The view of the room was fantastic! The location was great and we had the view of both US and Canada falls. We could see the fireworks with a good view and we didn't need to leave the hotel for the fireworks because it was even better than riverside. We loved our window.
The pool was so small and the water in it was so cold. No one could swim and lots of people gathered in the jacuzzi because of that. The pool had a door to the outside and some people walked in with dirty outer shoes in the pool area and it was not clean! The hotel didn't give slippers at all. Not in the room nor in the swimming pool. There was no supervision on the pool operation.
There is an observation area in the 14th floor but the window was so dirty and we couldn't take good pictures through that window. It's better that the windows of the rooms which has fallsview and 14th floor get cleaned so often.
The coffee maker in the lobby was always out of coffee.
I think the hotel would operate much better if the manager cares more about those things.

Location good for falls if using the tramway until 7pm, after that time 30-40min walk to main hub Clifton hill. Room very basic, all furniture tops had to be wiped down By myself on arrival to room( very sticky) could have been cleaning liquid by cleaner but wasnt taking any chances with COVID. Felt room dated/old fashioned, decor very dark. Tv and fridge in room. Fridge not working properly all our drink froze over night! No coffee facilities due to virus, we knew this prior to booking and Take-out and restaurants nearby. Bed mattress ran to a slope and pillows were the small size of a throw cushion! Horrible! We paid and booked extra for a view of the falls. They did not disappoint. But room Defo not worth the price we paid for our stay. Clearly that is what you are paying for Is the view!
Parking $35 per night. We would only stay there again if things got upgraded and price reflected that.

Just came back from a long weekend at Niagara Falls and this is the hotel we chose to stay in. We were able to get a fallsview room for just under $200cad when other hotels ie, the Embassy Suites just next door was charging over $300cad.
Now you will think, "you get what you pay for" and that can be true but one thing is for sure, the views were stunning! We have direct unobstructed view to the Canadian side of the falls (the horseshoe) just breathtaking. The room was spacious and while it could use a little upgrading, specially the bathroom, I had not complaints. The beds were big and comfortable, the sheets were clean, coffee maker was operable, hair dryer worked fine. There were a couple of spots on the carpet (not a big deal for me) and the washroom was a bit dark, other than that I had a good stay.
I cannot wait to go back in the summer for firework season, I mean you cannot beat this view for the money you are paying.
I did see the pool and jacuzzi, they looked just fine and used the little gym with about 2 treadmills and 2 eliptical machines. It had 1 multipurpose machine that looked in good condition.
Check in was very fast and the staff was helpful. They offer free coffee and pastries in the lobby area so thats a plus.
Location wise you cannot go wrong. Walking distance to the Falls, in fact you will find the Incline Railway right across the street for a cost of $3cad per ride (adults) so its very convenient. There is an Applebees restaurant right next door and the Copacabana Steak house across the street. Walking distance to the Casino and all the entertainment.

We just stayed at “The Oakes” for a romantic getaway for my birthday. Firstly, they upgraded us to a Fallsview Room and honoured a sale rate for our room without me saying anything. The view was incredible! I could have stayed in the room the entire time looking at the Falls. The bed was clean and comfortable as was the rest of the room. We had a jacuzzi suite and the jacuzzi was perfect for 2! Staff was positive, happy, and polite. The manager checked in with us a couple of time which made us feel valued. The procedures put in place for Covid19 were effective and made me feel safe there. We wore our masks in any communal areas and used hand sanitizer when we entered and left the building. Overall, this was an exceptional stay and we will definitely be back.

Very well situated, nice view, clean. Stayed in a standard fallsview room, 12th floor. To improve on: the Ac unit is extremely loud and more or less effecient. It made sleeping difficult. Room was outdated. No coffee machine, they said due to Covid but iron and hairdryer available in room ( didn't understand to logic in that, they could simply give coffee pods according to the lenght of stay at check-in). They will change the towels and empty garbages if put outside the room in the morning. Only about 10 channels on tv.

I had had knee surgery and was looking for a room that had a separate shower and a view of the Falls. I was told the room I was reserving had both. Upon arriving at the hotel I was told Applebee's would not be open for breakfast and I could take an upgraded room or $10 off our bill. Figured we would take the upgrade. the tub in the upgrade was a jet tub with a shower which for anyone else would be great but the rim was too high for me to walk over and there was nothing for me to grab onto so I couldn't have a shower. Just be careful. If you need a separate shower due to mobility issues make sure when you reserve that they are 100% truthful about showers.

We stayed here for one night and enjoyed our stay. Check-in was simple, staff were friendly and gave us a complimentary Falls-view upgrade. Lobby welcoming with coffee and iced water available 24 hours. Rooms were immaculate and simple. We we were on the 6th floor and could see the Falls from our bed. Washrooms were style that sink and mirror separate from the toilet and shower/tub area - bathroom door in between. Small clean fridge in room for personal drinks or food items. Small pool, hot tub, sauna and small excise room all in good condition on main floor as well.

The view is exceptional. However the overall stay in the hotel is OK. No microwave. The towels and toilet paper are not enough for what we paid for specially we are 6 adults with kids. The toilet was broken as soon as we get there however I do commend on the quick response as someone came less than a minute to fix it. The room is outdated. No room service so with kids our room was just a mess the whole time. If you would like to have a view, book it, but if you want good service I wouldn't recommend it.

Price is far too high for this 2 star hotel. Parking is too high plus not enough parking for everybody. Staff not very helpful. Water in the lobby tastes like water from the pool. breakfast is awful at Applebees.

Amazing! Room overlooking the falls!!!
The washroom to small, shower so slow need more pressure. Separate washroom and sink is not good idea to small to the main door.

I went with my family in the month of August and we paid ¡¡¡ 45 dollars !!!! per day
Maybe an Uber or transit from airport downtown
You only pay for one night. $40,00
they will provide coffee in the main lobby,no breakfast at all.
