a wonderful smile. The restaurant manager, Hector, was attentive to our group and wanted to ensure our happiness with the food as well as the service. We were spoiled with our ever-attentive server, Alexis. He constantly asked if everything was acceptable and if we needed anything. The chef, Jonathan, prepared amazing food, including the best shrimp any of us had ever had. Words aren't enough to express to all of the staff of FACC how grateful we are all for one of the best travel experiences ever. The only complaint any of us had is that our time spent in Cancun and at this resort is that it wasn't nearly long enough.

We stayed at Fiesta Americana August 3-8, and we really enjoyed our stay. I never felt unsafe, and the staff all wore masks/face shields. I was even able to register my 4 year old son for the kids club. I would not have gone on vacation if this service wasn't available. Paulina and Jennifer in the kids club are amazing. Right now, due to Covid, they have many precautions in place. The kids all wear masks, and they even have kids masks available if you don't bring them, each child washes their hands and uses sanitizer upon arrival. Only one parent (with a mask) can come in to register their child, which limits exposure to the kiddos there. They do arts/crafts, go to the pool, watch movies, feed fish, and even go see iguanas! My son enjoyed kids club so much, he begged to go back after lunch.

While my son was having the time of his life at kids club, the rest of my friends/family spent time at the swim up bar, where Felix and Rosalindo expertly made us delicious cocktails.

My husband and son ate at the grill by the pool everyday, where David serves up burgers, hotdogs, burritos, and nachos.

Henry and Oscar waited on us at the Ceviche restaurant for lunch. Their service was impeccable. Everything at the Ceviche restaurant is delicious, and you can't beat the view. You can also see the pirate ship/kids pool, if you want to enjoy fish tacos while watching your kids play.

It rained one day during our stay (for the whole day), but we still had a great time hanging out in the indoor bar. Marco was our waiter, and he was awesome. When it rains, the Ceviche restaurant food is served inside (at what would normally be the buffet), and the grill food is served at the bar.

The entertainment is not as good as it was two years ago, but that's understandable considering the hotel is only booking at 30% capacity. They do have live music at the bar.

Most guests adhere to the mask policy, which is expected in public areas (not the pool/beach obviously). There are markers for social distancing, and there is hand sanitizer EVERYWHERE. The host/hostess will take your temperature before seating you at the restaurants. Your temperature is also taken when you arrive at the resort.

We have stayed here on other occasions and thought the grounds, food and service were very good. Room 558 was spacious with a gorgeous ocean front view.
A special thank you to Edwuar and Brian who were personable and hard workers in the lobby bar.
Our favorite restaurant was San Telmo which was the only place where there were reservations. A person needs to go the day before between 2-3:00 to obtain a reservation. JJ was an excellent server.
We appreciated the complimentary bottle of sparkling wine and the unique and pretty rice welcome upon our arrival.
Of course we will return!

We had the pleasure of returning back to FA Condessa Cancun for the fifth time midst All the Corona
virus craziness. At first we cancelled because the U.S. was requiring a negative covid test for reentering back into th U.S. We got in contact with Fernanda, guest services at FA Condessa who immediately reassured us that the hotel would be providing the test free of charge and they were following strict covid guideline rules with their staff.
So, we rebooked it. Upon arrival everything was perfect. We asked for Fernanda, who immediately came down to assist us. She assisted us with check in, restaurant reservations and most importantly the covid test that we were scheduled to receive 72 prior to our departure. The following day after receiving the covid test the front desk concierge printed the results for us. I need to also mention that the hotel offers covid insurance incase you test positive for covid and you need to quarantine. The accommodations provided at this resort is above and beyond my expectations. The staff, restaurants, covid accommodations and disinfecting is above and beyond. At the pool we had the pleasure of receiving services from Jose and Claudia this year. They are hardworking and accommodating to your needs. On our second day, I felt sunburnt and mentioned it to Brian who takes care of towels, anddisinfecting the pool chairs after guests use them and cleaning around the pool area, so guest guests don't fall, to my surprise he immediately came and provided me with an umbrella since he noticed I was covering myself with towels. Not only that day, everyday he saw me for the duration of my trip. We also had the pleasure of having Josue "Chelito" provide us with the best fish lunches daily. Chef Jonathan at the Mexican restaurant made my husband the most amazing Mexican meal we've had in a long time for his birthday. So, sorry for the winded review but, I really hope people consider going to FA condessa for their travel, because they are truly the best in Cancun.

We went visited in February for our honeymoon and LOVED it. All of the staff were so incredibly friendly, has great access to the beach, wonderful and large pool area, and very good food. We loved the Cevicheria and ate there almost everyday for lunch. We also really loved the steakhouse and it was worth going the day beforehand and making a reservation. Carlene was especially friendly at the cevicheria and the breakfast buffet. Heraclio was our main server at the pool and provided us with unlimited drinks all day everyday. They were both so kind and were willing to go the extra mile to make our stay wonderful. Our room was great but it was a little confusing to know what type of room you were getting when making your reservation. We were in a Premium Ocean Front room and it had a small balcony that you could stand on but definitely not sit on. The resort was incredibly clean, fairly quiet (though there were more "party" areas at the pool that you could go to), and literally all of the staff went out of their way for us. Will definitely be visiting again!

This was our first visit to Cancun and our first time visiting an all inclusive resort so we had high expectations for our Christmas vacation. We had done our due diligence along with our friends who joined us for the 6 days. First the beach was awesome, clean and plenty of chairs. No waiter service on the beach but the bars are very accessible with a short walk. Lots of daily entertainment and activities by the staff which kept people very entertained. Numerous restaurants near the pools that offered great food and drink. Most of the restaurants had good food at a minimum with 2 that were excellent. First was the Thai Kuh restaurant which serves as morning buffet and evening dinner. We had gone deep sea fishing earlier in the day and brought the fish (barracuda and red snapper) to Chef Luis who offered to prepare a special meal for our group of 11. Awesome experience! They prepared a 4 course meal for us and everyone enjoyed the meal. Captain Jonathan was exceptional in arrange the event for us, Hostess Martha was very attentive, and our waiters, Reyes and Julio, were outstanding. Great Mexican wine selection by Jonathan as well. We ate at this restaurant on four occasions during our stay and were not disappointed. The second was the Italian restaurant, Rosato, which gave us a private seating for our group. Again outstanding service by the wait staff, the chef stopped to check on us during our meal which was outstanding by the way. Can’t say enough about the wait staff at all of the bars and restaurants, they go out of their way to treat you well. Check out Tratorria for very good pizza. A few of us utilized the spa for a massage and it was well worth the money. Eyl gave me a deep tissue massage that was phenomenal. One of the best I’ve had and I would highly recommend her. The hotel is very clean and well kept up. Our room had a balcony that was wasn’t a balcony. It had a railing at the sliding glass door so it was not function. Our room had a musty smell when entering the room so we would leave our sliding glass door open all night and that solved the problem. It was great to hear the waves crashing all night and the noise was minimal. One small complaint about leaving our doors open, for some reason they would repair broken floor tiles around the pool complex during the night. 2am in the morning and you could hear the repair man chipping away at the tile. We just laughed about. Overall it was a great experience. One last thing, if you are doing tours, check out the guys at Aquatours near the kids pool. They were very knowledge, had great equipment and like to deal on multiple tours.

Someone mentioned not all rooms have wifi. Do all rooms (and lobby) have free wifi? Thanks!

I hope it’s not too late. There is WiFi within the building, in the pool area it’s slow and sometimes it’s zero connection because of the number of peopl trying to get connected. In the rooms, lobby, restaurants works fine.
