Lovely guest house in a perfect location. I telephoned a few days before our arrival to see if we change from a double bedded room to a twin bedded room. It's a very nice guesthouse with a convenient location near to the Pier and short distance to the Lanes with many good restaurants and pubs. Very cosy and big rooms in light colors, comfortable bed. Nice view on the wheel and sea from some rooms. The hosts are friendly and helpful. Enjoyed our stay here and definitely will come back!

Think we got a pretty poor room after reading the other reviews and seeing photos. Tired furnishings, carpet and decor , very cramped, and possibly the worst mattress I have ever slept on. Couldn't ask for a better location. The new Brighton Wheel is at the end of the road and an Italian restaurant 2 doors down where the pizzas are excellent. I stayed here for three nights on a visit down to Brighton to see friends and the guest house has several things really going for it. The location is fantastic right in the middle of Kemp Town area near the bars, Pier and and restaurants. Nice and convenient location, a very spacious and well lighted room with a complimentary (but rich) breakfast corner in front of the window, comfortable bed. Recently renovated. Scott (the owner) was very warm and friendly, immediately solving a minor problem in the operation of shower. Affordable rates. Highly recommended!!

This is a quality guest house at a price which is very reasonable for the standard of the accommodation. There are lots of places in Brighton which seem to charge an absolute fortune for little more than some cheap extra gimmocks. This is the second time we have stayed at this guest house. The owners Scott and Helen are friendly and service is excellent. Will definitely be back again if we are in the area.

This is a lovely guest house in a central location, convenient for all of Brighton's amenities. The rooms are clean and modern.
