I stayed in the Emperor Suite at the Juliet for a week and really enjoyed the location. It is extremely accessible and close to amenities downtown. Radie and her team at VRV were great to deal with and made our stay a seamless one! Will plan to stay there again the next time I visit Victoria.

Stayed in a condo on Johnson St but won’t stay there again. Picture displays the A/C setup. Ridiculous. Extreme amount of street noise with the window open. Dirty spare bed linens. No coffee. Very hot.

Great apartment!!! Very clean building, including the underground parking and elevator!! Tim’s around the corner and lots and lots of shopping and restaurants close by. The roof top deck was beautiful!
Only bad things were that the toaster didn’t work and the pullout bed was extremely uncomfortable (not kidding). Would totally stay there again if we didn’t need the third bed 😊

The place was clean and well taken care of. There is a binder that has all the information needed and restaurants' recommendations also. The location is so walkable to new parks rental car area and even to busses. Beacon Park is about 5 minute walk. The apartment is inwards so no street loud street noise.

Everything is from the key fob and parking is easy to understand and access. The only thing which was not a huge concern was the tv did not have a chrome cast to stream. Yet, I'm a software engineer and always had my laptop with me.

I know this might seem weird but the place has a soaker tub and a rain shower head. That was so surprising. With the added dishwasher.

The bus stop is just down the street from the building so direct bus connection. I did not accept such a place and access for the price it was at. Will be back again.

We found the napoleon suite the Juliet building absolutely fantastic. The host (Radie), was extremely accommodating for our needs. The condo was well appointed, spotlessly clean and in a terrific location! I highly recommend this for a family or a party of four. See you again in a few months!

Had a reservation with Radie Stoycheva of Victoria Royal Reservations through VRBO. Web site stated 100% refund if we canceled 60 days in advance. Radie even stated this an email. So we canceled reservation prior to 60 days. We only ended up getting back deposit back and Radie refused to answer VRBO phone calls and emails as well as my emails. Had to dispute through credit card to get our additional $770 back.

Excellent two-bedroom apartment, each with a bathroom ensuite. Bright and airy, with windows at both ends. Great location within easy walking of all attractions and restaurants of downtown Victoria. My wife and I spent three weeks here and plan on returning.

This property was dreadful. Where do I begin...it was DIRTY, looked like it hadn't been cleaned since the last stay, there was food on the floor, the toilet had crap on the sides, there were public hairs in the bed. No room darkening curtains, very loud and noisy from the street below. AVOID!!

We made a 4 night reservation with Victoria Royal Vacations and paid the full amount. When we requested check in details, they indicated they made an error and could not offer the fist night. That is fine, things happen.
However, when we attempted to get compensation for the night they failed to provide, they tried to cheat us. We still have not been compnesated.

I stayed in one of the properties managed by Victoria Royal Vacations, called the Shire. The name of the property manager of the Shire was Radie Stoycheva. I rented the apartment for a month through Air b&b. My stay at the Shire was terrible. Radie was unprofessional from day one. Until 9 pm the day preceding checking in to the unit, I did not know when or how I will check in. I texted Radie asking if I can check in one and a half hour earlier than the regular check in time and if not what time I can check in and how. I specifically asked if there will be a code that I can use. She said she was in a meeting, and did not get back to me until 9 pm. I was stressed out as I could not make any plans or organize my schedule. I was moving from another place in Victoria. On the check in day, Radie met me in front of the building. She entered the apartment with me and my two kids. She was in a real rush and not welcoming any question. She was not ready. For example, she had to call her office to ask about the wifi password which took most of the time she spent in the unit. She was rushing me, so I did not get a chance to check the unit. When I tried to ask questions, she said that it was not my right to do so as I checked in earlier and that she has already done me a great favor by allowing this to happen. I noticed that the windows were extremely dirty and full of mud and dirt. When I told her that, she burst with anger and screaming and was bragging about the discount that they provided for me. As a consequence, I must stay silent and have no comments. My kids got really terrified by her behavior. She left the apartment angrily ordering me to follow her if I want to see the parking spot for my car. My son followed me because he was really scared that she would harm me. When I asked her to show me the storage locker of the unit, she refused and said go find it yourself. She said that she will come back the next day for me to sign paperwork and to bring some keys including the storage locker key. I asked her to give me the paperwork to have enough time to fill it in. She refused and left angrily. The next day, she kept changing the time she would come to the apartment. I was locked for several hours in the apartment waiting for her and not able to go anywhere. When she finally arrived, she did not bring everything she was supposed to bring. She did not know where the storage locker was and she kept looking for it. After she found it, the locker was full of stuff. She said that she will come again the next day to empty it, very unprofessional. She took my visitor parking pass to park her car when she gets there. Otherwise, she said that she won't do the job. She also took the mailbox key to put the rest of stuff that she did not bring that day. She also rushed me to sign paperwork including an inspection sheet without giving me time to check it. This included paperwork for the strata that has information about my car. She filled it in herself and I signed without even reading. I admit that I was panicking, as I did not know how to react to such behavior that I never encountered before. The next day, she texted me saying that she will not be able to come and that she was not sure when she will be able to, maybe the next day. I tried to discuss options with her such as asking a colleague or so to bring the stuff as I needed it. She started to yell and threaten me and then she hung up the phone. I then called the Air b&b people and started a complaint against Radie. Air b&b people were helpful. They apologized and requested that I do not connect with her in any platform other that the Air b&b email. They also contacted her and mediated between us. I needed my keys and parking pass that she took. I also asked for a copy of the paperwork that she rushed me to sign and she did not even provide me with a copy of. I had to go to downtown and meet a colleague of hers to get my stuff.

The apartment itself was terrible, and it is price was overestimated. The apartment was extremely noisy, it does not matter if you open the windows or close them, you will get the car and sound noises from the street. You will not be able to sleep or have a minute of quiet time. The apartment was extremely hot and bright due to the thin metal curtains that would let the sun in easily. There is need for thick curtains that would prevent the light and heat in the hot days. The door of the balcony does not even have any curtains. The bed of the guest bedroom was very uncomfortable and squeaky. The cable TV never worked. The internet was extremely slow. As I mentioned, I did not get time to check the unit when Radie was there. The next day, when I tried to close the bedroom closet door, the door came off. Radie refused to fix it and said that it was my mistake!

Surprisingly, she posted a review about me on Air b&b stating that I am uncooperative and that I refused to provide my license plate number that she kept asking me for. She also complained about the mess that I left in the apartment that took cleaners a couple of days to clean. She also was bragging again about the discount that the owner provided. I am really surprised at her ability to state untrue statements.

She never asked me to provide my license plate number or any other information when I signed the paperwork. She filled in the paperwork all by herself, rushed me to sign it and did not provide a copy. When I went to downtown to get my stuff, her colleague asked me to write my license plate number on a form that I already signed for Radie. I told her that as long as this is not required, I won't do it as I did not feel safe exchanging information with Radie given her unprofessional behavior. Radie then sent me an email through Air b&b asking for my license plate number saying it is required. I checked the form again and found that it was part of the information. I consulted the Air b&b people and they advised me to provide the information. I emailed her with my license plate number. Again, this was a very clear sign of her not doing her job properly, as she was supposed to give me the paperwork to fill it in, sign it, and give it back to her. She rushed me to sign a form that she filled in with incorrect and incomplete information. She never got back to me to provide any further information until I asked for a copy. I also want to comment on the improper attitude of bragging about a discount given to a client. First, it is matter of supply and demand and agreement between buyers and sellers in general. Second, they put their unit at an overestimated price at Air b&b, about $2500 more than the price that they put on other platforms.
For the mess that Radie mentioned I left, I am really surprised. It is well known that the owner of an Air b&b is responsible for cleaning not the resident. I stayed in this apartment for a month, and I left it in a reasonable status compared to the period. There was no mess, as she mentioned. It is not my mistake that the unit was dirty from the beginning. As I mentioned, windows were very dirty. Also, the bed sheets and covers were smelling. I have no doubt that cleaning these would take two days.

In summary, my stay at the Shire managed by Victoria Royal Vacations was extremely terrible. My experience with Radie Stoycheva was awful. My kids and I are still suffering the memories of her terrifying behavior. I thought that I should be positive by providing this review so that other people take precautions.
