Had the best stay at this hotel! It's fairly priced compared to the ones near it, but with the same beautiful beach. The water was very blue with fine white sand on the shore. We just wanted to stay somewhere with a nice beachfront but not have to pay too much. It was peaceful and not too crazy. The breakfast buffet was also pretty good!
The rooms are clean and straightforward, it's not the most modern but for us it was great!
Our personal highlight was them decorating the room on my birthday even though I didn't put any special requests or indicate my birthday on the hotel reservation. We were pleasantly surprised when we saw that they made such efforts!

We stayed here twice over our 2 week holiday. 3 nights and then 2 nights a week later. We absolutely loved it.
The grounds are so well kept, there seems to always be someone cleaning something, the pool is huge and clean and the beach is right there in front of the hotel and is stunning. Our room (2109 and then 2018) was on the ground floor and had a little patio with a table and chairs on it. The room itself is simple and basic, but seemed to be recently painted and and everything we needed, including a powerful shower! The room has 2 double beds, a tele (we never used it) and a decent sized bathroom. It was also quiet.
We had a lot of space for our luggage and we always felt safe. The towels were changed every day, 2 bottles of water were provided and it met all our needs.
We had breakfast and there was a lot of choice and it changed each day. The people working in there were so lovely.
There is a little shop which sells snacks, beers, iced lollies and other things you might need. There is also a beach bar that sells food and cocktails and they can serve you while you are on your sun lounger (there are loads of them too!)
Victor and Isaak on the concierge were both so lovely and they were happy to help anytime.
I like to run and there is a great path that goes in both directions from the hotel. There is a local bus for 12 pesos that takes you down the hotel strip or the other direction into town. Totally recommend going into town! The hotel is only two stops away from the port that takes you to Isla Mujeres or 20 min walk. There is a large supermarket less than 10 minutes walk away which sells everything you could ever want.
I would definitely stay there again.

The only real positive about this resort is its excellent location. Unfortunately, that’s where the positives end. The hotel is outdated, and for the price, it simply does not offer good value. Some staff members are friendly, but others seem uninterested, making you feel like a bother rather than a guest.
The facilities are not well-maintained. While the bathrooms have been updated, there’s barely any hot water, and the water pressure is almost nonexistent—very disappointing. The TVs don’t work properly, with many channels unavailable. The pool is dirty, and the beach feels disorganized and unclean, which is unacceptable given the high cost of staying here.
Breakfast, which was included, was another major disappointment. The food selection was minimal, not worth the price, and the dining area was overcrowded. There was hardly any room to sit down, and guests had to wait in long lines just to enter and be served.
Another frustrating issue was the so-called rewards program. The resort advertises discounts at its on-site restaurant, but this is misleading. The discount doesn’t actually exist, and the program seems to be nothing more than a way to get guests to spend more money. It feels like false advertising and adds to the overall disappointment.
Overall, this resort fails to meet expectations, especially considering the price. It desperately needs improvements in both service and maintenance. Would not recommend. We’re were going to make this our regular winter get away until things change I would suggest you avoid

We arrived from the airport in the early evening, The check in took a long time and the person who chwcked us in was very grumpy. He refered us to a college to show us to our room, he walked us to the elevator without offering any help with our suitcases (we are both over 70} and told us what floor to get off the room was quite big and clean but very basic. The hotel is right on the beach which was nice and had a good reasonable resturant. Breakfast was included in our stay and it was very good with a large variaty of food. However one day we left for a day trip before the breakfast room opened, we asked if we could get a packed breakfast for our trip, we were told that it would cost us 8$ each which we felt was greedy because breakfast was included in our stay. The location is good so I do have mixed feelings about the hotel.

This was an older, smaller resort, but the staff were constantly cleaning and maintaining the buildings. We required maintenance for the shower handle, and someone was at our room to repair it in under 5 minutes. All of the staff were friendly and helpful. This was a perfect escape from the all-inclusive hotels. The pool was quiet, the beach amazing, the sand was as soft as talcum powder. The food was really good and the prices were very comparable to what we would spend in a restaurant at home.

the best: The very beautiful beach with lots of deckchairs, the restaurant with its feet in the sand, the variety of breakfast really good (fresh fruit, Mexican specialties, dairy products, pastries etc...), the efficiency of the staff perfect at home. Laundry available (washing machine and dryer). The apartment is quite large and functional, although due to its location (facing the road), ours was a bit dark and noisy, so we did not use the balcony (noise not bothersome for the night though ). The kitchen is functional (oven, microwave, fridge/freezer), coffee kit renewed every morning. The sofa bed is comfortable, our 15 year old teenager slept well there. The garden is very well maintained and pleasant. You can walk to the ferry to Isla Mujeres (20 mins) and to the tourist area with shops, restaurants and nightclubs.
the minuses: The cleaning ladies changed the level of the air conditioning or turned it back on when we had turned it off each time they visited, so the apartment was much too cold when we returned. Good structure personal catering NOT SUITABLE in the relationship with customers, we have always treated with supposition and little kindness (especially the waitress Cecilia ). Very clean and well structured hotel also as location of the property itself. We had a problem on the booking due to their system and despite it was not our fault they charged us extra for the baby's breakfast, then since the room was not the one requested they proposed - on condition of paying the extra breakfast for the baby - a suite to "apologize"... but then it was a normal room and not as promised (only the sea view was real).

Friendly staff. Great facility. It’s true the furniture and decor are a little dated, the location, overall facility and friendly employees make up for it. It felt very safe to walk to and from the cocobongo area even late at night but the 12 peso per person bus is also a great option because the stop is right in front of the hotel.
I chose the hotel as part of a JetBlue vacation package and was offered the opportunity to upgrade for a fee by the hotel front desk (not a surprise) but they even let me take a look at the room before deciding and there was no pressure - other than the upgrade was to a multi room corner unit with amazing views for a reasonable upgrade fee that no one could turn down 😀.
I chose an included breakfast option. The staff was attentive and friendly and although the cooked food, juice and coffee won’t win any awards — each day the variety changed and it made for a great start for the day (however the fresh fruit was amazing as well as the included cooked to order food)
If your looking for a young party hotel you might want to look elsewhere. But if want a nice relaxing safe place to stay with great staff and great pool and beach options then this place is a great option.

Beachscape Kin Ha is the best kept secret in the hotel zone. It has a very relaxed vibe, and a wide stretch of beach with shallow water that is perfect for swimming. The palapas and beach chairs are all first come first serve and I never had a problem getting a chair. There are waiters to take your order for food or drinks, but you can also bring your own drinks and snacks. The hotel with within 10-15 min walk to the Cancun Conference Center and other nightlife/restaurant spots. There is also a bus stop right in front of the hotel. The accommodations are very comfortable - good air conditioning, comfortable bed, 2 free waters daily in room, a refrigerator, room service. The food at the Palapa restaurant and breakfast buffet are very delicious and reasonably priced. I arrived earlier than my check-in, and I was able to store my luggage, and use the pool/beach while I waited. My favorite part of the hotel was all of the friendly and kind staff. Notably, the security guard Alexandro was a pleasure to speak with. All of the staff were great and made my stay very memorable.

A good selection of hot and cold food (the hot food is a mix of Mexican and American), an omlette station, breads, cereals, pastries, yoghurts, juices, tea / coffee. We have seen more extensive buffets but the breakfast here was more than sufficient for the 4 of us and our very diverse tastes.
Even if you don't book through the hotel you can get an upgrade when you arrive (for a fee). They even let me look at the hotel room before i committed to the upgrade. Of course this presumes they have availability. I upgraded from a room i booked through jet blue vacations and when i got to the hotel i paid for an upgrade. -- i dont know if it would have been cheaper had i just did the upgrade earlier.
There are more places to choose from in the Cancun area.
