We were in the triple room for one night (the only room left when we booked). The view from the window was a bare concrete wall and bins. Room size was average and beds were ok. The room wasnt that hot given it was pretty cold outside. Most Blackpool B&B provide a full English breakfast in the price - but...

Fairly convenient location for the station, tower, beach and tram with 2 car parks close-by which have reasonable charges for multi-day stays (+ free street side parking close by on General St). The room was comfortable and the area was quiet. The continental breakfast was good but there was also the option of a subsidised cooked breakfast at a nearby...

Had a very pleasant stay at the Phoenix Guest House. My partner and I stayed in room 4 for one week, it had a lovely side view of the sea and was spacious. One thing we were very appreciative of was the discount card available from reception which allowed us to purchase cheaper tickets at Viva and we enjoyed various...

Was slightly worried after reading previous reviews after booking but was a lovely stay. Chose it due to being close to station and sea front and had a lovely exterior showing it was clean and well cared for which it was. Owners were friendly (not the most chatty but neither are we prefer to be left to get on with...

Trailed amongst many many places to stay in Blackpool, deciding on this little one. From the pics it's looks a lot better than most of the other places. Room was clean, a little small for a triple I must say and decorated well. Check in was pleasant , didn't really go through much with us, what the b&b has to...

Thank you Dallas for your feedback, and we are sorry that your 1 night stay was not quite up to your expectations. A Welcome Pack is clearly presented in every room, which gives all the information about our Guest House, including the Fresh Milk available from Reception. Good points - bed in my large double was wonderful and bathroom/toilet was well designed. Room was clean. I took the decision to pay extra for the cooked breakfast next door which was good. Bad points - too many nagging notes in room and reception. Very little sign of the proprietors, they seemed to like hiding away, though they did...
