We spent a lovely long weekend at Reeds Barn. The room was very comfortable and the bathroom had a large bath and separate powerful shower. Outside there was a heated pool and a beautifully kept garden. Plus lots of space to relax. The whole property was beautifully kept and decorated. Fiona the owner was great. Nothing was too much trouble and the breakfast was made to order and delicious , especially the home baked bread. Can’t wait to go back.

Fabulous place. Very clean. Everything exceeded my expectations. Gorgeous room and facilities, Breakfast was first class. Location was great given that it rained and the wind blew all the time we still walked to the village and returned for a cup of tea in the sumptuous lounge. Sauna and hot tub available. We will be back.

First trip to stay in Walsingham area and i have to admit it was one of the best b&b stays ive had. A beautiful family home within a barn conversion, so if you are looking for a quiet escape this place is perfect because you can hear a pin drop. The owner was so warming and down to earth and a pleasure to chat to and was happy to make every bit of our stay pleasant from start to finish. Our room was massive, clean and homely overlooking the garden. We also had use of the comfortable living room where we relaxed with a cup of tea and had cuddles with the owners dog. We did not use the pool, sauna or hot tub due to the weather and other plans but we will be sure to come back in the future and make use of them. Breakfast was freshly cooked to order and filled us for the day. Thank you for a great stay, we have recommended to family and friends

I am so reluctant to bring wider attention to Reeds Barn B&B but as a TA avid reviewer I just love writing about the different places that we visit. This is a very special place, from when you arrive you are treated like one of the family and made to feel so at home. We stayed in the Gardenia bedroom on the ground floor which looked out with doors opening to the the pool/garden area. The room/bathroom was very spacious with excellent decor, spotlessly clean and with cookies to enjoy with your tea/coffee. Breakfast was a treat, home baked bread and breakfast cooked to order with very relaxing background music. Finally a little about the host, Fiona you have got your place perfect in every way it was so enjoyable meeting and chatting to you and of course staying in such a wonderful relaxing place, hopefully it will not be too long before we can plan another stay with you, thank you.

This is a really lovely B&B. Great location. Run with love and attention by Fiona and family helpers. Highly recommend a three to seven day stay here. Wonderful breakfast, great swimming pool and superb gardens. Spend time on Holkham beach and at least one day chilling by the lovely pool. This is our second visit. Hope to bev back soon.

We booked Reeds Barn after reading the wonderful reviews on here. We needed somewhere near to the local alpaca trekking activity.

Hands down, one of the most beautiful places I have ever stayed at.

The surrounds are gorgeous, the decor is wonderful and the hospitality from Fiona is second to none.

Upon arrival she showed us round the B&B which offers amazing amenities such as a sauna and swimming pool (all included in your rate)

We had the Jasmine room. Lots of space and a beautiful free standing bath tub.
Fiona booked us a table at a local pub and made us a cup of tea.

Had a great nights sleep, very peaceful.
Breakfast was fantastic on both mornings.

Granola and cereals, homemade bread, then offered pretty much any breakfast main that you could ever want. I had smoked salmon and scrambled eggs.

I wouldn't hesitate to stay here again, as I can imagine it's even more amazing in the summer.

My husband and I have just spent three perfect nights at Reeds Barn. We have stayed at a number of places in North Norfolk and this exceeds them all and is perfect due to:
- the owner Fiona who is so welcoming and friendly
- quality and variety of food at breakfast (not forgetting afternoon tea in the garden)
- location as Great Walsingham is so well situated to visit all the local beauty spots
- ambiance and beauty of Fiona's fabulous home/ setting
- peace, relaxation and beauty of the surroundings (including fabulous night sky).
Would recommend Reeds Barn to anyone and will definitely return. J&P (and Bailey the dog who enjoyed his sausage every morning).

My boyfriend and I stayed here for 2 nights for a relaxing getaway. The place itself is gorgeous! We had the pool and sun loungers all to ourselves and had amazing weather for it too. Beautiful lounge and dining room area, calm and comfy bedroom set up. Breakfast was tasty, especially the home made brown bread!! The only thing I would say is that its not quite a full English, as beans, fried bread, hash browns and black pudding aren't provided.

The two ladies running the place when we were staying had taken over within the last few days. As friendly and professional as they were, there were a few hiccups. To get the cooked breakfast was quite slow. On our 2nd morning, as we were leaving after finishing our food, one of the tables had only just given their order!

Also when we got shown to our room, on first glances we were so happy with it but there were a few things missing. There was only 1 robe hanging up, next to an empty coat hanger were I presume the other one should of been. On the tea tray, we were missing milk, glasses for the water and 1 out of 4 tea bag tins was empty. Good thing we don't like peppermint tea haha. We had coffee for a cafetiere, but no cafetiere in the room. Of course. After we had pointed it out, we quickly received the milk and cafetiere. The other things we didn't mention as it didn't bother us but its just those little missing touches that make it not quite 5 star for us. The bathroom doors didn't shut properly and one of the door knobs was hanging off and the chairs in the room had wobbly feet although comfortable. The bed was SO COMFORTABLE

The ladies looked after us very well, calling us taxi's etc.

Overall, I'd highly recommend this place to others and we would certainly stay again. If you're looking for somewhere to unwind and relax in a homely environment then this is the place for you. I know the tiny mistakes will vanish quickly, I'm putting it down to the hosts being brand new at running this place full time. We will be back :D

The barn and rooms looked lovely and a very warm welcome from Sarah {but didn't last}. Shortly after settling in we noticed many faults, to many to mention. Our room was freezing and so drafty, no extra bedding offered so got a blanket from our car. bed broken. The breakfast was a little disappointing after reading some of the reviews had had a lot better from other B&B. We felt Sarah was unapproachable not a morning person. Not a place I felt comfortable in so we went out after breakfast and didn't return till bed time. Reeds barn could be lovely but in need of some attention and some friendly staff.

Wonderful surprise. The property is beautifully finished and every detail is accounted for, even down to a rechargeable torch should you be out late. Pool and sauna are stunning. Bed was very comfy and the breakfast was excellent.
Worth a trip to the Black Lion in the village for food too.
