This former award-winning boutique hotel (Zanzibar) Sleeps 16 adults & 2 children in 8 large ensuite bedrooms. All the major rooms offer plenty of space and exceptional sea-views. We specialise in staycations, family gatherings, big birthdays & wedding anniversaries. The reception rooms are grand, atmospheric & cosy. The well-equipped kitchen leads to the terraced garden with BBQ, outdoor dining area & hot-tub. High-speed WiFi & Netflix are available throughout. REN toiletries, quality bed-linen, bathrobes & slippers are all provided for maximum lounging. 2 parking spaces are provided in a secure car park nearby. Due to insurance limitations, we do not allow events, hen do's or stag do's.

Friendly greeting, from nice staff. Made use of the underground car park, offered by the hotel at £5 a night, otherwise parking might have been tricky.
Fantastic room with a great sea view. Lovely decor in the room - with a lot of attention in its detail.
Enjoyed a cocktail in the stylish bar before heading out to eat.
We had breakfast served in our room in the morning from a varied menu. Thoroughly enjoyed our relaxing stay. Price on the higher side, but worth it.

What can I say about this property. From start to finish it was amazing. Max the owner was always at hand via text or email. Leading up to our stay he was very helpful answering all my questions and suggesting places to eat and order takeaways. Upon our arrival he showed us around the house and even left us a cake, prossecco and snacks. The basics of washing up liquid etc were also supplied along with beach towels, slippers, robes and hairdryers.
All of the rooms were decorated and furnished to a high standard and the whole house exceeded our expectations. The garden was very secluded with ample seating and a large hot tub. There was 16 of us that stayed here of all ages and everyone just loved this house.
Great location for walking into Hastings which would take about half hour. Lovely little bars by the beach to have a drink and snacks. Underground parking for 2 cars is also available with additinal parking nearby.
I can honestly say this is the best property I have ever stayed in and anyone who stays here will not be disappointed. For a large gathering we will definitely stay here again.

We hired out the entire house for a business offsite. Max, the owner went above and beyond to ensure we had all of the equipment needed (projector and screen!). The house is extremely well kept, bedrooms all of great size and the kitchen / dining area worked well for team discussions. Location wise it was easy to get in and out of London and lovely to be right by the sea. Thoroughly recommend.

We were due to go to Seville, for a weekend break. However C19 got in the way.
Spotted this Gem and phoned up Max, the wonderful owner. Warm and welcoming and easy to deal with (along with his talented assistant Anete.)
Basically he allowed us to stay in the hotel on our own, so it was within the guidelines and gave us an amazing base to explore St Leonard’s. So it was like our own giant mansion!
We were 3 couples and had the downstairs as a giant living room and diner and kitchen (plus jacuzzi outside covered from the elements.)
Kitchen was spotless with state of art coffee maker. Brilliant sound system and space to eat and relax.
We did a train to Rye to the micro pub. Ate out two nights and a 7 mile beach walk and train back from Cooden.
We also had a fun night in with games and our own wine so on balance had a varied and brilliant time.
The rooms we all stayed in were spotless, beds extremely comfortable. And were all tastefully and luxuriously detailed.
Thankful to have spotted the hotel (more like AirB&B if you wish to use it that way).
Highly recommend Zanzibar and in addition the ‘St. Clements’ restaurant if visiting. But call a couple of weeks before as it books up.

From our initial contact Katie and Max communicated with us ensuring that we had all the information needed towards making informed decisions.
Upon our arrival Max was very friendly, accommodating and easy to contact for additional support.
The house was amazing 🤩 and definitely 💯 suitable for celebrating 🥳 a special birthday, not forgetting that Max gifted the birthday Lady a cake 🎂 and a bottle of champagne 🍾 which was very much appreciated.
We Loved the location, decor and the many amenities which enhanced our stay.
Our rooms furnished to reflect many countries of the world all with en-suite’s and different baths 🛁 to include one with a jacuzzi were beautiful and the Manhattans penthouse was equally enjoyed with its self contained kitchen area.
Some of our rooms overlooked the beach across the road.
The main kitchen was perfect 😍 in allowing our chef the space to provide all our meals throughout our stay.
The dining area seated all our guests comfortably.
The garden with a hot tub was private enough.
The beach was directly in front of the property where some of the guests made use of the walking path.
The accommodation was close to a shop where we were able to pick up items we may have forgotten.
That being said, it was an amazing experience, one that we would recommend and would definitely 💯 return to this beautiful space.

This is no longer a hotel but an 8 bedroom rental house. The house is furnished in a unique way, all the rooms are Countries and individual. the house was very clean and extremely well equipped. The house and garden would have warranted 5 stars, but the sunshades in the patio garden are impossible to put down, so there is very little sun in the garden. Also be aware there are a lot of steps and stairs, making it unsuitable for anyone with physical disabilities.

Just returned from this beautiful place, a perfect house for celebrations with friends and/or family. All bedrooms are beautifully decorated and kitchen is well equipped for any occasion. Thanks Max we truly had a wonderful time. Also a big thank you for ordering the sunny weather 👏👏

I could nitpick and say this is really in St.Leonard's not Hastings but as the two places are yards apart it matters little. What matters is that we have an excellent boutique hotel in Hastings. Hastings is on the up and this is the sort of place that leads the way. We are locals and stayed here for a special occasion.
The premises have been lovingly and expensively restored but there is no room for a lift in what is a Victorian grand house. We greeted in a friendly informal way. Do not expect the kind of stuffy service you see in London. This has its own efficient style and it shows in spades. Help was given taking our luggage up. We were on Antartica with a themed white/ice style. Japan was on the same floor and Bali lowest. We had a great view out to sea. The bed was ultra comfortable and all the fittings were quality through and through. Even the toilet rolls did not try to cut an inch off the width ( yes get down to detail in reviews ) and the towels fluffy and the real size for a decent bath towel. The bathrobes were a decent size not a robe that leaves flesh hanging out. To match the ice the chaise longe was an ice cream sumptuous velvet. The drapes/curtains oozed quality in windows so large that costs could have been cut. They were not. The room was very large by hotel standards as was the bathroom. There were even real bulbs in the bedside lights so you can actually read in bed at night instead of saving the owner a few pence with a low wattage device. That is thoughtfulness for your customer. The whole environment feels as though the customers' needs have been thought through and it is not just marketing hype. A large flat screen TV with multiple channels folds against the wall and in another thoughtful idea, hinges out for a great view in bed ( if you tire of the wonderful sea view )
While it is next to the A259 ( forming the promenade ) noise is subdued at night and you can hear the waves a few yards away in a soothing kind of way. Heating was great on a cold winter night and the stripped floors were also warm.
The milk for coffee was real milk not those silly pots and we needed more. It arrived quickly, as did our morning paper accompanied by a weather forecast and tips for the day ahead. A suggestion to go to Bodium Castle was a great idea. We recommend it too.
Breakfast was served in the room and made from quality ingredients and plenty of choice. It was top rate by any standards, London, International or Hastings.
The pier is nearby and re- opens in 2015 and the town and old town are recommended and only 10 minutes walk away.
If we were to change two things the fridge could just be set higher on a small table, instead of on the floor and, unless you stay a few days, the shower is so wonderfully complicated that it is almost too hard to understand. There's helpful instructions on the outside and inside. The steam feature covers all that up, there is a sauna and so many nozzles you should get very wet. It beat me though but if you have a technical bent, you will just love that this is a machine that will have cost £0000's and it is there for you to shower to your heart's content, with room for two. None of this detracts from a top rating.
We recommend it heartily and also equally recommend a few days in Hastings ( or St. Leonard's even though you will not be able to tell the difference )

We stay here numerous times and have always loved it, it's my hotel of choice when visiting relatives.
Having stayed in most of the rooms we were thrilled to be staying in Manhatten. I'd been desperate to stay here for months. What a disappointment. The space itself is large and the views are incredible but, it's just a bit jaded around the edges.
There have been water leaks which haven't been repaired. Only one teaspoon, mini bar not replenished, only two cushions on the beds in the living room, cobwebs around the light fittings, stain on the carpet, no hook or towels rails in the shower, the shower itself leaked, the creeky noise from the fish tank table, the light beside the bed didn't have a working bulb. Lots of niggles that should have been picked up by the staff but hadn't been.
The staff are eager but didn't seem to be in control. When we checked in the girl on the desk couldn't help us and we had to wait for a colleague to arrive. There were no parking permits available despite us requesting parking when we booked. The nice offering such as a welcome drink no longer happens. We weren't made aware that the fantastic Pier 9 restaurant is now a cafe, there's no mention on the website or when you check in. Last orders for the kitchen is 20.30 and the menu is now mainly burgers with seafood.
We wanted to give constructive comments. I was asked for my email address so I could discuss things directly, I'm still waiting for them to contact me .... I fear this is indicative of the customer service they now provide.
We found Zanzibar by chance and have loved staying there but we won't be doing so in the future - it's such a shame as it was different to the soulless corporate or nasty B&B's. We will have to find another hotel to stay in for our next visit to relatives. For a room rate of £250 we were expecting so much more than we received, such a pity things at the hotel have changed and not, in our opinion, for the better.

A nice enough hotel, pleasantly designed and very friendly and helpful staff. However, there are unattended lit candles throughout the hotel. We came back after midnight after a night out and found one still lit on the stairs. What is more, one of the fire doors was propped open with a doorstop.
We mentioned it next morning, and the lady was very apologetic, saying the night porter should have blown out the candle and shut the fire door. This is not good enough in my opinion. There should be no unattended lit candles in the hall and on the stairs.
I'm afraid we won't go again unless the hotel confirms that it has stopped using candles, and that fire doors will remain shut at all times, as we considered this a very serious health and safety hazard.

Yes we allow dogs, We do however charge a £30 a night cleaning fee.
Unfortunately we don't have a lift, But we have a few rooms on 1st and 2nd floor, About 10/15 steps up.
