We booked very last minute and Javed was so accommodating ! The place was absolutely spotless and so well-kept; our room was really spacious and literally everything had been thought of. The beds are really comfortable - it was the best nights sleep I've had in ages !

The location is great - a convenient 2 minute walk from the middle of Rye, yet quiet enough that you can have a great sleep without hearing people and cars going past.

Breakfast was delicious and everything was prepared to order; service is really efficient and friendly and you feel treated like a person.

It shows that everyone there really loves what they do and it's a total pleasure to stay.

All in all, a very positive experience and we'll certainly be back !

My husband booked our overnight stay on 22nd October as part of a birthday visit to Rye.
The Magnolia House is modestly set a 10 minute walk from the centre of Rye, with ample secure parking, and a clever key code access for any time arrivals. All the rooms are named after capital cities of the world. Imagine our surprise when it transpired we were staying in Paris!
I was so impressed with the accommodation. Our room was super clean and better equipped than most hotels in a much higher price range. Very comfortable bed and excellent linen, the room contained a compact dining table and chairs, plenty of hanging room, kettle, microwave and a tray supplied with the most extensive range of teas, coffees, and even hot chocolate, plus biscuits and brown and white sugars all in jars. There was even a small bottle of fresh milk in the the mini fridge, which also contained two large bottles of water, still and sparkling. Ironing board, iron and hairdryer were also tucked away, and the shower room was immaculate, with fluffy white towels, and good sized bottles of shower gel, shampoo and conditioner in the shower, ready just to tap for use. A very large flat screen TV was recessed into the wall facing the bed. All this and our medium sized room did not feel at all crowded, due to the imaginatively simple furnishing. The window, which overlooked playing fields, had integral slatted blinds within the glass for privacy and a smart grey black out blind. Pale gray paintwork to the walls keeps the feel of the room simple and fresh. The thought which has gone into every detail is truly outstanding. I didn’t partake of breakfast but my husband tells me it was superb, with a full english being fresh, plentiful and delicious.
Well done Magnolia House. I would happily recommend you to anyone and everyone.

Our group of 8 people had an absolutely fantastic stay at Magnolia House Rye. The location is ideal only a short 5 minute walk to the centre with the bonus of on site free parking.The rooms are extremely large, well appointed and spotlessly clean all with a luxury style ensuite. There was a wide choice of breakfast all perfectly prepared delicious.
The Host were very friendly providing us all with faultless service and attention. We’ll be definitely be staying again.

The whole experience was incredible! Our room was massive and never cold (despite it being the middle of February), and the bed was so comfortable – I can't remember the last time I felt so well-rested. There were facilities to make tea, coffee and hot chocolate in the room, plus a fridge with plenty of space. Nothing was missing, and we couldn't have asked for more. Javed was friendly and helpful, and made great breakfasts; there wasn't a moment where we weren't entirely happy and comfortable. The location is also perfect – it's easy to walk to the high street and visit the many lovely cafes and independent shops, or get fish and chips. Overall, we couldn't have asked for more! I recommend entirely to anyone wanting to stay in Rye; you won't find a better place.

I have 200 words to write about having just met the most wonderful people and the positives of Magnolia House.....I'm really not sure I'm going to be able to do it justice with only that many but I'll give it a go!

If you're looking for a B&B to explore the beautiful town of Rye then book here, you will not be disappointed!

First and foremost the owners, Javed & Judith - they could not have been more accommodating, helpful, friendly, warm, funny. Even my dog got a sausage at breakfast!!!!

Javed has put his heart, soul and even his poorly thumb into renovating this B&B and the result is a faultless place for us to enjoy.

Location is great as its a very short walk to town so it's more peaceful at night that those in town. It really only took 10mins max!

Free car park, and he let us use this even after checking out! This might not always be the case if he has a full house the next day but I'm convinced he'd do all he could to accommodate where he could.

Large rooms, clean comfortable and amazing big comfortable bed. So much so, we nearly missed the 10am breakfast, infact we did miss it slightly but Javed fed us regardless :)
Modern bathroom, tea/coffee fridge etc etc. Water provided and fresh milk!

Breakfast was delicious, cooked to order by Javed himself, with a little toast help by Judith 😉

I only have positive feedback on every aspect of our stay with J&J at Magnolia House. I'd thoroughly recommend it........I'd go back to stay and it makes me smile to know I've met two wonderful people so that to me is a sign of a fabulous weekend and memory made 😊

We had such a fantastic stay at Magnolia House. Javed goes above and beyond to make you feel welcome and at home, except I wouldn’t get such a delicious breakfast at home! He really caters for everyone. We are veggie and everything is cooked separately to the meat, so is also vegan friendly. The rooms are lovely, spotless, perfect temperature, with everything you need and the bed is massive and super comfy. Great ensuite - shower is AMAZING. Such an ideal location too, only a 5 min walk to town. There’s bike space too so we actually brought bikes from London on the train which was really easy. You can cycle to the beautiful Camber Sands beach in 20 mins. Could not recommend Magnolia House more - the perfect stay for a mini beach trip in such a lovely place. Thank you so much Javed and Judith you are the best!!

Between first making my reservation via Booking.com and actually arriving at MagnoIia House I received several helpful and welcoming messages from our host Javed, thanking me for the booking, explaining the additional rates for breakfast and parking and checking on our likely arrival time. Magnolia House itself was a 5 minute walk from the station. We received a warm welcome on arrival and were very pleased with our large, well-equipped and spotlessly clean bedroom, complete with lovely ensuite bathroom with excellent shower. We even had a fridge containing chilled water and fresh milk and also a range of of hot beverages. The breakfasts were also excellent, with Javed cooking a variety of delicious hot breakfast dishes to order, alongside a lovely selection of fruit juices and fresh fruit and yoghurt, in addition to the usual tea and coffee, cereals and toast. Javed even addressed a minor issue we had with another guest making a noise snd secured us a free breakfast as compensation. All in all a thoroughly nice stay.

Hosts Javed and Judith are amazing hosts. Breakfast was fantastic I had full English , wife had eggs, homemade bread, mushrooms , lots of options. Room was clean fully kittted out and comfy, nice added touch was the homemade tasty granola in room next to the kettle. Although the B and B was completely full, it was very quiet and peaceful at night . It is under a five minute walk into RYE proper. APPRECIATE the hospitality was beyond expectations , nice caring engaging hosts .

The charming and hospitable hosts have thought of every convenience to make the rooms very comfortable with small touches not usually found in even the best hotels and B&Bs. As others have mentioned, to name but a few of these, is the fresh milk in the fridge, a microwave, and quite unusually, not one but TWO hooks in the bathroom besides the towel rails. We ditto the frequent plaudits for the imaginative and tasty breakfast options. The hosts went out of their way to keep my boxload of plants bought at a nursery shaded and watered. It is an easy walk to Rye with a shortcut through a field. Greatly recommended.
