Understand first and foremost, this is NOT a hotel OR a Resort. It is a Condo with a restaurant. Our one-bedroom condo was very nice and very clean. It was good value. We knew this property is far from town, but not miles down a dusty trail from the main road. We were misled that the "resort" had a shuttle to town. Unless you rent a car and spend considerable time driving, this is not the ideal place to stay. The front office's communication with guests regarding transportation is bad. However, the restaurant and the staff are very good.

Amazing resort with amazing real estate. Beautiful town with incredible food. All of the staff was super helpful and friendly. The resort was beautiful, clean, and safe. We will definitely be coming back.

The nicest resort in Puerto Escondido area! We always stay here when we go to P.E. as it is in a very quiet part of P.E. We love it!!! Stayed Nov 11th to 19th 2022 This time we stayed in property #131 and it was a wonderful 3 bedroom, 2 bath property with a great view of the pool, the beach and the pacific ocean. The waves can put you to sleep! My wife's favorite part of staying in this property #131 This property was very clean, updated with air conditioning in all bedrooms and living areas. The restaurant was great with fast service and wonderful servers!! We loved Blanka and Flora and Oscar and who can forget Socretes!!! They are all very kind and very hard working. Time to get our meal was much faster than the last time we were at Vivo in June. We participated in the baby turtle release and all we can say is, you must do it at least once!! So great!! We also saw some grey whales past just on the other side of the breaking waves!

This place is beautiful but it is a little out of the way. Getting to and from town takes about 30 min and costs about $25 each time. The view and the beach here is amazing. However, the staff is completely unorganized and uncarring. This trip was a birthday treat so we decided to splurge and reserved a Penthouse wiht a full ocean view. We flew on a small commuter plane from Oaxaca which only has one flight per day. It happens to be a very early flight and we arrived at Vivo at about 8:30 am. We went to check in and were helped by a woman at the front desk named, Dulce. Dulce advised that chek in was at 3pm and that our room was not ready. She advised that we could go to the pool and the restaurant to wait. We said ok and asked if there was a possiblity that our room could be ready early. She said no because the cleaning crew already had their schedule of how they got the rooms ready. I said ok and let her know that we would be around and to let us know when our room was ready. She did not come get us. Around 2:30 pm I went and checked in with her to find out or room was ready and had been ready for a while. We then were taken to our room and I immediately knew it was the wrong room because it was on the first floor with a partail view. I went to the front desk and talked to Dulce. She indicated she gave me the room I reserved. I pulled up my reservation and showed her she was wrong. She then called the manager and acknowledged the mistake and made us wait for our room once again. She said it would be ready in a few minutes since they would finish up cleaning. I told her that it was ok that if she gave me a refund for the differnce in the rooms then I would stay in the room we were already in. She said she could not do that because the cost was the same. I said ok, then I will wait for the Penthouse since it will be ready in a few minutes. We went to the pool and had a some drinks and stayed there for a couple of hours. We went back to check on our room around 4:30 pm. By then there had been a shift change and there were some yong men at the front desk. They said they had no idea what I was talking about and they had to go find out what was going on with my room. They finally were able to get in communication of housekeeping and they located my room at around 5:00 pm. We went up and the Penthouse has an area that could probably have comfortably fit at least 10 people in the living area, there was a bar and a jacuzzi. I got into the jacuzzi and realized that the water was cold. I asked for maintenance to come take a look at the water temperature. While we waited grabbed a glass to get some water. The glasses were dusty and then we looked around and realized everything in the room was dusty and dirty. Maintenance then came to check the water issue and realized there was no hot water in the Penthouse!!! We went back to the front desk and told them to please give us back the room we had originally obtained and please provide a refund for the difference in the rooms. They then made us wait to talk to management and finally at around 7 pm we were sent back to the first room we were in. We waited almost 12 hours for our room after being tired from travelling! The next day we went back to speak to Dulce to tell her about our experience and request that she facilitate the refund as to the difference in the cost of the rooms. She once again told me that the 2 rooms had the same cost. I told her that it was impossible for the rooms to cost the same. The Penthouse was probably 3 times larger with a jacuzzi, a bar and a full panoramic ocean view. I also told her the room had been dirty. She indicated that she had been told this and it was because it was rare for them to have the Penthouse rented out. I said ok, but we waited since 8:30 am and that should have been enough time to have the room cleaned. She indicated that she would ask management to contact me regarding all of these issues. It has now been about 2 weeks since all of this happened and I have not heard anything more. This is supposed to be a luxury resort where you should be having an amazing experience. Frankly, these issues are unacceptable and I would have gotten better service at a hostel in the downtown area. There is no way that the 2 rooms that I looked at cost the same amount of money. The managmenet should have contacted me as to how we were going to resolve these issues. Additionally, while some of the young men tried to be helpful to us, Dulce was horrible. She was rude and unhelpful from the beginning. She needs quite a lot of training if she's going to stay in customer service. On the positive side, the restaurant is super delicious!

Definitely clean. Not overcrowded. You enjoy all the resort with no crowds. Staff is friendly. Rooms are excellent. It is far from downtown, but we enjoyed taxi traveling and talking to the driver as they always recommend places to visit and activities to do.

Wanted to relax for a few days and found Vivo. The hotel is great with beautiful rooms and pools. The beach is beautiful and I took a walk every morning. Apparently they have a.new manager company and they seem to be doing a good job. Met a few people and they told me. Resort is far out and you come via a very rough road to get there but it is all worth it. Would go back in a heartbeat.

We stayed here over the first week of Easter break, so naturally figured it was going to be busy. Surprisingly, it was nice and relaxing, with not many people present. We were able to get pool chairs every day without any issue. The rooms and facilities were kept clean. Wifi issue has been resolved, from previous complaints. However, this resort needs to get their staff trained as soon as possible. Everything regarding the management of this resort lacks in detail and care. It will literally take you 25 minutes just to get your water once you order it. Chips and salsa (or your appetizer) will arrive close to one hour after you sit. Our dinner was delicious every single night we were at the resort with the exception of the last night. Looking back, they had a “visiting” chef come in (apparently they are changing management) and this was the night he was actually sitting to dinner. Every other night, he was the one running the kitchen, except that night. First aid kit… BRING YOUR OWN!!! When my daughter fell and scraped her knee (almost to the bone), a lifeguard was able to treat her. Thankfully she fell during his working hours, so he was there to take care of this issue. We went back to change the gauze prior to his shift end and he treated the wound again. However, due to the severity of the wound, the gauze needed to be changed again during dinner. Went to speak to the front desk and found out there is no medical staff on site. Mind you, I’m not talking about a doctor or a nurse but someone that is trained in first aid! But fine, I decided to play Doctor Mommy and change the gauze myself. The front desk employee let me into their first aid room only to find that they have NOTHING to get this accomplished. Not even gloves! He stated that the first aid supplies the lifeguard used are his own and he takes the bag with him once his shift is over. Basically, this management is too cheap to provide bandages, gauzes, gloves, etc to their lifeguard staff!!! It’s literally mind-blowing! Considering just how far away it is from town - and hospital - you would think a “luxury resort” would have the necessary means to address a simple medical emergency. Majority of the owners are in retirement age. I’m really not trying to sound rude but god forbid any of them, or anyone really, has a stroke or a heart attack. By the time a ambulance would get to the resort - with it being a good 15-20 minute dirt road drive one way - would mean the end for that person. Overall, I can put up with slow service and a bad meal, here or there. But when my families well-being is compromised, that is crossing the line. Looking back at all of the reviews, March 2022, they had the same exact issue with medical/First Aid necessity; AND IT WAS NOT ADDRESSED! I honestly do not get it. Supposedly they are coming in under a new management contract so hopefully this will get resolved, but I really don’t know if I have that much faith.

From start to finish, our stay here was a mess. At check-in, we were not given the room we had reserved -- the front desk tried to stick us with a vastly inferior room. After a big hassle, we got the room we had reserved, but at a highly inflated price. Food service here is like, well, the worst diner you have ever seen. The promised linguini or fettucine never arrived -- only overcooked poor quality spaghetti. The rest of the menu revolves around burgers and omelets and something that was claimed to be pizza. This is fair warning. You cannot dine elsewhere unless you have a car because this place is so far away from civilization. On the (rare) plus side, the room was clean and decently appointed. The beach is basically yours -- there's nothing and nobody else around. Very private, secluded and nice -- though the surf is so strong you cannot swim there unless you have an Olympic Gold Medal around your neck. The WiFi complaints seem to have been addressed somewhat. There was a router in our room that sorta worked. Be sure to bring a first-aid kit -- the place doesn't have anything should you need a band-aid or anything else to treat a wound (as we found out to our dismay). At check-out, our bill was festooned with a gallery of miscellaneous charges that were unexpected and unwarranted. Do not be in a rush to check out -- you'll need time to go over your bill thoroughly and fight with the front desk to get incorrect charges reversed. Would we ever stay here again? NO! Extremely disappointing in so many ways.

If you're an owner here, I would seriously suggest you check on your investment. Every owner I talked to in the 3 days we stayed here was upset about the management staff or lack thereof. We booked a 3 bedroom penthouse and paid mote than $400 per night. When we arrived on Sat night they had 1 person working the front desk that spoke limited English. They put us in a different room (4 bedroom condo) and said that the 3 bedroom penthouse we booked was not available because of a "broken stairway". We later found out this was a blatant lie, it was overbooked because of a wedding party. Over the next 2 days there were many other lies and avoidance altogether. Avoid this property if at all possible, the management is horrible, the service is nonexistent, the food is sub par for a purported 4-5 star property, and they have zero hospitality training. If you do stay here prepare for major disappointment! Also, hope you don't need to use wi-fi, because it's slower than dial up. Cell service is also spotty because you're 5-6 miles down a dirt road from Puerto Escondido. You've been warned! Read the other reviews. The good ones are all from owners trying to keep their rental values up. I feel sorry for them.

This place is strange, in the middle of nowhere with NOTHING else around for 30 minutes. There was a lot of construction going on, we were given a room directly next to construction and overlooking a construction site- we moved but could still hear the noise on both sides of us, all day and starting at 9am. Not nice when paying so much for a room. Other than that it is a bunch of private owned condominiums run as a resort so the two we saw were very different and different equipped kitchens, different furniture different layout so it's impossible to tell from the pictures what you're going to get. The Wi-Fi is really poor as well. We didn't try the restaurant as we cooked our own food... I had both a massage and a pedicure at the spa and they were very poor and not worth the money. Beautiful sunsets on the beach though and it's really nice to have a long stretch of beach where you can walk for miles with nothing else around. One staff member really stood out and tried to help us with anything that came up and I would like to thank Angel for his help. Definitely wouldn't stay here again even at half the price.
