Unrestricted parking on major bus & train route.Located in Scotlands central belt, half way between Edinburgh & Glasgow. Ideal for walkers & cyclists. Located close to the centre of the Scottish road network.

Amazing place. Clean, warm, especially important on a winters evening. Owner of cottage not only cleared all cars in car park of snow, which was quite heavy fall, but cleared a path for me to get to my car because i have mobility issues. Lovely man who was welcoming and friendly.

A great place to stay, comfortable , convenient and quick access to the motorway. Welcome was genuine and quickly shown to our room. Our bathroom was private but accessed via the corridor, which we knew, and was no problem. Dog friendly. Good local knowledge of local places to eat. Hope to visit again next year.

My parent and my partner and I stayed there for three nights in the chalet. We were visiting my family. It was in a great location train station beside it and asda. As we had to change our arrival time due to a barevment she had the heating on for us and left lights on for us. She is a lovely woman. We will definitely be staying again.

Website and Facebook page should be updated to Guest House as no breakfast is provided. It isn't a Bed & Breakfast as described offering a continental breakfast. This wasn't explained upon booking. Felt confused and disappointed after reading great reviews about breakfast. There are no local cafes so couldn't get a decent of tea/coffee I the morning.

Hi I'm.sorry you were disappointed about breakfast, however when you booked with booking.com it does state that there was no.meal plan included with your room. We are sorry we just work on a room only basis as of the majority of the demand. As for the website that was the previous owners and they have no access to change this

Nicola is a lovely freindly host .We were made to feel very welcome .The rooms are clean and comfortable .The breakfast is freshly cooked ,there is a good choice of cereals . Excellent value, great breakfast , good venue . Thank you Nicola we enjoyed our stay.

Nicola and Scott are lovely hosts and made us feel very welcome and just like one of the family. The location is quiet and peaceful and just a couple of minutes walk from the train station. Beds were very comfortable and made for a good nights sleep. Would definitely return.

I spent 6 days there and it was wonderful. very accommodating and wonderful people running it. my room was the twin with en-suit and it was perfect, soft beds and good en-suit. no room to store clothes though but I'm used to living out of my suitcase so wasn't a issue for me. Breakfast is a option here they offer whatever you'd like within reason, bacon sandwiches for me were lovely. yes it is difficult to find.. so when you arrive you see a side entrance that leads onto a gravel area. the B&B is in the far corner, the door on the right. if you look through the window there is a kitchen. usually a few dogs roaming around too! they are so sweet though.

there is a asda on the other side of the train station and also a lovely pub just past the asda. or head up the road and there's other pubs near armadale.

What beautiful spiritual finding of a guest house peaceful place the people really makes it for me in this occasion.
The bed is comfortable enough the place throughout quite clean enough.
Dave made our breakfast putting his famous touches of cheese on the scrambled eggs tasty.

A friendly with a fantastic characteristic of a human being we had a long chat. Oh bye the way I hope your wife gets better.

Then his daughter and the partner sorry guys forget your names I think Neil and Nicola offered and gave us a lift to Livingston we had a meeting there.

Extremely generous and kindly people and for a £45 per room including Dave's famous breakfast I don't think anyone can go wrong.

I shall return to seeing you all in August for the Edinburgh festival.

Consisting of converted old farm buildings, the farm is now completely surrounded by a large modern housing estate and lacks any rural charm. The guest house is a series of small individual rooms and whilst our room was a twin it resembled a converted garage in size and shape with a very claustrophobic en suite with the floor area of an old telephone box. The beds were cheap and uncomfortable and the decor very dated. The breakfast was adequate and cooked by a very friendly old chap who was standing in for his daughter.
Overall it’s ok for a one night stay but in hindsight I would be happy to pay more for a higher level of comfort and nicer room at an alternative place.

Thanks for your review but if I may answer a couple of your point! Our twin room in way resembles a converted garage and the comparison has left me pretty bemused! Also the statement that you made of "cheap beds" I wonder why you came to that conclusion as the beds in that room are silent night beds with top of the range silent night mattresses that we change over often!! The adequate breakfast was a full Scottish breakfast with tea and coffee also we have a continental option. The price you paid for a room for 2 with breakfast was £50 in peak season so I think this is very good value

We had a good three night stay at Tarrareoch Farm B&B. It is comfortable and the host is very welcoming. Breakfasts were excellent! Parking is available on-sight and the Farm is an easy walk from the train station for a trip into Edinburgh.

We stayed there when we went to a Vu wedding. It's about 15 minutes in a taxi.
