Great place to stay in a beautifully restored room which had all the amenities anyone could ever need. Candy is a great cook and made us a wonderful breakfast. Special treats were provided for guests and we felt very welcome there.

Cindy and Pete are so friendly and welcoming. Cindy spent time just hanging out and chatting before breakfast that we all started to feel like family. It was a nice touch. The breakfast was delicious and we were indeed well fed. This is a spectacular home, situated on what appears to be an acre property, with charming decor that reflects its heritage perfectly. Our room was well furnished and very comfortable. The linens and towels were excellent. Both Cindy and Pete are extremely proud and knowledgeable of their beautiful town of Lunenburg and happily suggest places to eat or sites to visit so that you can have the full Lunenburg experience. We really hope to be able to return another time. Our visit was wonderful. Many thanks to both of you.

I’d like to preface the following by saying that my wife and I have never written a negative review about any of our stays at a bed and breakfast. When things don’t go as planned we try and make the best of it and move on. However, when numerous things add up, as they did during our 2 night stay at the Arbor Inn, we felt compelled to share our findings so that others may avoid our experience.
Those who study corporate financial annual reports are cautioned to “read between the lines” and to “pay attention to what was omitted”. The Inn’s website does not include common sense services, so don’t expect them. The site is written in a friendly and favorable perspective but in reality the service and accommodations are subpar. There is little true value to this bed and breakfast. The room rate of $190 per night is far too expensive for a property that should be classified along the same lines as a European Youth Hostel for $25 per night.
For a total bill of $380:
1. The room was extremely hot as there was no air conditioning and there is no note of this on the website. During the evening, until about 10 to 11 PM we were forced to leave the outside door open for cross ventilation. Unfortunately, the wooden 2” X 2” holding up the window didn’t allow for much air flow;
2. The landlords desperately need to invest in monthly pest control to keep the spiders away. It isn’t often that you can lie in bed and watch spiders spinning webs when you are forced to keep the door open. The outside light created a haven for bugs; hence many spiders. A little soap would work miracles on the dead spiders that were unfortunate to be smashed in the doorjamb;
3. The room was not cleaned during the 2nd day of our stay; the bed was not made; the trash was not emptied. The website did not mention you don’t get room service.
4. The towels that were used in the morning were still damp and folded on the shower floor;
5. The drinking glasses from the previous night were still dirty and the two wine glasses had dried wine residue from the night before;
6. The smell in the room appeared to be of house pets;
7. The breakfast wasn’t impressive. Greeting you were 3 boxes of cereal. The pancakes appeared to be warmed in the toaster and the fruit was decorative but the portion was consumed in a bite or two. We passed on breakfast the second day and opted for McDonalds;
8. A $1 rubber door stopper would have been nice in lieu of a wooden rectangular block to prop open the bathroom door;
9. Piled into the corner of the porch were a large tarp and plastic milk crate—a nice greeting at the front door.
All of this for $380?
In addition to the lack of services, we were not aware of the anger we created upon checking in. During the evening of the 2nd night, we were told a number of times that you are “certainly not well healed travelers”. Our only “offence” was that we arrived prior to the 3 PM check in time. When we arrived we asked to have our luggage left in a holding area until the room was ready. Most landlords understand early flights and other reasons and accommodate luggage until check in. We were surprised to be chastised and we apologized for any inconvenience we may have caused. At $190 per night we think they should have been more understanding and have kept any displeasure to themselves.
These landlords obviously don’t know the meaning of value. They charge high rates for the luxury of riding-the-coat tails of being in the Town of Lunenburg. This property lacks reasonable service, has no air conditioning, provides a poor breakfast, has no obvious pest control, and cuts corners to save a dollar. They also make you feel unwelcomed with an unfriendly attitude. Check out the other properties in the Lunenburg area; you’ll want to stay in this quaint and charming town. You’ll enjoy your stay much more with a little more searching.

Response from Arborview, Owner at Arbor View Inn
Responded Sep 5, 2011
We initially intended for this review to stand on it's own merit, appealing to the logic that one bad review amongst many excellent reviews would be regarded as an aberration. We then considered that a lack of response may inadvertnatly indicate that we do not contest the statement of this individual. Lastly, we weighed the benefit of responding to alleged claims that the reviewer is implying as true. The result is that it is all ultimately one unsubstantiated side against the other and, for this reason, we wish to focus our rebuttal somewhere in the middle. We welcome feedback from all of our guests and we are proud to say that we have made improvements because of this exchange. Of equal importance is the fact that we recognize the unique expectations of our travellers and strive to make each stay as comfortable as possible. We attempt to ensure this by being as forthright and imformative as possible on our website, with our listing agents and during enquiries by phone. This approach has worked very well for us over the 4 years that we've been innkeepers. We could easily provide an exhaustive itemized list as a rebuttal to this post and explain why the experience we had with this couple was so utterly ridiculous. Apart from the unfortunate consequence of their stay, “keeping displeasure to ourselves” would have been entirely possible had it not been for the repeated drunken tirades (one with my fiancee) in our lobby. We very clearly indicated that we would gladly find these guests alternative accommodations, but they elected to stay. In retrospect, we should have forced the issue. We were relieved to see their departure early the following morning which was evidently 100 km down the road to the nearest McDonalds. Not all is lost however. We do take some value from these comments and, as such, retrofitted the inn with 100% rubber door stoppers. As a token of our appreciation for this invaluable feedback, we have sent this couple a pair of their very own rubber door stoppers. Consider it our way of rounding the “cut corners” for your next stay at a European Youth Hostel.

Three storey guest house, you need good legs! Hostess delightful, friendly and helpful.
Our first room was rather dark, no coffee facilities, no tv, and no long mirror, a trifle basic for 160 dollars a night. We moved to a second room which was much better, I understand rates were higher on that room, but we were charged the same.
The chef chooses the breakfast menu, not the guests, if you don't like it, tough, sorry, that is the only choice. He does decorate you plate though, with pretty pieces of fruit.
Just to warn visitors from th uk, debit cards are not taken here, only visa and master card credit,or cash, nothing else.
Once again, we could not fault the wonderful friendly attitude of Cindy , but maybe the addition of a breakfast menu, and a tv in all rooms might help!

I love a good B&B in an old historic house as much as anyone, but this one failed to live up to expectations. Small room, no room amenities, uncomfortable bed, uncomfortable chair, and a leaky bathtub that forced me to use all remaining towels to mop up in order to prevent water damage, which I feared I might get blamed for. Breakfast was nothing special. And this was one of the only places I've stayed at where the rack rate posted on the inside of my room door was actually less than the advertised rated I paid via the online booking site used! It's a good 20 minute walk from the historic town centre, and for the same price (or a bit more), you may as well get a place in town, which will give you a better opportunity to absorb the town's historic waterfront ambience. Upon my arrival at Arbor, the proprietor seemed surprised, even a bit irked to see me; not the most welcoming experience.

The croissants were the best we have ever had anywhere! In fact, the breakfast is the very best part of a stay at the Arbor View Inn! We arrived at a rushed time for owner so missed getting things like the internet password (we tracked him down later to get it), and knowing that we had access to a fan (it was a warm sleepless night and we didn't discover this until the next morning). The location is quite a distance from downtown, and without a water view. The house itself is beautifully decorated with antiques. We don't watch TV on vacation, but there is one available in a common room if anyone wants to. The room itself was clean but very small and for some reason our allergies were out of control while we were in it. The only other thing that concerned us was the room rate we paid was $24 higher than the maximum room rate posted on the door in the room. It is unlikely we will stay here again, although we would pay to go to breakfast for the croissants!

Four cranky, hungry and unwashed sailors arrived in Lunenburg by sea after crewing on the Spirit of Canada from Bermuda. We waited hours to clear customs. It was late when we were let free and Peter had been waiting for us. He picked us up at the warf and led us to our rooms making sure that we were all well fed and watered before we all died into our pillows. I thank him on behalf of all of us for that. Some of us could barely write our names on the registration forms. Cindy helped with that.

The rooms were excellent, all of them. The 4 of us took the place over and checked out each and every room. Clean bathrooms and fresh linen, terry housecoat for me....I had my own balcony and jacuzzi...step-up 4 poster bed with a little sitting area as well...one can only imagine the relative luxury of all this after 5 days of 'hot-bunking' every 2 hours with a new friend. Breakfast was fulsome, tasty and nicely set out. If I had a complaint, and a small one, a very small one it is, the coffee cups were too small! We all managed to overcome this failing on the part of Peter and Cindy, just this once. They were the finest hosts I have ever enjoyed and will continue to share these good words with everyone looking to find a place to stay in Lunenburg.

Thanks to both Peter and Cindy for 'handling' us and making us family.

We stayed three nights at the Arbour View Inn while attending a conference in Lunenburg. The rooms were spacious. The bed was comfortable. The room was equipped with a TV and there was WiFi access. The room was clean and the bathroom was quite nice as well. There is a mini-frig available for guests to use. It is located in the "New Town" section of Lunenburg near the hospital. You could walk into Old Town (a World Heritage Site) about 1.5 km to King St., but a car would be quicker. The breakfasts were very good. We would stay there again. The hosts Peter and Cindy were quite friendly.

"Bed and breakfast rooms that I have been in are situated within older homes but the atmosphere and local flavour are second to none and are owned by friendly people that have lived in the area for years. If you want 4 walls, air conditioning, television and big city presence, then go to one of the chains, but if you are travelling to enjoy the country, then stay at a Bed and Breakfast."
