My husband and I, had 2 nights in this beautiful guest house. Wonderful location in a quiet, but pretty village, about 2 miles from Wells Next The Sea.

Warm welcome from the owners, nothing too much trouble. Rooms amazing, we booked at the last minute and had last room available, but we needn’t have worried, it was fabulous, spacious, comfortable bed and spotlessly clean. Home made cake in the room on arrival, plenty of tea, coffee and biscuits, and even freshly filtered water. Quality toiletries provided in the en suite bathroom, together with everything you’d be likely to need for your stay.

The house has a beautifully spacious lounge for the guests, with an honesty bar, but as we had such fabulous weather, we decided to sit in the beautiful garden. There’s free use of the hot tub and loungers, and a partly covered area with comfy seats and heaters if needed. Even binoculars were available to watch the wildlife in the adjacent meadow. These facilities are available all day to guests.

The dining room was beautifully set out, with a great selection. The food is cooked to order, in the same room, but while you can see the food being prepared, there is never any sign of a mess, like there would be in my kitchen!! Good food, perfectly prepared and delicious.

The owners of the guest house, Sam and her mother Carole, we’re perfect hosts. They even offered to book restaurants for us in advance, as they realised everywhere would be busy in the current situation. Very kind…many thanks.

I’d thoroughly recommend this amazing guest house, which to my mind, is equally as good as any hotel.
Our only disappointment was that we couldn’t stay longer!

We will definitely be back!

We have just returned from a 3 night stay at this amazing B & B. Our room and en-suite was large, spotlessly clean and very tastefully furnished and had lovely views over the garden and meadow. Breakfast in the large country kitchen/breakfast room was absolutely delicious and easily kept us going until we ate out in the evening. There were some really thoughtful touches, including lovely cake on arrival and the mini fridge on the landing with constantly topped up fresh milk for tea or coffee in our room. Thank you to Sam and her team for making us feel so welcome. We will definitely return.

Two nights in this gem of a B&B. From check in being a breeze with the key pad, to a spotlessly clean accommodation it was a real pleasure staying here. Two large cakes awaiting to be devoured in the extremely large room with windows onto the field’s outside. Spotlessly clean bathroom and a very comfortable bed! The sheets didn’t even have one little crease in them! They could well have been ironed while on the bed!
The open plan breakfast room and kitchen was really well laid out and the lady’s running this wonderful B&B were so very professional and approachable.
If your looking for a very peaceful place to lay your head this little gem is up with the best.

This is a delightful house with a hot tub in the lovely garden. Our room was perfect, very comfortable bed, no noise from the road, tray with coffee, tea, fresh milk, biscuits, and delicious home-made cake on arrival. The breakfast was better than many top hotels with a large choice, very generous portions, and served by efficient staff in uniform. There was a large guest sitting room with an honesty bar and fresh milk available at all times. Nothing was missing. It is located near Holkham Hall, the Shrines at Walsingham and many more places of interest. We were surprised how reasonable the cost of our stay was. We can't recommend Meadowview highly enough.

A lovely guest house in a small, quiet village just 2 miles south of Wells Next the Sea. Within easy travelling distance of world-class nature reserves, a number of fabulous estates/gardens and a wonderful section of the Norfolk coastal footpath.
Our room was comfortable and spotless, with a powerful shower to wash away the beach sand. The breakfast selection was sensible, very tasty and freshly made. Eggs Benedict with smoked salmon, and fresh Kippers, were my highlights. Decent coffee too! The garden is a picture but unfortunately we didn't find time to sit out in the sunshine or laze in the hot tub.

There is a friendly and reasonable pub nearby for food, but guests will need to drive to enjoy other restaurants. In fact unless you're well organised with your use of the Coastliner bus service I'd say a car is pretty much esential to explore the best of North Norfolk.

A great base for us, and we'll be back.

Greet people, great well appointed rooms, great relaxing garden with a hot tub. Fantastic breakfasts with a very large selection. Car parking is available. Situated in a very lovely part of Norfolk. There is just a short walk to the bus stops giving access to most parts of Norfolk. Of course, we will go back again.

If you want to escape from the beach traffic and be near enough to visit Wells, Blakeney, Holkham and the rest of the North Norfolf coast, this place is an absolute must. Only 5 rooms but has a huge garden overlooking the meadow with a hot tub and places to sit and enjoy the tranquility. Breakfast was fantastic and they couldn't do enough to help. Family run and friendly. Will definitely be back. We stayed in The Sandalwood suite and it was beautiful. Quality furnishings and very spacious. Towels for the hot tub and dressing gowns provided too. You can use their lovely lounge and buy drinks from their honesty bar at reasonable prices.

Just returned from our fifth visit to this delightful guest house. Under new management from our previous four visits, I’m pleased to say that the welcome, hospitality and service remains as excellent as ever.
On arrival we were offered a drink and choice of cakes which was gratefully received after our long drive.
Our ground floor room was spotlessly clean with views of the garden and beyond.
The excellent extensive breakfast menu is served in the large bright country kitchen.
Thank you Sam and team.

Where do I start, the check in is easy and full instructions provided. I booked this after initially booking a b & b in wells itself and then cancelling, like another reviewer below I’m so glad I did. We stayed in the Sandalwood suite and it felt like we were on a spa weekend, so relaxing. The rooms are beautiful, clean, provide toiletries and everything you could want including home made cake upon arrival. The breakfast was outstanding with a vast choice and a great selection of really good quality products. We will absolutely return and highly recommend to others who are going to this area. The icing on the cake is was the pub next door which does the most excellent food. We will definitely return. Thank you

Beautiful B & B . Delightful accommodation in tiny village just outside Wells . Friendly , helpful family run business who go above and beyond to make you feel most welcome . Our second visit certainly lived up to our first last year . Spotless rooms , spacious, luxurious en suite and daily service. Hot tub in picturesque gardens overlooking the meadow is a real treat after a days walking the coastal path. Lovely roomy modern kitchen where a delicious breakfast is served . Choices of continental style yoghurts and fruit , muesli and other cereal to a full English , the choice is yours .
Cannot fault this idyllic haven at all and we look forward to our next visit . Thank you all for making our stay so special.
