Cannot recommend this hotel enough - a lovely hotel and a lovely family that own and run it. From start to finish we were made to feel at home and relaxed, nothing was too much trouble and they were friendly yet professional. The food was good and had something for everyone on the menu, the drinks menu was perfect and the grounds are absolutely stunning. On the hottest day of the year the pool and well cured for mature gardens were a god send! The room was well equipped and had tea and coffee facilities and the breakfast was a cooked breakfast served at the table. The social distancing measures in place made you feel safe but not too much to take away the pleasure of amazing hospitality. A special thank you to the family for going the extra mile for us. Location couldn’t have been better just on the edge of a quintessential, picturesque England village within a short walk of local amenities. Absolutely loved it and will return again and again. We recently stayed one night while walking the South Downs Way. Their website does not do justice to the location, their gardens, or the magnificent ambience of eating dinner on their terrace in the setting sun. Dinner was excellent. We both had three courses so we had a good cross-section of the menu. Every item exceeded expectation while the staff were efficient, courteous, and genuinely interested in making our stay happy.
People often complain about pricing but here each plate was seriously well presented made with fresh ingredients at the same price as your average pub charges for a main course just down the road.
So very happy we stayed there. (two adults and one dog)
Room was excellent although breakfast was disappointing after the high standard of everything else but nothing that can't be readily fixed.
A thoroughly enjoyable stay made even better with the fabulous staff. Our thanks to everyone at the hotel.

We arrived midweek for a two night stay and were greeted by friendly reception staff who explained about the restaurant times and so we booked for our evening and breakfast at convenient times. Our room (6) was large with a refurbished bathroom.
There was nowhere convenient to place the tea tray near a socket, a small table would have been useful. The curtains were far too long, fashionable maybe but not conducive to good cleaning of the carpet. The carpet just inside the room was ripped. The large bed was comfortable with lovely linen and the bathroom had soft towels, although the heated towel rail could have been bigger to accommodate the number of towels.
On first entering the room it looked clean although l discovered later, under the dressing table, the waste bin hadn’t been emptied from the previous guests, containing dirty tissues and empty water bottle. So much for ‘ Covid cleanliness’. We took it down to reception, on our way to dinner and the receptionist apologised and said she would tell the housekeeper. A replacement bin did not find its way to the room before we departed!

Dining room staff very friendly and polite. No fish knife provided, for our first dinner, half a mushroom with the full breakfast and scrambled egg order wrong for our first breakfast. The food very tasty but these minor things just need to be improved to bring the dining room experience up to par.

As has been mentioned in previous reviews the hotel needs money spent on it to make it a four star.

We had a 3 night stay at Wingrove Lodge next door and decided to try something different for our last night for dinner and wish we hadn’t.

We walked through a nice enough bar to get to the dining room, but on arrival were disappointed. The ambience of the restaurant was non-existent with bright lights and a bizarre conference room vibe to the place, none of which was to do with the understandable restrictions in place for covid.

The food menu was uninspiring and when it arrived was equally unimaginative as it was overpriced. I requested some olive oil with my bread rather than butter and was presented with a dish of what tasted like cooking oil. The whitebait was heavily battered and overcooked as was the fish and chips. The veggie curry tasted as though it was out of a jar with a few vegetables chucked in and the popadoms were so dripping in oil they were inedible.

Towards the end of the meal the staff came round clearing the unused tables of candles whilst we and several other guests were still eating, which made us feel as though we needed to hurry to finish our meal (it was just after 9pm).

Overall it seemed tired, uninspired and had poor quality food for the price. I’d save your money and spend it next door, which had a far nicer ambience and tastier menu.

We originally booked for 6 people for 1 night in March 2020, luckily dodging a bullet as the 4 other family members would have travelled 6000 miles from abroad only to be disappointed by the state of disrepair of the rooms and overpriced and average food.
The only reason this is not getting one star is because we really enjoyed our evening sitting outside with the pleasant, friendly service from Lucinda!
I hope that the management will read and take note of the following because Deans Place is well positioned and could have potential
Room:
1. There should be pet friendly allocated rooms- non pet owners should not have to smell wet dog in their rooms with the fear of facing off a flea when pulling the covers back.
2. Dusty and unkept rooms. Grubby bedding.
3. Loose fittings in the bathrooms- toilet roll holder and toilet seat were loose.
4. Ironing board in the cupboard which is a nice gesture but not much use without an iron. However there is a built in trousers press from Long Henry VIII era.
5. For £240 a night one would expect fitted sheets and a mattress topper to prevent me falling through the gap between the two single beds.
6. I suspect whoever made the bed got confused between the duvet and pillow protectors and forgot the covers.
7. We arrived hoping for some tranquility in the countryside but right outside our window was a private function with loud rock music. The website says that management will inform of any functions which they didn’t. Not a good start.

Dining:
1.Hollandaise sauce is not that hard to make. Why is it store bought?
2. We were greeted by empty butter wrappers when we sat down for breakfast. I had a dead fairy in my water glass (mosquito)
3. The fruit salad looked like part of a Tesco £3 meal deal
4. When we ordered coffee we had a brief sigh of relief that we didn’t have to drink the instant coffee sachets available in the trims for £240 per night. However On inspection the press had been filled with instant coffee and the press part was broken.
5. The loungers by the pool were filthy and uninviting.
6. There was a gaping crack in the ceiling from water damage and a painting that had toppled off the wall as you enter the bar lounge revealing scars in the wall. The painting was left on display on the floor.

On the plus side I was highly recommended the Chardonnay in the garden as that was tasty and the staff were friendly. Sorry Deans Place but we cannot return.

Obviously this wasn’t quite the honeymoon we had planned ... but it’s 2020!

This hotel is in a beautiful village, with lovely grounds and a pool. The longest heat wave in years meant this was incredible!.

The food - breakfast and evening meal were included in our room rate and were delicious and beautifully presented.

However, the room let us down. A “superior double with garden views” is what was booked and paid for (by my grandad as a wedding gift to try and cheer us up after the year we have had and the tiny wedding he couldn’t even get to - he lives in Florida). I’ll attach photos here of what is on the website and booked and paid for vs what we were initially given (we did get moved to the room next door after some tears! Unfortunately the same style but not the flat roof extension not in as much sight).

We did address this and i explained in my view the room is a twin (it’s the same twin beds from the twin room online - made up into a double after all). The price difference between a “superior double with garden views dinner bed and breakfast” and a “twin dinner bed and breakfast” is £246. Although, we were told it is a superior double. We didn’t realise not all superior doubles would look nothing like the one on their website. Nor that we had to request the specific one as advertised online when booking. (Do this if you would like the one photographed online!) In any case, you’d have thought if a “superior double with garden views” was booked as a honeymoon for a couple you’d ensure they had the best room. Apparently not.

The hotel did arrange a partial refund to my grandad (no where near as much as the difference between the room we booked and the room we believe we had because we could not agree it was indeed a twin). And I recognise this has also been a difficult year for the hotel. It’s just a bit of a shame... the superior double with garden views on their website is beautiful and it was also an unusually hot week so double aspect windows (which remain in the shade all day) and a vaulted ceiling would have been handy. Not to mention it would have been lovely to have such a beautiful room for our honeymoon of course.

I’m going to give the hotel 4* purely based on the fact the food, pool, most of the staff and location are 5* but the room we were given was such a disappointment and 1*.

The exterior of the original hotel and its setting are simply stunning, however most rooms and the interior in general are dated and need refurbishment. The staff were mostly pleasant and accommodating however breakfast coffee was disappointing especially as we asked if we could pay for a barista coffee from the machine which was apparently not possible. Some of the ‘rules’ felt illogical at times for guests.

Rooms and interior desperately need attention and TLC for an apparent 4 star hotel.

Room 40 is a small family room with double room, separate single and a very small and tired bathroom - disappointingly this room is directly above the kitchen and prep area from which noises started at 6am waking us up rather prematurely for a holiday.

Outside Swimming pool is a very welcome advantage especially when the sun was shining.

This is the third time we've stayed here when attending a pensioners Christmas luncheon. Yet again we weren't disappointed. From the friendly greeting. The entertaining bar staff and the customer service of all the other employees. Nothing is too much trouble and everyone makes you feel welcome and appreciated. The beds are very comfortable. There is plenty of seating areas dotted around the ground floor, so that one doesn't have to stay in the bar (but then why wouldn't you, with the attentive staff and banter?!)
My only down grade would be that the room we stayed in was far too hot when we arrived. We threw the windows open and turned the radiator off immediately. After a few pints in the bar it had reached what we consider an acceptable coolness, which made for a fresher atmosphere in which to sleep.
Otherwise, can't fault them. Luxurious in every respect.

We came here as a grown up family of 5 and my daughter’s dog to get away for a few days. We have been absolutely blown away by the friendliness and comfort of this establishment. We arrived before our check in time and the person on reception went out of her way to check to see if we could have our rooms early, unfortunately not, they had not been deep cleaned by this stage. We did manage to check in a little later albeit still earlier than our agreed time.
We had a drink in the bar and we were all looked after really well in a very friendly professional manner, including Milo the dog who was presented with a bowl of water and some fussing from the staff member.
The room was very well presented and was in character of the style of the property. The bed was enormous and very comfortable, there was plenty of drawers and wardrobe space to accommodate all of my wife’s “extra” clothing and even had enough room for me to store my stuff too, bonus!
The bar and lounge areas were very comfortable and allowed us all, including Milo, to sit together. We spent quite a bit of time sitting in there playing cards and other family games together, I won 2 of the games.
The surrounding area was a delight to go for a dog walk and you can walk as far or not as you please.
The hotel is a short drive from Seaford which is a stoney beach, Free car parking on the road on the seafront, we sat together and watched the sunset over the sea.
Alfriston is a small village and offers a few restaurants and pubs.
We had a meal in the hotel to celebrate a birthday, mine, and we had a lovely evening meal in the lounge as we were allowed to have the dog with us. The service was extremely friendly and the food was very good value. I recommend the sausage and mash if your there on a crisp winters day.
Breakfasts were plentiful and relaxing, no rush to complete or vacate, we stayed in for a while drinking tea and enjoying our family time.
To sum it up; friendly, comfortable, great area, we will return, suggest you visit.

Spending some time with my children along the coast We visit Deans Place again early evening. On arrival the friendly staff there are attentive showing the specials and offering hot water bottles and blankets on a chilly eve. The menu is delightful and whilst I indulge in some local goats cheese and local asparagus the hotel's chickens swing by to acknowledge us...I choose the Barnsley lamb chop, what a picture it is as it's delivered..but I glance at my husband's bacon cheeseburger "One of the best' he says and that saying something! The gradvlax is like something out if a movie and the dill..well..a match made in heaven. Another hot water bottle arrives on this very chilly evening and in an utter state of comfortableness I wonder if I might sample a cocktail... Margherita it is and wow they did not disappoint..the perfect cocktail on beautiful sunrise Friday, accompanied by sunrise views. Perfect stripes are mowed into the lawn and a flag flies half mast. By far the most delicious, tasty and enjoyable evenings, but even more so warm. Hats off to you deans place.

Is it possible for non-residents to have a drink on your terrace in the summer months?

Good evening! We welcome non-residents to the hotel - come and sit in our cozy bar, our restaurant or our gardens and enjoy anything from a coffee or a cream tea to an evening meal. Feel free to bring your dog (if you have one!) too. Our four legged friends are allowed throughout the hotel, except for the restaurant, but must be kept on a leash whilst on the premises. Sign up to our mailing list via our website, and you'll be one of the first to hear about our events and offers - our next being a Jazz and Tapas night in July. We hope to see you at Deans Place soon!

yes you can there are two very comfy lounges you can go to and stay up as late as you like you just need to order your drinks before 10

We do not need special facilities and my answer may not be full. I remember access being easy and all facilities including some bedrooms at ground floor level. I do not know if any bedrooms have special bathroom facilities. If travelling by car ask for a parking space to bee reserved by the front door. The majority of parking is at a distance.
