we had to book emperial suites due to some last minute circumstances. We booked it at 1030pm and arrived around 11pm.
tarun (housekeeper/host) was extremely hospitable and we felt right at home after an arduous incident. Tarun is also a great conversationalist and very on the ball. I love that the kitchen was fully stocked (with different kinds of cereal, oatmeal, fruits, even pancake mix! and yoghurts and sauces for communal use). The kitchen was an open concept, and there was ample natural light and comfortable seating. While this house features a shared bathroom, it is maintained really well (as you can see in the pictures) and the common living area's decor is immaculate. the views from within and outside the house were also perfect! A great, relaxing stay, highly recommend it!

A good value in North Vancouver.
The apartments are on the picturesque hills of North Vancouver, and they are 15 minutes walk from bus stops. You get breakfast, a large balcony, and shared facilities to work on your laptop. The owner Reza is friendly and approachable, and he let me check in earlier and check out later, so I was delighted with my stay. You might need a car to explore the area and get fast access to the downtown, but if you've got plenty of time and don't mind walking to the bus stop and taking a sea bus, you'd have a chance to enjoy Vancouver's landscape.

Our first night in Vancouver. Just search. Just in a residential area. We should have known. Entrance is a bit difficult with the code that we received via Booking on the same day. However, you must be online. Otherwise fine. Big room. Super view. Excellent bathroom. Kitchen and living room were shared with other guests. Also fun sometimes.
Make your own breakfast. Coffee, fruit, bagels, cereal and milk are provided. Jacuzzi on the terrace with beautiful views over the bay, Vancouver and the ocean. Parking was fine.

A charge for two nights' stay at Emperial Suites showed up on my credit card for the nights of October 4 and 5. 2019. I did not actually stay here at all. I disputed the charge, but the owner insisted I had stayed there when I had not. I did not get a refund for the charge to my card. I would not recommend this business. I had to be out of my condo due to a flood in my building. I stayed at the Holiday Inn.

I had originally booked a trip to Vancouver and last minute ended up cancelling due to rise of covid cases & forest fires. A number of days advance notice was given too. I was able to get refunds and free cancellations for everything else I had booked, except this place. The management team was not very helpful or understanding of the situation. I was charged hundreds of dollars when I didn’t even stay at the hotel. I don’t think that is very hospitable or fair to the Guest. The guests can’t control rise of cases or natural disasters, and should not be be penalized for not visiting.

A beautiful view and a quiet place to stay in North Vancouver. The breakfast was pretty decent. The house was kept very clean. The host received us even though we arrived at 12:30 am at night.

Most beautiful skyline of Vancouver visible from general areas (living room and kitchen and family room). Bedroom #5 was clean and bathrooms were also very clean. House looked very well kept and decorated. Would definitely stay here again and recommend anyone to stay here.

The views were absolutely beautiful. We had the nicest place here, with a large deck off the room with breathtaking views of the ocean. Located right beside the creek, you could hear the water running. Very peaceful. The house is absolutely beautiful, clean and warm. This is a house that has been turned into a bed and breakfast style place. There are roughly 9 rooms, with a shared entrance, some rooms have shared bathrooms (ours did not... it had a massive bathroom with shower, double sink, and a large soacker tub with views of the ocean). There is a enormous shared kitchen and dinning room, and a living room, and decks. They provide bagels, condiments, 2 large fridges, so you can make and bring your own food, along with coffee, tea, etc. Guests sometimes leave food to share with others as well. When we were there, there was another family, 2 businessmen, tourists, and someone staying until they got their own place. So you can chose to mingle and socialize, or stay to yourself. We enjoyed both. My teens got to meet a retired sergeant and talk with him, which they enjoyed, as they are in cadets and love to talk to veterans. The property manager was wonderful. She even let us use the laundry facilities. She is warm, available when need be, and very supportive. I heard her offer to drive a guest to his medical appointment in Vancouver if he did not have a ride! The place smells nice and clean (but not the disinfectant clean smell), the towels are super soft, beds comfy, comforter and pillows super comfortable (with 1 more firm and one more soft). It was 12min away from downtown North Vancouver, and there is free parking (4 can fit in the driveway, and 3 offstreet).
Our room, located on the 2nd floor, at the end of a hallway, to the right, had two Queen sized beds, tall ceilings, a private large balcony with chairs, a large master bathroom, with a soaker tub, large shower with 2 shower heads, double sinks. Our room had a large master closet. Below our room is the dinning room and kitchen. Beside our room was a shared bathroom, and a closet, with another bedroom across the hallway.
We appreciated no tvs in the room (spectacular view is way better), and the quiet time after 10pm. We did see people in the kitchen, etc, but everyone was quiet and respectful of the quiet time. It was great, as my husband had laser surgery done, and was not hungry until 10:30pm, and I was able to go down and heat up his meal and bring it back up to him.
I would definitely recommend this place, and if we come back, I would like to without our teens, and I would definitely book the suite, as it is totally worth it for the views, and the privacy, and I definitely would like to use the soaker tub, as I did not get a chance this time.
I also like that footwear is taken off... makes for a cleaner place.
I would not recommend this place if you have allergies to fabric softeners, or extremely sensitive to any smells (as there is a light fabric softener smell in the air, and on the bedding and towels). My husband, who cannot go into department stores with perfume sections did not have any problems with it there, as it is not overpowering like that. But I make this note, for those who cannot handle any artificial scents whatsoever In addition, you have people (from diff ethnicities) cooking all types of meals. I personally loved it.
I would recommend window privacy film for the bottom 2 feet of the windows in the bathroom, so at night time the blinds could stay open, and you can feel comfortable looking out the windows without others being able to see in when you used the toilet or bathtub.
I would not recommend this place if you are one who needs to have a tv in a room, and likes to party. It is quiet time in shared areas after 10pm. Once again, we appreciated this, and enjoyed the tranquility. We have electronic devices, so my kids watched a bit of youtube, etc when it was time, but other than that, we enjoyed exploring and having quiet time.
I would not recommend pulling into the driveway and parking closer to the entrance (left side) if your car is low to the ground. I scraped the bottom of my bumper on the right side (where the cement meets the brick driveway, there are two bricks on the far left side that side were an inch or so lower than the others). I had no issue when parking on the far right side.
My teens were a little disappointed the hottub was not yet working, but heard it should be for the summer :)
Note: Not a complete B&B, as the breakfast available is bagels, although there was also instant oatmeal as well. We brought our own food to cook, but my kids enjoyed the bagels as well.

I genuinely hate to leave this review. I don't enjoy leaving anyone negative feedback, but in this case I believe it is important to share my experience.
When I initially arrived, I was pleased with the accommodations. My room was beautiful and the common areas were sparkling clean. The host prepared delicious homemade cookies and encouraged me to settle in. It had the makings of a lovely Christmas staycation.
Unfortunately, some of the other guests behaved as though they were exempt from the provincial health order requiring masks in indoor public places. I was astounded that at a time when our province is seeing hundreds of new cases each day, and deaths by the dozen, these individuals would disregard the safety protocols. While they may not care about protecting other visitors, one would think that at least they would want to preserve the integrity of the business. Non-compliance on the part of guests could get the entire place shut down if there was an inspection.
I took my concerns to the host first, and when nothing changed, I went directly to the source. Suffice it to say that these guests did not appreciate me educating them on the mask mandate as required by law in shared indoor spaces. It was remarkable how quickly they flipped the script and began to criticize my every move instead (never mind that I wasn't the one breaching the health order). I was made to feel very unwelcome because I advocated for my own protection during a pandemic. I checked out promptly the next morning, a day earlier than originally planned.
The whole experience was such a disappointment. I booked this staycation in the hopes of having a relaxing few days over Christmas, since I wasn't able to be with my family this year. I wish I had simply stayed home.

The property located in a very nice area. It is a Bed & Breakfast. .You need to take out your shoes at the entrance ! The Bed sheet was dirty.
