I'm just home from Brighton House after a two night stay. I can absolutely recommend this hotel.
I was greeted on arrival by friendly staff who took the time to ask if I knew the area, then showed me on a map where I was and where I could find everything in relation to the hotel.
My room was a budget single, on the third floor. It was compact and not fancy, but very clean and comfy and in good decorative order, great plump pillows. The bathroom was very small, although very nicely decorated with a heated mirror.
The stairs are the only way up (being a period property), they are steep and slim in places, so pack lightly and be aware that you'll need to get that case to your room yourself.
Covid restrictions were in place, clearly explained both before & on arrival, as well as a note left in the room. Breakfast was not in the breakfast room but served continental style to the room at 8am because of this; nicely packaged with a range of items to suit all tastes. They will ask if you have any dietary requirements and cater accordingly.
They are located right by Preston Street (great for evening food & drinks) and a short walk from The Lanes, the British Airways i360 tower is literally at the end of the square so the rooms at the front will have a seaview.
I will happily stay there again.

Stayed here for two nights. Very good customer service and we were allowed to check in early as our room was ready. The room was very clean and smelt fresh. The Wi-fi was free and worked well. The bathroom looked new and was also spotless. The room was in the cellar so no view but it didn’t affect us. Due to the Covid-19 there were restrictions which were explained prior to checking in. They take safety seriously and this was appreciated. Breakfast was delivered to our room and included warm croissants and bread, yoghurt, cereal and fruit juice. No cooked breakfast available due to Covid-19 restrictions.
We parked in the Regency Square car park which cost £20 a night but was very convenient.
All in all an excellent stay and we will return.

We had a short stay in August 2020. Covid 19 safety measures are all in place and this made us feel extra safe. The hotel is very comfortable and clean. Breakfast was delivered to the room with a range of breakfast foods to meet everyone's taste. For Brighton the price is excellent. Close to the beach and Preston St for restaurants and pubs. Try the Regency just around the corner for excellent service and sparkly loo seats! We will definitely use Brighton House again.

We have just returned home after a wonderful 2 night stay at Brighton House.
Had a lovely couple of days here.
Upon arrival we were greeted by friendly staff. All COVID restrictions in place to make you feel safe.
Our room was amazing very spacious and had a lovely four poster bed. The bathroom was big and very modern.
Breakfast was served to our room at 8am and consists of a lovely variety of food to suit everyone. As the beach is only a 5 minute walk we decided to have breakfast on the beach on one of the mornings.
The 360 tower is only a 5 minute walk.
The lanes and shopping centre are a short walk too.
I cannot recommend this hotel enough and we will definitely be returning very soon.

I booked this hotel for one night in August and I am incredibly impressed. The welcome from the very moment we arrived, to the personal and genuine interactions with all staff at breakfast, and when we checked out made for a memorable stay. The room was spotless, and comfortable. Everything we needed was there, even some earplugs against the construction site noise. The breakfast was divine, plenty of healthy choices and a nice atmosphere in the pretty room with classic high ceilings. For those who aren't fit be aware there are a lot of stairs. We were on the third floor (more basic rooms), so if you want a bigger room there are more expensive ones lower down. The location is superb and we used the underground car park which was under £30 for an overnight stay. Not bad when you look at the price of train ticket. Would definitely recommend and we are both looking forward to coming back. Well done to all the staff.

I had cycled from London to Brighton, so was delighted to find a cycle friendly hotel near the seafront. The room was modern, with tea and coffee making, a refurbished bathroom, in a quiet part of the hotel. The staff were attentive, helpful with storing the bike, and at breakfast from 7-10am, keeping the coffee cups full and topping up the delicious pastries! I would definitely recommend this hotel.

Extremely friendly and helpful staff, excellent breakfast buffet, comfy beds. Have been returning for 20 years, and using the hotel as a base for visiting family in the area. A good selection of cold meats/cheeses/croissants etc for breakfast, although I suspect investment in a good coffee machine would pay dividends!! There is a safe underground car park only a few metres away, and lots of good restaurants within walking distance. The front rooms can suffer from street noise, especially in the summer. Help yourself to cake on arrival too!

We booked this Hotel due to a late cancellation from Premier Inn in Brighton. As the booking was late and Brighton very busy early September , we were booked in a double room at the very top floor of this lovely Victorian House . Being in our later years the venture up 5 flights of steep stairs was a challenge however the owners did help with cases when we arrived. Covid restrictions meant a continental breakfast delivered to our door both mornings of our 2 day stay which was fine. Great location in Brighton in Regency Square. Parking was a little costly in the underground car park @£20 / day

Brighton House Hotel welcomes you into a cosy environment and unlike a typical commercial hotel, it has a congenial feel to it. It is also sited in a strategic location in Regency Square opposite the Pier.
Breakfast is freshly made daily and the staff members are very responsive.
The rooms are rather small and as I am over 6ft tall, my legs legs extended beyond the bed length - making for uncomfortable sleep.
However, it still ranks as a warm B&B fit for a short stay in Brighton.

We stayed one night at the Brighton House hotel whilst visiting Brighton for a concert. We had travelled here by train and the hotel was an easy walk from the station at just under a mile. On arrival, we received a very warm welcome. Arriving early around 12:30PM and hoping to drop off our back packs, we were allowed to occupy our room and enjoyed a welcome cup of tea before exploring Brighton seafront. Additionally, we noticed on our arrival that there were some croissants available to guests to help themselves in the hallway.
Located in Regency Square, the hotel is ideally situated for the beach amenities, the i360 tower was clearly visible from the hotel. Leaving the hotel, we were able to walk to the West Pier and the ‘lanes’ area making it an ideal place to explore the seafront.
The interior of the hotel is a mixture of contemporary styles but with little quirks round every corner. The staircase has some wonderful reminders of the building’s former glories with the elegant curving hand rails and plaster mouldings lining the ceilings and walls. On one of the landings there is a small piece of the now derelict West Pier together with an explanatory note.
Our room was spotless, airy and had all the facilities we would expect including a fabulous view out over the Georgian square to the i360 and the sea. The bed was very comfortable and the light duvet was ideal for the warm summer weather. The room had retained its cast iron fireplace and over the mantelshelf hung a large mirror. A wardrobe and bedside drawers were available for clothes storage. Tea and coffee making facilities were provided and a flat screen TV and there were more electrical sockets than we had ever experienced in a hotel room before!
The ensuite bathroom was compact but had a toilet, basin and shower cubicle, everything we needed. Towels and liquid soap & shampoo was provided and there was a good amount of flat surface to store toiletries on.
Due to a further engagement back home, we had an early start in the morning, needing to depart the hotel at 6:15AM for the 6:45AM train to London. We requested that the hotel leave out a takeaway breakfast for the train journey home in lieu of our booked breakfast but this did not materialise, to be fair when we left everything was very quiet.
Our early departure regrettably meant we were unable to thank the hotel for a very good stay though I did ring later in the morning to convey this message.
Overall, a very enjoyable if short stay, would most certainly consider a return visit if we were to be staying in Brighton again and most certainly recommend it to others.

I walked back from Kemptown about 11pm on a Thursday night and that felt fine though I wasn't alone. Didn't see any signs of anyone making trouble.
They have a kettle in the room that you can use but no refrigerator in the room. I’m not sure if you could keep milk in the main fridge to use. They do of course serve coffee in the mornings with milk which was quite good.
