Came here for one night during our stay in Zipolite. Booked through Booking.com, 2 double rooms.
Location is good - behind the main road up a hill. Parking is a bit of a squeeze.
We were able to leave our bags but couldn’t check-in until 2pm.
A bit of a drag of bags up steps, but the rooms were nicely decorated and proportioned, comfortable beds and okay showers.
There is a kitchen for use, but couldn’t easily boil water for tea.
Our sea view on had a small fridge.
There are a lot of dogs in and around the premises, so it was not quiet, especially at night, which meant we did not sleep very well at night.
The pool was very small but clean and there are lovely trees and flowers throughout the premises, which makes it beautiful and it is a 5 minute walk up and down a dirt road to the beach.
The staff were nice and friendly.
It was not very expensive, so good value

Had an amazing stay at Villa Escondida last dec. 2022. As a couple first, and then with more family members arriving, 4 adults and 3 children total. We where very well received. Staff was friendly and most helpfull. Well layed out cottages and appartments. Common kitchen and eating area amidts a lush tropical garden. This is not a western style sterilised concrete air conditioned hotel. It is a genuine south pacific coast Mexican villa with charming architecture and a homy welcoming vibe. Very clean. Access road a bit of a challenge, just fun for rural folks like us really. Barking dogs and roosters are anoying for sleep (like most of Mexico), bring earplugs. Did not meet one aggressive dog in almost 3 weeks. Would gladly stay again.

I had the pleasure of staying here for 6 months.We were originally planning on only staying 3 months and leaving to see other parts of Oaxaca coast line. But Villa Escondida tropical paradise was to perfect for us.The owner Giuliana was a very gracious host, help us out when ever we need it a very kind lady.The staff[ Daniel ,Sylvia,all the maids] welcome us and were here for us for every day needs with a friendly smile. The place is in a perfect location set up on a hill top away from every day tourist on the beach.But still only a 5 minute walk to beach and less than 10 minutes walk to center of town.No need for car or taxi here ,the nearest grocery is 1 minute walk. .We stayed in 4 different bungalows and they were all unique .When picking either rooms or a bungalow make sure you figure whats important for you because they are all different .They have a lot of mix variety living space to choose from..Just email them directly .And yes they do have roosters ,so do bring ear plugs if it might be a problem.We just closed all windows before bedtime and the hum of the fan blocked out the Mexico alarm clocks[roosters].

I don't recommend anybody to stay at Villa Escondida. It's isolated and you can easily get assault at night . To get to the Villa Escondida, you have to walk a rutted dirt track and on Sundays there are drunk Mexicans men lying on the floor. Few weeks ago there was a robbery too, So I decided this place wasn't safe for me and left. Trying to get my money back now, cos I paid half to reserve it. The owner told me that due to the cancellation policy she is keeping 1450 Mex . I got a deal for 1 month and Giulia told me to cancel with booking.com. (i did my booking firstly with them). Thanks to this bad decision Of cancelling with booking.com , my holidays are ruined cos not gonna have enough money for the rest of the month.

Maybe it's me, but I thought the descriptions made it sound like it was a stroll to the beach and restaurants. Granted I could hear (not see) the ocean in the distance, but a stroll it's not, especially at night when you have to negotiate rutted dirt roads in the dark. Overall I found the atmosphere surly and the surroundings seedy.

The rooms are big, very nice and clean. Location is also good: actually not to far from town and only less than 5 minutes to beach. You get more than you would expect by the price.

BUT big dissapointment by arriving: many (barking and scary!) dogs in the property and the place, and especially the owner, looks unhygienic. The rooms and the location make a bit up for the first impression. Still, the people don't speak a word English, aren't friendly or helpfull at all and the owner is growse and loud (accept from the coughing like he is going to die night and day, there is loud tv on all the time, dogs barking, him screaming at the dogs,...) We were here for 4 nights and the owner was very annoying!
Make sure you don't eat at the 'hotel', it's crazy expensive for nothing, bugs in the sugar and stuff..

Be carefull when you book, just make sure you know what to expect..

OMG we were soooo happy that we only booked one night!!!
Ok let’s start with the positive
• The bed was big and comfi

Negative
• Bathroom very old and small
• Shower does not deserve that name. The water was dropping
• mosquito net was with holes so we had mosquitos insight
• the room was very very hot because it is under the roof
• just one small fan
• dogs, dogs, dogs. Barking at night and in the morning for minutes and no one stops them
• the “street” to the house is really bad and dark
• At 10pm someone is knocking at explains you the broken flush from the toilet
• The people were REALLY unfriendly and the lady was not even saying hello to us
• Really bad WIFI. And we had 2 iPhones and both were not working

Overall a really unpleasant place were we will never go again and can’t recommend…

I have been travelling the world for the last year and have never encountered such a horrible experience. Myself and my boyfriend booked to stay here for four nights, but due to unforeseen circumstances, we had to change our booking to only one night on the day that we arrived at Villa Escondida. The young girl working the front is quite lovely and efficient and after speaking with her about making changes to my booking, she had come back from speaking to the owner and asked if I could please pay for two nights accommodation because of the time the notice was given. I had responded and asked if I could just pay for one night, plus 50% of the next night, and I waited for her to return with the answer from her boss. Before I knew it, the owner of Villa Escondida was standing in front of me yelling all sorts of things about the booking and timing in Spanish to me, yes I can understand basic Spanish, but she knew this and was doing this to intimidate me to pay up the two nights accommodation. I went to my room quickly and returned with my boyfriend, to try and calm her down and sort out the matter. Just as quickly she had started yelling at him also. Due to the circumstances we had to leave, but at this point I was not going to pay someone so rude for two nights accommodation, who was not even able to speak calmly about the situation or try and reason with us in a formal manner. We could not speak to this woman, who only spoke to us in Spanish, and now I know from other reviews that she can actually speak English also. At this point she yelled at my boyfriend and told him to pay up now and leave immediately. So we grabbed our things and walked towards the gate to leave...and whilst we were doing so, another man who worked here chased us down to the gate and locked it with his back to the door, refusing for us to leave until we payed for the two nights. My boyfriend had asked the man to please move out of the way, we were leaving and were not paying after being spoken to this way. The man then pushed my boyfriend back and he called for the owner to come down to the gate. After standing there for ten minutes with this woman yelling at us continually, as she wreaked of alcohol and cigarettes and demanding the money, the other man was trying to tell us he was the police and would call in other policeman to take care of this for us, which just completely blew our minds how out of control this situation had gotten. We told her as best that we could, that we could not understand what she was saying, but we would only be paying for the one night (at this point I just wanted to see the end of all this), she then responded to us in Spanish, calling us "uneducated", "disrespectful", "heroine addicted", "party addicted", "stupid" Australians. We paid up the pesos and walked out the gate.
Never have I ever had an experience like this from anyone I have encountered on my year of travelling. This woman was unkind and insulted us in ways I never thought possible! I wouldn't recommend this accommodation to my worst enemy, no one deserves to be treated like this, we are humans with basic rights and this family is just money hungry and desperate.

Dear Guests, thank you to find the time to write your review. We should thank you, even if you wrote a very bad review as you are giving us the possibility to explain to our future guests our cancellation policy and avoid the repetition of that kind of bad situation, unpleasant for you as guest and for us as owner of the hotel. At the moment of the reservation as confirmation, we ask a prepayment of the 50% of the total cost of the stay which in case of cancellation within 7 days prior to arrival, will be kept as cancellation fees ( see conditions in our website and in booking.com). When we receive last minute reservations, as we do not have the possibility to charge credit cards directly, trusting in guests, we confirm the reservation without deposit. In that case, if guest at arrival ask to change the number of nights booked and leave before, we ask the payment of the 50% of the total cost of the nights reserved as cancellation fees. In response to what happened we found useless to give our version of the facts. We just want to point out that Giuliana, the owner of Villa Escondida is not that bad person described, guests have been enough offensive. You can read many more reviews where she is described as very kind, helpful and attentive towards her guests. Compliance with the rules and good manners must be taken into account by both parties , the guest and the hotel property . We must remember that a reservation is a contract between the customer and the hotel and, from the moment you confirm the booking, you are accepting the structure rules which have also to be respected. Usually we are not so strict in enforcing our rules and we try to do the best for the customers satisfaction but this not means that guests can do as they wish without respecting our work. We really apologize for what happened. During the 20 years of experience as hoteliers, we never had such an extreme situation. Also for us was a very bad experience. Went here with my girl for 4 nights to stay in the 2-bedroom-suite upstairs.

+ great view at the ocean
+ clean rooms
+ good prize
+ idyllic location!
+ two hammocks

- noisy sounds day and night by dogs and rosters, hard to find sleep.
- a little uncomfortable bed (no big deal)
- the host could not speak English (but in e-mails before she could)
- you better bring a light for the way back to the location at night, not an easy way back from the center.
- white mouse living upstairs ;)

I would go back there and take a light and Ohr-O-Pax with me....

"Get a bungalow with a small kitchenette. There is a stove for warming things and a refrigerator to keep the beer cold. All rooms seemed to have a nice hammock for relaxing"
