Have stayed at this Inn numerous times. Couple years ago they were under renovation so could not get our regular room. Advance 2 years, I believe the rooms are finished, but working on the restaurant. Not much different to the room we always stay in, soaker tub and fresh paint. Always try and get #100. Room is at a bit of a slant. One year we stayed there, had a regular size fridge. Now they have a compact fridge. Liked the larger one better. Items room could use: coat hooks, towel hooks in bathroom, make a little shelf in bathroom, screens on all windows including patio door. We know to take some of own items. Nice fry pan, good steak knives,. Oh ya, a wall attachment to hang shower sprayer from. Any other questions, just ask. New owners, was informed of higher price per night for room. Pricey

We stayed there for the first time this June. It’s under new ownership and management. Management was amazing! Very personable, super polite and accommodating. Yes the hotel is older but they are currently updating. Rooms were very clean. Best part...property is in PRIME LOCATION!!! Beautiful private sandy beach. Felt like we were in Mexico. Gorgeous views and walking distance to everything! Will definitely go back.

I stayed at both The Richter Pass Motel and The Falcon for at least a week.

These motels are on "motel row". They don't have room service or anything fancy. Sometimes you can have $10 knocked off if you tell them you don't want your room serviced every day. But these motels are extremely popular choices for a whole lot of reasons, location and price being the top two. If you stay at a hotel on motel row, you don't have to drink and drive! The three most popular late night hangouts are a short walk away: 1) The Wine Bar at Watermark; 2) The Sage Pub; and 3) Breezes Pub. The Wine Bar at The Watermark and Breezes Pub are literally across the street from one another.

They take drinking and driving very seriously in Osoyoos; there are police vehicles everywhere at night so be careful about speeding, wearing your seatbelt and drinking and driving.

Here's the skinny on these two hotels:
1. The Richter Pass was slightly cheaper and the rooms are slightly better. I stayed in three different rooms at The Falcon and only one at the Richter
2. The Falcon/Spanish Fiesta has two very good swimming pools. The Richter (like every other Motel on Motel Row) only has a private, very satisfactory sandy beach but no swimming pools. I prefer sitting by a pool while many others prefer to sit on the beach. It's a personal thing. In my mind, the pools - which are the best on the strip I might add, are a major plus for The Falcon.
3. You can't write about Motel Row without also writing about the management of the hotels. This isn't the big city with fancy computers and bellhops. No, they write your reservation in an accounting ledger with pencil if it's tentative and in pen if your reservation is confirmed. It's old school so you bet you get to know the managers because you see them around all the time. Don't get me wrong, I really like the management of the Falcon. But management at the Richter Pass is way more hands off; they never once told me to turn the music down or gave me a hard time about having people over, which I thought was pretty cool. The Richter has some "patio apartments" that are boxed in by concrete walls so even right outside your room you get a high degree of privacy while still being able to take in the sun. They also let me park my car there for over a week while I took a side trip and were totally chill with it, absolutely no problemo.

On Motel Row, the Richter is a good bet if you're in the $119 range. A room not quite as nice will run you $139 at The Falcon, but you also get access to the Falcon's pristine swimming pools.

We had a 7 day family trip booked for summer of 2021 which we had booked last fall and I just received an email from the "motel" to pay for the deposit for our trip and noticed that the pricing had gone up $800 over what we were originally quoted. When I questioned the increase I was advised that the "motel" has new ownership and the rates had gone up. This increase is unacceptable, they should be honoring the rates quoted on existing bookings, it's just good business. $350 a night to stay at this "motel: is definitely not worth it!

I booked this motel based on the positive reviews, but was sorely disappointed. First, the positives: motel is right on the lake, location is wonderful; the room itself has obviously been refreshed-bathroom is clean, kitchen well stocked. Unfortunately, the air-conditioner is old and LOUD. It was located in the living area and did not cool down the bedroom AT ALL. We kept the window open in an effort to get some cool air in the bedroom, but ended up being kept awake by the loud partying in the room beside and below us. The windows are absolutely covered in cobwebs, old and new. The common areas are tired and dirty; we stayed two nights and crumpled cans and boxes in the stairwell and hallway were never picked up. To top it off, the motel charges you if you don't take out your own garbage from the room and put it in the bins by the front office upon check-out. I could maybe accept this if the motel put any effort into cleaning up the premises, but demanding guests clean up their own room when they can't do the bare minimum is unacceptable. I have worked and stayed in basic motels before, but this was definitely the worst experience. For $250/night, you can do better.

This hotel room was $250.00 (tx incl.) and NO chairs. The only place to sit was the bed! There was no closet and, of course, no hangers to hang clothing! We couldn't even hang up a jacket. No hair blower, the towels were thread bare. The blinds did NOT keep the blazing light out of the room (from the motel beside). I placed a towel over the blind, only to discover how thin the towels were. I had to sleep with a rolled up wash cloth on my eyes to keep the bright light out of my eyes. The accommodations were expensive for what amenities they provided.

We found that the beach was great so did the band on saturday night.
For the appartment, we had read that it was really clean but it wasn't. There are a lot of mildew on the bottom of the patio doors and the fan were full of dust and dirt. The bathroom needs some cleaning also. The common area are full of junk and dirt. At 300$/night we were experting the place to be clean.
The front door had no dead lock and the Electronic lock wasn't locking itself.

Love this place! Location is beautiful right on the beach, we found the rooms cozy, clean and everything we needed, full size coffee maker apartment size fridge, kitchen sink hotplate and microwave.
Management is working hard to keep it nice and clean it up. In my opinion the 2 star rating is much to low. Would definitely go back and location you just cant beat it!

I only had 2 issues, #1 wish dog friendly places were ALL YEAR ROUND we didnt know this when we booked online; they were extremely good about it but it should be more clear, maybe at check out a button can be installed asking if you are traveling with a pet. #2 I enjoy having a drink and smoke OUTSIDE and the only smoking area is way in the back by the garbage cans.
For that reason we are starting to do RV camps...I love my furry baby too much to bother with the hassle.

The Richter has been a family vacation destination for many years. It’s our home away from home. Amazing beach on the lake that’s perfect for young children swimming and floating. They also have spots for you to tie up your boat that’s close to shore. The rooms are noticeably clean with lake front views.

It has been a couple of years since we last stayed at the Richter Pass Motel (RPM). This visit was September into October 2020. The new ownership has done recent Motel room reno's and full exterior paint of Motel. The Condo's are yet to have work done but are fine, slightly outdated but very liveable with great views. The beach as always is fantastic. Free WiFi & Parking. They have Ice & Laundry on site for a reasonable price. The Househeeping staff have been there for a long time and are thorough and dedicated. The Managers are hard working, efficient and overall do a fantastic job, at times under trying circumstances to make everyone's vacation a
good time.
