I was shifted into 3 different rooms in one day due to power failures. The idea of having to go to the reception every time you want a cup of tea is ludicrous. The furniture in the "newly" refurbished rooms is broken and the smell of cleaning liquids is almost overpowering. The staff tried their best especially the lady manager but avoid this place like the plague as it's not particularly clean or handy to anything.

Were offered an upgrade on arrival to a room with a kitchenette. We also were able to check in earlier. The room was clean. The entire property had a reno in the Fall of 2023. The room had a basket of snacks which was a nice surprise. Comfortable bed and pillows. Lovely courtyard. Excellent coffee machine in the lounge. Quite close to a skytrain station.
It would be nice to have a wall mounted make-up mirror in the bathroom (within reach), and a full length mirror in the room.

This hotel is under new ownership and in the process of being renovated, I was assess that all the stories you hear about it previously are true, it seems it was very runned down previously. The room we had was renovated, some areas looked like paint over stuff that should have been replaced. The Astro turf on the balcony was interesting. The room itself was clean and the beds were comfortable. When I asked for an additional pillow it seemed like a big deal although they did find one. The hotel is decent now but I could see it declining very fast if not properly maintained

I had a one night stay before boarding a cruise ship in Vancouver. I booked this DUMP online. My God, it was horrible. The drapes were falling apart....The floor was tacky underfoot. You could not use the shower because the hot water handle was totally loose. I was in room 9. There was no stopper in the wash basin. So we took a sponge bath. I did call to the front desk and he offered to change us to room 10. I declined because I didn't think it could be much better.

My advice, you'd be better off sleeping in your car. That's how bad it was.

Air conditioner - we could not seem to shut off. It was one of those tiny things in the wall. We didn't need it because it was in the 50's.

After the terrible reviews I was hesitant to reserve a room.

Upon arriving we were greeted by a lovely lady at reception, who quickly and efficiently got us checked in. Afterwards she even gave us bottled water and snacks, wow! As far as the rooms, let me assure you, they have done a fantastic job of renovating the property. The rooms are well appointed, with Keurig coffee makers, a microwave and a refrigerator. There is also an automated, high-end coffee maker in the lobby that dispenses everything from regular coffee to mocha lattes. No breakfast but the Wendy’s across the road has lots of inexpensive breakfast options. We bought some breakfast sandwiches, got our coffees from the lobby, and enjoyed a quiet meal in the inner courtyard. The only suggestion I would give is to request a room on the opposite side of Grandview. It is a bit noisy as it’s a busy road.

My wife and I stayed at the new 401 inn last night on a business trip because of location and price, we paid in advance. Upon arrival we entered the front desk, decent in appearance, noticed the cheap coffee machine. We were assigned room# 20,OMG,
The door wouldn’t open at first because water damage had caused to floor to bubble, the room smelled like 30 years of just pinesol. Upon further inspection I noticed huge repairs in the ceiling due to previous water damage, I then could smell mould, we called the front desk and got a different room without issue. When we entered the new room it was very similar, sticky floors, bad smell, previous hot and cold plus drainage pipe sticking right out of the wall. Really old tubs with bath fitters from the 80’s and mouldy caulking. The paint jobs were horrible and there are holes everywhere in the walls. The nicest feature about this other room was the mirror. I felt like I got east vanned out of a 100 bucks lol

Hotel is new and very modern. Heating and air-conditioning controls are very intuitive (unlike many other places). The staff is helpful.
Convenient location, but that is also a disadvantage - busy highway intersection has a high noise level.

The staff were very friendly- I apparently was the guest of the day and received a nice little treat basket in my room when I checked in. The bed was comfortable with lots of big pillows. Probably the best thing was the amount and type of towels provided. They had plenty of face cloths, hand towels, bath towels and even a bath sheet. Usually I need to call to ask for extra towels- not here! The room was well appointed with a mini fridge and microwave.
I gave this a 4 mainly because of location. Although there are restaurants within walking distance, there’s nothing else really nearby. I had a mountain view room which also meant I faced Grandview Hwy. Traffic started about 6am and because there is a little balcony- there is not much sound proofing.
Overall my stay was a good one, and if I needed to be in this area again I would choose to stay here.

We had a function to attend in Burnaby and booked a room for the night in this hotel since it was close to the event. The receptionist was very pleasant and made an effort to help us with an early check in. Our room is not fancy but very clean and comfortable. I would definitely not hesitate to recommend this hotel!

Worst hotel I have ever stayed at. Room was so disgusting. It looked like they rented it on an hourly basis. Blood on the outside comforter, public hairs in the sheets, garbage overflowing. So disgusting, moved us rooms and not much better..loud and gross. Never again!!!! Not worth the 200 dollars I paid. I wouldn't have stayed in it for 50 dollars that's how bad it was.
