Self contained B&B. Perfect base for visiting surrounding area of outstanding natural beauty and the many historic properties, National Trust and Gardens. We are located in the middle of Etchingham village, 5 minute walk from the mainline station to London and The Bistro at the Station for coffees and the evening glass of wine. The room is separate from the house, you have a key to come and go as you please and has a silent fridge, tea/coffee facilities, microwave and toaster.

We would highly recommend Rosebank BB. Great location to explore the local highlights of Kent We were recommended an excellent pub nearby and had a fantastic dinner out. Kate was very easy to communicate with and gave excellent arrival instructions and a great welcome. The room was large, very well equipped, clean and tidy. Large comfy bed. A great breakfast spread was made available in the room before arrival, which was very helpful as we had an earlyish start. We would definitely stay again. Thank you

We would highly recommend Rosebank BB. As reviewers have already said it’s in a lovely location to enable you to explore Kent and there are some lovely pubs nearby for a nice meal out. We had very good communications from the owners about arrival times etc. The room was very well equipped, clean and tidy and COVID safe. The choice of breakfast food supplied in the room was impressive. The standout feature for us was our own space in the large mature garden to have a drink and watch the wildlife...so peaceful! We would definitely stay again 😊

Excellent Bed and Breakfast situated in the British countryside between Hastings and Tunbridge Wells. The owner, Kate, is extremely friendly and helpful and gives good advice on restaurants. The bedroom is large and beautiful, the breakfast is continental and you can have it when you want as all the "ingredients" are left for you in the kitchen area of the room. There's also a mini-fridge, a Nespresso coffee machine and lots of different teas and herbal teas. The milk, yoghurts, honey are locally produced . The homade granola is absolutely delicious ! I recommend this place +++++++

We have just come back from a weekend at this lovely place. It was very clean and comfortable and everything was beautifully thought out. The breakfast was delicious and there was plenty of beverages to suit all tastes. It was very peaceful and we were able to fully relax, and we both slept very well in the comfy bed. Communication with the host was excellent and we would definitely stay here again.
There is a little social club across the road which opens three nights a week. The locals are all delighted to see new faces and we had a really fun evening in there.

My second visit to this beautiful B and B , wonderful host, great breakfast with a selection of pastries and cereals available, fresh milk and juice in the fridge, as well as fresh fruit and yogurt, jams and spread. The homemade granola is delicious!
Self contained unit , very peaceful clean and comfortable. It will be my first choice when I come back to this area.

Such a warm welcome and shining hospitality! Lovely, spacious and lit interior with beautiful and thoughtful touches. Fresh and local produce for brekkie. A view of nature and space out the window. A peaceful stay which I would thoroughly recommend and hope to visit again :)

Nicely located upstairs suite separate from the main house on a one acre plus property. Everything needed is supplied and as advertised.
Very attentive, knowledgeable and helpful hosts.
Local dining recommendations were excellent.

Only a short overnight stop visiting family so did not get to explore the area but Rosebank is perfect as a B&B.
You have the advantage of being self-contained and the open plan bedroom/lounge/dining area is perfect.

We had a Lovely stay, room was big and you are self contained with your own front door. Breakfast was great, fresh pastries, yoghurts, fruit salad, cereal and toasts every day. Hosts were very helpful in suggestions for evening meals. Good location for visiting the National Trust properties around such as Bodium Castle, Chartwell etc.. Occasionally road noise, but would recommend and definitely stay again.

We stayed for two nights in May 2018 and as others have said were made so welcome. Wonderful comfy and well appointed room newly converted above the barn to a high standard, great shower with lashings of hot water, kitchen area with kettle and microwave and fridge. The way in which breakfast was set up in our room with fresh croissant, amazing bread, fresh fruit salad, cereal jam and so on was perfect. B&B but at our pace, and for us, ideal. This was booked as a surprise for me to have a relaxing weekend and see the area. And it was all that. After my visit to mayfield and acquisition of a bottle of mayfield gin and the trimmings, we have time back at Rosebank in the sunny garden. Strongly recommended
