We rented one of the 3 bedroom residences in March 2023. The residence, facilities, and grounds were very good. But, what made it special was our butler Alejandro Lemus. Should you look to reserve a residence in the Fairmont Mayakoba, request Alejandro as your butler. Also, if you are planning to dine at one of the popular restaurants on the property, such as Saffron in Banyon Tree or Agave Azul in Rosewood, consider getting reservations weeks in advance.

We fell in love with Mayakoba during our first visit in August 2021. In June 2022 we decided to purchase a fractional ownership in Fairmont Heritage Place. Our first stay as owners was this past August and it was incredible. The service was above and beyond our expectations, particularly with daily house cleaning and making reservations around the resort for things like snorkeling or rides on the catamaran. I can't say enough how friendly the staff is. Everyone is happy to assist and to do it in a timely manner. We are excited to visit again and see the progress on the Fairmont renovations. The new beach club looks incredible! Restaurants are fantastic (shout out to Tauro!). My only complaint is the mosquitos, but that's what one should expect when staying in a natural habitat like Mayakoba. It is actually controlled pretty well, I observed staff fogging the property outside of our building daily to keep the flying critters manageable. It amazes me how much effort and care goes into making the property such an incredible place to vacation. I never thought I would look forward to visiting the same location multiple times a year but somehow I can't wait to get back to Mayakoba.

I stayed at Heritage Place with my three children for only one night, but wish it had been longer. We had been staying at the Fairmont Mayakoba, and then switched to Heritage Place for the last night of our stay. The villa was absolutely gorgeous! We had a three bedroom penthouse unit and it was beautiful and very clean.

The service at Heritage Place was also excellent. Our butler, Edgar, was extremely helpful and always available via text when we needed him.

I would highly recommend Heritage Place for a family vacation, especially for larger families. It is worth noting that the property is a good distance from the beach. It would probably take about 15 to 20 minutes to walk to the beach and beach pool, however, the trails that lead you there are lovely. The hotel does have golf carts that will take you to the beach though if you don’t want to walk and you can often pick up a bike along the way. I did miss being closer to the beach, but getting more space and the quality of the space was worth it.

I think the main improvement I would make would be to breakfast. The breakfast offered at Heritage Place is very simple/minimal. I think it would be great if they could offer a more extensive breakfast at Heritage Place as well. I did room service with my kids because we had an early flight, but I prefer getting everyone out for breakfast and it would’ve been nice to have been able to do that within a short walk. Also, the main heritage place pool that is near the lobby does not have drink service so it is a “quiet“ pool. It is nice that the pool is quiet but I think some amount of drink service would be a great addition because it would make the property feel a bit more alive.

Overall, I highly recommend Heritage Place for a family vacation (just be prepared for a hike or golf cart ride to the beach).

We had an amazing few days with my 3 kids (aged 7,8,10) and in-laws. We stayed in a 3 bedroom Villa and the set up was perfect, with trundle beds in the kids room. The Villa was clean and beautiful. The resort itself is under ranted and elegant. An easy 40 min ride from the airport, we used USA Transfers and it was great. They will stop along the way if you want to grab snacks and drinks, which we didn’t do but I would next time.

As far as the resort - this is the nicest place I’ve ever been in the Caribbean, nicer than rosewood baha mar and rosewood Bermuda. The beach club was amazing with a great main pool and several plunge pools along the deck. The other pools were also great and the kids loved the kids club.

Food was incredible - the fresh tortillas at breakfast, and the beach grill for lunch and dinner were highlights.

Lastly, the service was amazing. My son has celiac disease, and everyone was so knowledgeable and accommodating, eager to go out of their way to help keep him safe. Even the waiters were aware of what gluten was (the beach club waiter even knew that he couldn’t share the octopus with his brothers bc of soy sauce, or fries because of shared oil). Overall the staff knowledge on this was better than the states even.

We had a “concierge,” Irene, who was incredible. I’ve always been uncomfortable with the concept of a concierge at all inclusive resorts, as I feel like it provides middle class Americans with a chance to experience the worst of our colonial history. But in this case, Irene was just a helpful liaison between us and the hotel. Basically like a hotel concierge. She was extremely helpful, never intrusive or over the top.

The only draw back to this property was that it was a bit difficult for my mother in law to get around as she uses a Walker. We often had to wait a long time for the trolley, and several areas didn’t have ramps (like getting from the beach to the washroom). That said, the staff were so helpful with her, going out of their way to help get her where she needed to go.

Overall, this is my new favourite place and I can’t wait to come back.

What a stunning place, it felt like its own paradise!
We stayed in the 3 bedroom villa with 4 adults and 2 kids, and there was more than enough room. Everything was spotless, the private pool was warmed perfectly, and the whole staff was so accommodating and kind. Oscar and Ali were always ready to help.
The food was delicious, whether it was from in room dining or any restaurant at the resort, the grounds were so well kept.
The fact that we still enjoyed ourselves during thunderstorms and mid pandemic says a lot!
We are so glad to have found Heritage place Mayakoba and will definitely be back. Furthermore, it is located just a quick golf cart ride away from multiple other resorts like the Rosewood and Banyan tree, so lots to explore and many restaurants to try.

We had planned and rented a 3 bedroom villa for about a week for our family. Stayed at Mayakoba before so already knew grounds would be fantastic, and not disappointed with Fairmont Heritage. Check in was easy and staff was extremely helpful - cannot say enough about how great their desk staff like Ali and Oscar were - helpful at every turn from check in, orientation, check out, dinner plans, transportation and so on.
Our villa was on the second floor and massive with full baths, living and dining room and full kitchen with a fridge that was stocked daily with waters, sodas and beer. Living spaces were clean and sharp and our deck had its own plunge pool. The house service was wonderful keeping our messes cleaned up for us.
The staff here were wonderful, friendly and extremely attentive. Big shout out to Ricardo in the Bell Service who helped us with everything and seemingly any time. His attention to detail fir us was impeccable.
If you are looking for a place to stay in Playa del Carmen, you need to consider the Fairmont Heritage.

Breakfast at the terrace is amazing! It really feels like home. You can start with coffee and freshly baked “pan dulce” from the Fairmont bakery followed by your dish of choice. You can pretty much find everything in the menu. We end up having every day the same because it was so delicious: “chilaquiles rojos” French toasts, delicious papaya, mushrooms omelette and green juice.
For lunch Teo the local chef, prepares every day a different special dish; our favorites this week were “cochinita pibil” and “taquitos de pulpo”.It’s an excellent option if you want to try authentic and very tasty local food. There is also a standard menu including “ceviche, guacamole, quesadillas and fajitas”. We loved that tortillas were made out of blue “maíz”. It’s also really important to mention the outstanding and amazing service from the host Victor. He is always making you feel welcome and makes sure that all your craves are fulfilled.
The whole staff at Heritage is super friendly and ready to help you, either if you need a ride to the beach or to the golf club, making reservations at the bars and restaurants, getting groceries delivered directly to your apartment or making your pool warmer.
It’s definitely a bliss!!

Amazing stay at heritage place! The staff was incredible especially our housekeeper Karina who always made our place looking spotless and left great suprises of flowers and butterfly decorations. She even brought a baby bath kit for our 4 month old when she noticed she was having a hard time sleeping during one of her naps. Absolutely wonderful week would highly recommend.

We stayed at the Fairmont Mayakoba Heritage Place in October 2023. Our butler, Irene was wonderful! She made the stay seamless and easy. Any questions we had, we were able to ask her and get them answered and taken care of. She truly made the stay an easy and relaxing experience.

We spent a lot of time by the beach front pools and had great service from Hugo, Filiberto, Heber and Luis. They were so much fun and were on top of everything. They took the extra efforts to move the umbrellas when our kids were playing in the sand to ensure they were in the shade. On top of that, they were friendly and genuine and truly made our trip a unique experience. Our stay would not have been the same if they weren’t there.
The overall experience, service and food at Mayakoba is top notch. Highly recommend and would go back in a heartbeat.

Would give 4.5 if half stars were available. First trip to mayakoba area and stayed in a 3 bedroom villa at heritage place with 4 adults and 4 kids (6, 6, 4 and 3). Villa was the perfect set up for us and really spacious. We loved the heritage place pools-had them to ourselves most afternoons.
The grounds are beautiful and loved the jungle and lagoon surroundings- made for way more interesting trip than a typical u-shape hotel on the beach in riviera Maya.

Hotel did a good job with service considering it was the busiest week for spring break so some hiccups and longer waits are to be expected. Our villa was not ready by 4pm check in which was frustrating after a very long travel day but Daniel our butler and hotel management worked with us to make things right and we appreciated that so much!

Pools were amazing, don't even think we visited all of them. Beach was great and the small pool right on the beach was awesome for the kids. Food was the best we've ever had in Cancun area and we've stayed at quite a few places. Spa was wonderful and the husbands raved about the golf course.
Our butler Daniel was amazing and helped with all of our reservations and was so friendly and helpful throughout our stay. Highly recommend requesting him at heritage place.

Kids club was good. Kids liked some of the activities that took them around the hotel like scavenger hunt but not really the ones inside the
kids club room. A lot of the activities cost $25 which was a bit annoying as most kids clubs we've used at other hotels have been free. Our 3 year old had a babysitter a few days who was also good.

The biggest negative that did start to frustrate us was how long we waited for golf carts to get us at heritage place to go to pool or beach. Sometimes it was 20 minutes and with four young kids they got very antsy and walking wasn't an option (too far). We were also late to dinners and appointments and just felt sort of stranded sometimes. Sounds like they are working on a solution and if they can sort that out it would really make things five star.

If they can get the golf carts figured out we hope to be back again next year!
